Bognor! Absolutely shocking in time. When we first went with them, it was with AnC letting. No issues at all. Actually helped us, gave us a chance. Merged into Henry Adams. Constant issues, rent goes up in lumps each year. They send cowboys to temporary fix issues, the front handle door still broke, leakes in the same place when it rains. Rotten shower plastics and windows. The lady who handles the rent admin ect is very rude and lies, not realising already been told things from contractors ect lol and not helpful at all, goes to show they only care about the landlords and putting up rents. Down stairs is the same landlord which they tried to lie about, when they needed things doing, their rent stays the same. When we had to report issues that are serious, our rent jumps up! The walls upstairs get completely wet in the winter yet fobbed of with blame. Yes some staff are nice n helpful, but not all. Apparently no damp issues in flats that are old!

GoogleAbsolute rip off! DO NOT TRUST! From beginning to end horrific experience except for one person Ryan which was a gem! I moved over from Italy so it was a bit of a difficult tendency to start. A friend of mine viewed the property within 24 hours of me arriving I knew straight away this was not gonna work for me as it was in a very busy main road! I warned Henry Adams immediately not even 24 hours into the tenancy and the only way to get out of the tendencies if I paid £1100 ! I proceeded to let all viewings through with no problem at all. I was there for three weeks! Hadn't unpacked left everything in the garage literally had a mattress on the floor no Furniture nothing at all! Left the property after three weeks, and I get a bill of £240 cleaning fees plus £70 because I hadn't mowed the lawn! The house was filthy when I moved in. I just hadn't said anything to them because I knew I was moving out. Dust on the doors dirty definitely not a £240 job that's for sure! And as for the lawn it wasn't short to start. It definitely hadn't been mowed but all I got was them telling me you need to leave the houseas you found it. It's in the contract. Well, I found it dirty with the lawn that hasn't been mowed! So I'm £310 down that's £100 per week that I've been there remember I've been there three weeks! One person. Absolutely disgusted.!!

As part of our standard process, we carry out a detailed check-out inspection at the end of every tenancy, regardless of its duration. This report is carefully compared against the original inventory and condition report completed at the start of the tenancy, ensuring that any changes to the property are assessed fairy and consistently. We can confirm that the property had been professionally cleaned prior to the start of the tenancy and that the garden had been maintained. Unfortunately, at the check-out, the property was not returned in the same condition, as evidenced in the inspection report. Our aim is always to be transparent and to apply the same procedures to all tenancies. Any charges raised are based on this comparison and in line with terms agreed within the tenancy agreement. We also understand that moving can be a stressful time, and we did aim to assist you with your onward move where possible, including offering onward property. From the first viewing right through to completion, she was very professional, approachable and genuinely supportive the whole way through. Couldn’t ask for any better! Gemma always kept me updated, answered every question quickly and made the whole process feel far less stressful than it could have been. Nothing ever felt like too much trouble, and you could tell she genuinely cared about making sure everything went smoothly.
