They don’t pay back your deposit!!!

They are very quick to to send you deduction calculations and legal forms to sign, but then don’t return your deposit once the final amount has been agreed and legally signed by all parties. We moved out at the end of October and haven’t received our deposit back yet. We can only ask the onsite team, who can only confirm they’ve sent it to their finance team.From someone who works in finance, this seems like incompetence and total disregard for tenants.We are considering taking them through a formal dispute or small claims court to recover what they owe us.Ridiculous service.

Having vacated our property nearly two months ago, me and partner are still waiting for our deposit to be returned, any deduction amounts have not been confirmed and they fail to respond to any emails. They refuse to connect us to anybody in that department by phone or provide any meaningful information. Appalling communication. Appalling service.

DO NOT RENT WITH URBANBUBBLE

My son rented an apartment via Urbanbubble in Salford. He left the apartment in August and is still waiting for the return of his deposit. We cleaned the apartment thoroughly and left it cleaner than when he first arrived. We eventually agreed to let them take £120 for cleaning (absolutely absurd) but are still waiting for the deposit. We intend to start a Small Claim this week against Urbanbubble for the return of the deposit as they shouldn't be allowed to retain money that does not belong to them.I would urge anyone to avoid renting through Urbanbubble.

Worst management company EVER. They do not send service charges statements to the landlords via email or the correspondence address we ask for the statements to be sent. No response most of the time when you e-mail and the first we hear about service charges will be from their lawyers (along with a late payment charge and legal fees). They then claim to not be able to discuss their file because it was with the lawyers. Absolutely appaling behaviour and complete rip off of landlord due to their poor management.

NO DEPOSIT PAID BACK FROM JULY 2022!

I moved out of my UrbanBubble managed apartment in July 2022 and after months of disputes through TDS, they still have not repaid our deposit back to us. One advisor is blaming the landlord for the delay, and another is claiming Urbanbubble sent the money to us at the end of October (we've received NOTHING) - No valid updates have been given to me or TDS of when we will receive our money back. The relevant ombudsman has been contacted and legal action will be pursued if we do not receive it back ASAP. It should not take nearly 5 months for the deposit to be repaid to us. Avoid at all costs - Impossible to contact and complete disregard for all emails I've sent chasing up with them.

Incompetent, unproffesional.

As a landlord with over 25 years experience I can honestly say Urban Bubble (Sales & Lettings) have been the worst company to deal with to find new tenants. Incompetence just doesn’t sum it up. They lost the first interested tenant. They put the wrong address on the agreement (which I’m still trying to get changed), They lost a set of keys, they hang on to rent and deposit, say they’ll call back and never do. Becci didn’t return any of the many messages I left on her mobile, or respond to my list of complaints. They refuse to pass on referencing information, believing they must get the tenants permission. Even with her permission they still haven't passed it on! Unbelievable! So unprofessional.On 30th October they will be STRUCK OFF (check at Companies House, number 09952059). My fear is that they’ll continue to trade under the umbrella of their sister company Urban Bubble Ltd, same director Michael Peter Howard.AVOID THIS COMPANY. There plenty of alternative lettings agents in Manchester.I'm now forced to make a claim on their Client Money Protection policy for the tenant's deposit they won't hand over so I can register it.

2 MONTHS AND NO DEPOSIT BACK

Had no choice in the change over in management company and never wish to deal with them again. Over 2 months and just ignoring absolutely everything and no deposit back whatsoever. Apartment professionally cleaned and new tenants already in - nothing back despite constant chasing so avoid at all costs.Anybody having the same issues simply use DPS's 'alternative dispute resolution' (ADR) service scheme who will be taking Urban Bubble to court for failure to return the deposit and actively ignoring all communication.Also reported the relevant ombudsmen and legal action is underway. Very frustrating to go through this but compensation will be sought out as well.

Urban Bubble is by far the worst property management company myself and the residents of the Heart, Media City have ever had to dealt with. Background: The Heart is a 21 storey tower block situated in Media City. For the past 7-8 months, only 1 lift in a block that services 200-300 people has been in function. Urban Bubble has been promising the residents this will be fixed and continued pushing it back, December, January, March, April and it goes on and on. The company has now removed their contact number from the one functioning lift as they simply dont care. They do the bare minimum. The second (only functioning lift) also breaks down regularly, they stick duck tape on it to get it back in action for a week max and it breaks down again. Prior to this, we had 12 weeks of regular fire alarms setting off at all hours for the full tower block, 9:00PM, 2:00AM, 5:00AM. They again, did the bare minimum and this issues continued to persist for weeks. Sometimes the residents were outside the block for 2-3 hours with young children in November, December, January. I was looking at purchasing a property nearby until I found out this company was managing the complex. Tenants stay away, Landlords stay away, some many of us are terminating our tenancy agreements in The Heart Media city, directly because of this poor Property management company. Avoid like the plague

THIS AGENCY REFUSES TO PAY MY DEPOSIT FEE BACK

Even after 2 months leaving the property, Urbanbubble HAVE NOT paid my £1,200.00 deposit fee back. The inventory has already been checked and several emails have been sent. They simply ignore all of them and do not answer phone calls. Please give my money back as agreed in the tenancy contract.

Avoid at all cost, I beg you.

I cannot begin to emphasise how incompetent, useless, and terrible the team is here. I had to clean cat poop out of the carpet when I first moved into an already filthy flat, along with mold, dirt and animal hair. You wait literal months, 6months+, for things to get fixed. They have no follow up on anything - you have to chase them.Also, I moved out over a month ago and they still haven't made any moves to give my deposit back and refuse to answer the phone or emails or voicemails.

This company would not put your deposit into the tenancy protection scheme and would not return you the deposit after moving out. They charge whatever they want unreasonably without invoices and would not reply to emails demanding for deposit return. I’ve lived at Freshfields for little under a year now. It’s a nice area and the apartment block is kept clean and organised by Mark and Ste. The only criticism I have is that it’d be handy if they could be here more often than two days a week in case of an emergency with one of the doors or if the lifts were having issues which they do from time to time in an older building. I text mark about getting a new car earlier and needing a parking spot assigned. I checked a time with him when was suitable to pick up my permit. Left my apartment to check in about this and he already had it in hand sorted and was on the same floor I’m on - couldn’t be more helpful to be honest. Deserves the five stars
