I don’t usually write reviews but I have tried to address this countless times with Urbanbubble and still have had no resolution from them. I moved into my apartment in March with no blinds in my bedroom, I was told this would be fixed within the week I moved in. It has been 4 months and my blinds have still not been installed, I can’t sleep in my room as there is no privacy and I can’t get sufficient rest as it gets light early. I have emailed and rang urbanbubble numerous times to which I’ve received no response and the one time I actually got to speak to someone they said they’d contacted the contractor to get in touch with me, it’s been another 3 weeks since then and I still haven’t had any updates. The unresponsiveness is so unprofessional, definitely wouldn’t recommend renting with them.

Hi Nadya. Thank you for leaving a review. I was very disappointed to read that you feel our service has been lacking, and that you have struggled to gain responses from our team regarding the installation of blinds within your apartment. I have asked the team for an urgent update regarding this, as it falls well below the standard I would expect. Please accept my apologies for the stress and inconvenience this has no doubt caused. I will ensure a member of the team is in touch with you as soon as possible. Thank you

Wish I could give 0 stars. Me and my flatmate moved out of our property over 2 months ago and have still not received our £1200 deposit back. One of my friends has also not received their deposit back from an urban bubble property for 6 months. The impact that the incompetency of this company is having on young people renting in Manchester’s mental health is DISGRACEFUL. They delay returning your deposit by ignoring your emails or telling you the accounts team is processing the payment but then another week passes and the deposit has not been returned. Given the circumstances of the cost of living crisis - this company has proven itself to be evil and lacking in compassion. I don’t know how people can work here with a clean conscience.

The agency is really good. The staff is always answering your question and getting back to you as soon as possible. They are pretty much always reachable via call, email or whatsapp. Especially Becci she was super nice with us and she did alot in her hand in order to guarantee us the apartment, very considerate. The most important thing is that even after we moved to the apartment we were able to contact her still about any question and she would get back to us as soon as possible. Great company 👍

Urbanbubble is slow, non-communicative, expensive, inefficient, and inflexible. It have taken years to replace terrible elevators and after being forced to replace them after a safety inspection it informed us they have only received one quote in six months. It took almost three months to replace broken basement shutters for parking access with the doors being left open for several days before they acted and put in security guard to monitor. I paid for a fob in October 2022 and it has now (June 2023) stopped working properly. They refuse to replace or repair the fob and say I have to pay for a new one, which costs £25. That's £50 in less than a year for a faulty product they sold me. It took a whole week for them to reply about a request to buy a bicycle shed key fob as well and was only actioned when I called them. If I hadn't, I probably would never have gotten it. Overall, a terrible building management company that should not get its contract renewed with my building (The Sorting House, M11EP). One star is generous.

William · 26 August 2023 · Urban Bubble London (Smugglers Way)

Agent replied · 25 August 2024

Hi William. Thank you for taking the time to leave a review. I was very disappointed to read of your dissatisfaction with our service. I have spoken with the property manager and would like to address a couple of the points raised within your review. The cost for the replacement lifts is expected to be an incredibly significant amount. The cost of this will eventually be covered by the Service Charge, and in the meantime we have reached out to 12 different lift suppliers to obtain quotes. At the moment, one supplier has quoted and one has declined. We are in constant contact with suppliers as we wish to ensure any quotes we do receive are fair, and work in the best interest of all leaseholders at The Sorting House. The shutters needed to be completely replaced, and to avoid having to raise a levy to leaseholders, we chose a quote which incorporated both shutters rather quotes which were similar costs for only one shutter. We are of course mindful of the impact this has on all residents of the building, and would like to apologise that this issue has taken a long time to fix. I am of the understanding that the team have now issued you a replacement fob. Please accept my apologies, as I believe there was some miscommunication within the team on the length of time since the fob had been issued, and the nature of the need for a replacement. I would like to apologise one again that you feel let down by our service, and thank you for providing feedback.

I would give half a star if I could do! Avoid at all costs. Rental process seemed so straightforward and hassle free. Until it came to moving out of the property. We were backed into a corner when our 12 month lease was up and was told despite the fact our tenancy agreement stated we would be on a 30 day rolling contract, we were told to resign for a further 12 months or move out. When handing keys back I was told I couldn’t have a final meter reading as it was “too dangerous to get it”. I was told to wait TWO MONTHS for this, what use would that be!? To this day we vacated the property over two months ago and have not seen a penny of our deposit refunded. One day we get told they are waiting on an invoice from contractors to tell us what the repairs would cost and then within a week they tell us the contractors haven’t even been to the property. They tell us we are to receive a refund, then a week later we have no refund in our accounts. All topped off by staff who couldn’t care less.

I would avoid this company at all costs. They are an absolute shambles in every possible way. They do not provide the services that they charge for, and then they cannot even publish accounts within the legal limits. When they fail to deliver services that leaseholders pay for they just come up with excuses instead of doing something about it. In any other industry they would have gone out of business. It sums it up that the Property Manager in our building is so useless that his Step Mum had to take over.

Extremely terrible service. Left my apartment at Burlington Square back in December 2022 and till today I have not received my deposit back. I keep chasing management with calls and emails and all I get is “I will get back to you at the end of the day” and guess what? No one gets back with an update. If I could give this Company 0 stars as a rating I will more than happily do so, what a shame! UPDATE: This company is a complete scam! Even though they replied to my review and told me to send them an email at the address provided, no one bothered to even reply within a whole two weeks. They still ignore all my emails and calls repeatedly, therefore I have raised a dispute against them with TDS (Tenancy Deposit Scheme). I urge everyone who is reading this review and experiencing the same problem to go ahead and raise a dispute also in order to get your money back! Any form of communication with them is useless and is a complete waste of time!!!

The worst communications I've ever dealt with as a letting agent (and lets be honest the bar is never *that* high). No one answers the phone, it just rings out, emails go unresponded to. A basic repair job in our flat has dragged on and left us without a kitchen tap for 2 months now - 1 person came 2 weeks in, made it worse, then another no-showed and nothing since, no urgency or concern. We signed a new contract and had to email several times to ask for a link to pay the rent (which went unpaid for a month - and we wanted to pay!) - dunno what the landlord would think of that. Would avoid at all costs in the future.

The front of house are excellent, I speak with Nicole who is always happy to help and always very professional. The accounts department is another matter. You can’t speak to them directly and are always dropping the ball with rent payments. If Urban Bubble want to keep or grow the business they will need to change their accounting division. I’m leaving 4 star, because of Nicole and the front office team, otherwise it would be a 1

Horrendous company, ignores emails from both tenants and landlords. After our lease ended they ignored our emails (which we sent to three different email addresses belonging to them) about returning our deposit, even after the landlord emailed that he was happy for us to get it all back. They also didn’t send us our Tenancy Deposit Protection Certificate at the start of the lease which we didn’t realise until we were trying to get the deposit back (though they did insure it, they just never gave us the details). After three months we sent an email stating that if we didn’t hear back from them by the end of the week we’d take legal action - strangely enough, we heard back from them within a couple hours with some bull excuse 🙄. Don’t be stupid like us, if they’re ignoring your emails put a dispute in with the TDS before the three month time limit ends.

Have been using them for 3 years now to manage a property I own as I am currently living in the states. They did a good job in finding a tenant but their communication and responding to emails is atrocious. There are many examples of this, but the most recent was in March when I reached out to discuss a new contract for the tenant. They came back to me and said they would follow up soon with a response. It's now June (nearly July) and I have followed up 6 or 7 times to every email address I can find, and still had zero response. I'm not sure why I pay a management fee to this company considering they show zero effort in speaking to their clients. I just hope they treat their tenants better.

Only here to give 5* to the cleaner that we have recently Esmeralda. She did an amazing job with the building and put a lot of care into it. She goes to different floor and make sure everything looks great. An issue that we had before but not anymore since she came is she avoid peak hours so people go to work have both lifts work in the morning. Thank you.

Hi there, I never leave google reviews, but this is how you know the treatment has been poor. I did my part in paying all the move in monies, I then collected keys on Friday and the office is closed weekends. I am homeless as I type because urban bubble could not do their due diligence in ensuring the property I was moving to was in a reasonable condition. 1.The bedroom mattress was heavily stained and had a blood stain 2. The walls had makeup hand prints 3. The bathroom sink looked like someone brushed their teeth and spat out the toothpaste. 4. The dining table had what looked like sand marks all over 5. The kitchen sink looked like someone attempted to clean it and got tired half way. There is so much more but i don't have time to lay everything out. I am highly stressed, homeless and the fact that amongst them the colleagues/ different departments had not been communicating enough to know what is happening. It appears there is no urgency when it comes to doing their part, but there is an urgency for money to be collected from customers . I am disappointed in urban bubble. This is my first time renting with you and my last. I am expecting adequate compensation for what i have had to deal with!

An awful experience. Would not give one star. We moved into our apartment, which was not clean and had a broken oven and mattresses (promised to be replaced before we moved in) in a disgusting state. After complaining to urban bubble our landlord turned up unannounced which is illegal and dumped new mattresses but did not take the old ones. The landlord continued to turn up unannounced to remove the old mattresses after a long period of time and multiple complaints. When complaining to Urban Bubble, they told us that they could not police the landlord. When asking when the landlord would arrive we received a message saying 'the landlord is not sure what day or time he will be showing up but he will be letting himself in'. Showing there was no attempt made to prevent this. When turning up unannounced we found left in our flat used mugs and toilet lights left on - showing the landlord had used the facilities we are paying to live in! Which is also not only terrifying as two young girls living alone, but I reiterate illegal! The oven took 2 months to be repaired. Meaning we did not have an oven since moving in for a 2 month period. We encountered more problems along our tenancy including a broken bed and chairs which was reported and not fixed for over 5 months. When the landlord finally turned up unannounced again and dumped a bed and chairs in flatpack, he did not take the old bed or chairs. After complaining we heard nothing and had to pay for someone to fix and dismantle the bed which is still in our flat. We have had a mould problem which we were told would be dealt with as it caused personal items to be ruined by mould. Nothing was done. Wardrobes have broken and not been repaired even after continuous reporting and complaints leaving us to pay for new ones ourselves. Two curtains have fallen down due to the brackets being fitted wrong, this has prevented sleep. It was reported in February and has not been fixed (it is now June when we are moving out). We have received a completely unacceptable service which includes our landlord breaking the law and urban bubble doing nothing to prevent this. Unfortunately an apology is not enough. We have not received the service we have been paying for and I wish for no other tenant to experience this, therefore recommend everyone avoids urban bubble at all costs.

Hi. Thank you for taking the time to leave a review. I was very sorry to read of the issues you faced when trying to sell your apartment. I am aware that the set up within the building you live at was complicated as we have only recently taken over management, and this led to confusion surrounding which business was responsible for a specific aspect of the conveyancing. Followed their complaints procedure and yet still no response. UUB issues ambiguous and discrepant service charges with random start date and n/a as end dates?! Duplicate entries with differing sum for the same date period?! No explanation provided. Bleeding a stone would be easier at this rate.... THE WORST CUSTOMER SERVICE AND COMMUNICATION. I am raising this with property ombudsman.

If I could rate Urban Bubble zero I would. I’ve only ever done one other review on here and it was 5 stars, so it says a lot that I would make the effort to leave this review. I lived in my flat for 18 months before Urban Bubble took over as letting agent. I loved it but in April 2023, the rent went up and the service went downhill. Appalling communication and customer service; we currently have a broken fridge/freezer which I’ve reported on the FixFlo portal, via email, WhatsApp, and tried to call but got an out of office message, I went back on to FixFlo and sent a message to the agent. 36 hours after the initial report still no response. Reception team have just told us to email the lettings team, which I have already done. The fridge/freezer was fully stocked, we’ve managed to salvage some food in kind neighbours’ fridge/freezers after I reached out the building residents’ Facebook group. Since Urban Bubble took over they ignore emails, they don’t apologise when they make mistakes, and they won’t allow us to contact our landlord. It took 2.5months to get our washing machine fixed after hounding them via all communications and then a further 1.5months to be reimbursed by our landlord for our lauderette costs. They took so long to make a decision about us being allowed to change our internet provider, even though I gave them two resident precedents of changing from Virgin Media to Hyperoptic, that we then got stuck in a contract with Virgin Media. Our landlord said we could change it so he has always been fair, but Urban Bubble were too slow as usual so now we’re stuck with rubbish internet. Before Urban Bubble took over, as our letting agent, our sofa bed in the living room was caving in and uncomfortable so I proposed via our former letting agent: if I could find a sofa within a budget of £180 and dispose of the old one would the landlord pay for it, and he agreed and that’s what we did. I’ve never spoken to him as everything was always handled via our old letting agent but that’s fair of him and us as we improved the sofa and did the hard bit. We want to be able to tell him how awful Urban Bubble are and that their negligence is costing him and us money but we have no way of doing so. Anyway, if Urban Bubble see this, which seems unlikely as I don’t see any replies to other reviews, please contact me and provide us our tenancy agreement via email because the link to Yorlet and our contract has conveniently expired. I would like to see our tenancy agreement so I can contact the landlord directly. We have no working fridge or freezer, it’s summer so we can’t leave food and drink outside on the balcony to keep it cool like maybe we could get away with in winter. With cost of living crisis, we can’t afford to not only throw away a bunch of food but also have to buy every meal as and when we want it with no way to store leftovers. As flatmates who have different schedules and food tastes, vegetarian and meat eater, we cook for ourselves individually and therefore have leftovers which we freeze or refrigerate for the following day. This is going to get expensive very quickly and yet we will still be expected to pay a combined £1200 in rent. We’re just trapped with this until we’re forced to move out which is so sad because we love this flat and for 18 months it was great and by my former flatmate’s account, it was the 2 years prior too. Someone please take over Urban Bubble and sort it out!!

The MD of Urban Bubble Michael Howard wrote an article in the Manchester Evening News a few years ago stating when he had an apartment that he felt he was just a number and not a house holder or a person and felt he did not belong or felt he had no rights or his views were not listened to. Since Urban Bubble have taken over running the service of the housing site at Brierfield Court Withington Manchester the Service Charges have gone from being reasonable to Extortionate a rip off. I will repeat what Michael Howard said with my own feelings that I feel his company is only interested in making profits at the expense of the owners. He said he felt that the owners of his residence did not care about the residents and that is how I feel and other residents feel

David · 25 August 2023 · Urban Bubble London (Patcham Terrace)

Agent replied · 20 June 2024

Hi David. Thank you for taking time to leave a review. I was very concerned to see how disappointed you are with the increase in service charge at Briarfield Court. The main reasons for this are both the buildings insurance and communal electricity. The buildings insurance has increased due to numerous claims which have been made, for things such as roof leaks to vandalism to the gates. We have done our best to avoid these situations, and have placed mitigating factors in place since, however they were unfortunately outside urbanbubble's control. Communal electricity, as with everywhere, has spiked and impacted the site. We are constantly monitoring this, and make all decisions based on what is best for our customers. Along with these two main factors, many services which the site benefits from have risen, in line with inflation such as gardening costs and general maintenance. If you do wish to discuss this further, please do not hesitate to contact the team on 0161 543 8500. Thank you.
