I couldn’t fault the service we received, from calling into the office to make the initial introduction to receiving the meter readings and exchange of keys. It wasn’t a smooth sale by any means with the buyer taking almost 12 months to …

Michael helped me find a great flat in Tottenham! He was super communicative throughout the whole buying process. I was part of a long chain, which came with a few challenges, but Michael always made sure to support my needs until the very end.

China and her team helped me to let out two flats. She went the extra mile to match applicants with my set criteria which saved time. The process was also efficient and their fees are competitive.

I chose to sell through Lee after coming into contact with him in a previous transaction years ago, when I was a first time buyer and he was selling a property further up the chain. My impression of him then was that he was a super proactive communicator and would work incredibly hard to keep the transaction moving along - and that is exactly what he did. Lee organised and juggled busy days with 10+ viewings and kept me well informed on each buyers' position throughout. Once I had accepted an offer he went above and beyond to speak to solicitors and other estate agents in the chain to make sure I always knew what was going on. He handled any hiccups in the chain promptly and clearly has a wealth of knowledge and connections. Lee is a straightforward and honest guy (which is not always the case with estate agents...) and an absolute grafter. Would not hesitate to recommend him or use his services again. Thanks Lee!!

I am very much satisfied with the service . I was able to get a very good flat for rent in the required location through this Agency. They were very through out the process and they were transparent. I would like to thank Mr ‘Anish Shukla’ for getting me right Flat and also helping me through out the process . I would definitely recommend them to my friends 😊

scammers avoid this agency. On 10th March I had a viewing of a house on Halford Road, Reading with agent Anish. During the viewing of this house I noticed that the fence on the left side in the garden was damaged and missing 2 segments of the fence. I asked Anish if it would be repaired he told me it would be done that day. My next comment regarding the condition of this house was a comment regarding the ceiling in one of the rooms where there was a bulge. I asked Anish if it would be repaired he said yes it would be done. My next comment regarding the condition of the house was the corridor downstairs where the wallpaper was torn and painted over on one wall. I asked Anish if I was repairing that too he told me yes. When it was enough to sign the lease I asked Anish if all my comments regarding the condition of the house had been repaired. He replied no and brazenly denies that he did not say anything like that that something would be done. Common scammers. Now I have a problem with them because they do not want to give me back the holding deposit. That's why I've already reported the whole situation to Citizens Advice Reading who told me they have no right to keep my deposit.

Rafal · 2 July 2025 · Manning Stainton Wortley

Agent replied · 2 July 2026

Dear Rafal, I am sorry to read your review and your feedback is important to us. The only conversation we had which I said would be repaired was the garden fence which belongs to the neighbour and not the Landlord of the property. Just before the move in date, I reached out to the Landlord and the neighbour had confirmed they had not yet done this but would do so and did not provide a timeline. The Landlord was under the impression the fence would be fixed for the move in date but this is outside of his control as the fence is not his. With regards to the bulge in the ceiling, you asked if the roof had leaked and I checked with the Landlord who confirmed it had not leaked and the room was recently painted and I confirmed if any leaks occur in the future, the Landlord would repair this but at the time of viewing and contract signing, the ceiling was newly painted and in good condition. As for the corridor downstairs, I confirmed this is as seen and will not be repaired. We then discussed over email about the works and you said you would not proceed with the property with the above in mind so we proceeded to find a new applicant and when we did so, you then confirmed you wanted to move into the property and insisted on doing and sign the contract but we had found a new tenant by this point. We have not kept your holding deposit in full and refunded you over 50% of this. If you wish to discuss anything further, please do not hesitate to contact us

Horrible. My agent instantly struck me as a sleazy salesman type. After agreeing to rent the property (from psychopathic landlords, might I add), he sent me an email saying something along the lines of "I'll be assisiting you all the way up to your move-in date". That was the last I heard from him. When I came to the agency to pick up my keys, he was at his desk pretending to not see me. Avoid. Avoid. Avoid.

Michal · 2 July 2025 · Manning Stainton Wortley

Agent replied · 2 July 2026

Dear Michal, Your feedback is crucial for our improvement. You have implied that you did not have correspondence/hear from the agent you were dealing with but we have had a look through our records and have found correspondence between yourself and the agent you dealt with which include: February 2024, Correspondence includes sending you the application form to proceed and confirming we have received a holding deposit from you March 2024, The agent chased you to request you start your references as this was nearly a week overdue to start and you confirmed you were sorry and then proceeded to upload the documents April 2024, The agent informed you that keys for your new property are ready to collect from our office and you relayed a time you will collect them from us at our office. As for the comment regarding your Landlord, we have spoken with them and understand there was a breakdown of relationship during the tenancy from both sides and understand this is one of the reasons you vacated the property. If you wish to discuss anything further, please do not hesitate to contact us

Anish was very helpful throughout the entire process. He was very understanding of my situation, especially since I was arranging everything from abroad. He made sure there was flexibility in my ability to collect the keys, even outside of office hours, and went out of his way to make that happen. Throughout the whole process, Anish was very quick to respond to all of my requests and made sure everything went smoothly from start to finish.
