Avoid this incompetent Letting Agent

After 9 years of renting, 5 different properties, the stupidity of this Agent is off the charts! After viewing a property last year, during the viewing, the Agent told us it was being decorated by the Landlord. Upon agreeing to rent the property we were then told it was not being decorated, we proceeded on the sole basis that we would decorate the exceptionally tired property as it was in a prime location with massive potential not being realised. Out time our cost, we accepted that. This was confirmed by the Agent by email. Upon moving in, the property was not cleaned at all, it was filthy and left as the last Tennant has moved out. Upon complaining about this and the state of decoration, it was again confirmed by the Agent that we had permission to decorate. We only actually stayed one year, certainly improving the property to no cost to the Landlord. We are now entering a dispute with the TDS over the Agent refusing to refund our deposit because we did not have permission to decorate, even though we have 3 emails confirming we did from the same Agents?! I am confident we will get our money via the TDS, if not we will certainly pursue every legal channel possible. Beware, this letting agency is by far the worst we have dealt with. Read other reviews of similar scenarios on here, these are facts, not stories. Our tenancy finished 12 days ago, monies will be delayed for god knows how long whilst we enter the submission of evidence phase and then adjudication. This company is totally incompetent, nothing short of a scam. I would advise, no matter how nice the property, use a respectful Agents....not this one! Lesson learnt, ensure everything is put in writing, you'd think that would help, appears not with this Agent!!!

Me and my partner had an extremely positive experience with Henry Adams in Petersfield. Siobhan was the estate aged that we dealt with and she was simply fantastic. She went above and beyond to ensure that we could move into a new rental property with extremely short notice on both parts. We had had an unpleasant experience previously to this. Leaving us with 9 days to find somewhere to live. She went above and beyond to ensure that all paperwork was complete and the new rental property fit to move into, even though due to our push for time it left her little time to do so. We can’t thank her and all the team enough and we are very happy in our new home. We are extremely grateful and would highly recommend Henry Adams in petersfield and in particular Siobhan Merrett. Both Lesley Anne and Kevin were both very friendly and professional at the Selsey branch. They were very approachable and quickly sorted out any problems i had, as It was the first property i had bought and they explained anything to me that i didnt understand. I used the Selsey branch and living in Cheshire everything I did was from there so with the wonderful help from Kevin and his team there it made what could have been a difficult process into a smooth property sale. Henry Adams have managed our property for 5 years. They are excellent in sorting out maintenance problems immediately and sending regular full detailed inspection photos and reports of our property . Alex Bush has been excellent in advising us and finding a new tenant. He gets back to emails immediately and we have really appreciated his advice and guidance.

Great service from the Storrington team

We recently rented a property through Hentry Adams Storrington. Bognor! Absolutely shocking in time. When we first went with them, it was with AnC letting. No issues at all. Actually helped us, gave us a chance. Merged into Henry Adams. Constant issues, rent goes up in lumps each year. They send cowboys to temporary fix issues, the front handle door still broke, leakes in the same place when it rains. Rotten shower plastics and windows. The lady who handles the rent admin ect is very rude and lies, not realising already been told things from contractors ect lol and not helpful at all, goes to show they only care about the landlords and putting up rents. Down stairs is the same landlord which they tried to lie about, when they needed things doing, their rent stays the same. When we had to report issues that are serious, our rent jumps up! The walls upstairs get completely wet in the winter yet fobbed of with blame. Yes some staff are nice n helpful, but not all. Apparently no damp issues in flats that are old!

Our experience dealing with Estate Agents and Letting Agencies was less than desirable to say the least. We had been promised the dream and offered the nightmare, we felt like numbers in the system. We were absolutely dreading our move as a result of this. We came across a property on rightmove which appeared to meet all of our needs. The photo's were very extensive with descriptions. We begrudgingly phoned, waiting to hear the typical responses: "479000 people are signed up for a viewing within the next week and we will put you on a waiting list" - Thankfully this was not the case, this time around. I picked up the phone and called... Guess what... Michael answered, that's right i spoke to an actual person not an auto responder or pre recorded message. Michael asked us all of the right questions to ensure that it was in fact the correct house for us. We scheduled a viewing and went to visit the house a few days later. We arrived at the property and as we arrived Siobhan was standing outside and greeted us with a warm and welcoming smile. She brought us into the property, introduced us to the landlord and gave us a very detailed and comprehensive viewing of the property. As we knew nothing about the area, she was kind enough to suggest local shops and schools within the near vicinity too. Our application was approved, we completed the paperwork and moved in a month later. Upon arrival, Siobhan once again welcome us, provided us with the keys and gave us a robust and quite possibly the most detailed inventory list ever known to man. Since moving in, we've had a few engagements with Henry Adams, with the odd question or query here and there. EVERYONE has been incredibly, friendly, professional and an absolute delight to work with. We DO NOT want to move anytime soon, but if we do, we'll definitely be engaging with the Henry Adam's team as they take the pain, frustration and hassle out of the process. HIGHLY RECOMMENDED!!!

I had locked myself out of my flat of the bank holiday coronation weekend. I spoke to Viv who made the effort to find a colleague who would meet me at their offices and give me a spare key. That colleague was Ana-María. Firstly she was prompt. Secondly she was incredibly organised and always has been since I have dealt with Henry Adams. She turned up with a smile and friendly manner you wouldn’t expect of someone who had travelled 1 hour on their day off. However the thing that struck me most was how well the staff work together and how much they seem to value each other. They both seemed to have a real appreciation for each other and there appears to be such a warm and friendly atmosphere in their office. Many thanks.

I rented a property from Henry Adams letting team in 2022. I found both Siobhan Merrett and Lisa Holt fantastic throughout. Siobhan was enormously positive, no nonsense and incredibly helpful in finding us a house to let. Lisa was proactive, diligent and worked very hard to rectify any minor frictions we had upon moving in and has been brilliant at following up with any ongoing maintenance queries. We’ve rented from a number of companies in the past, but feel these guys are among the very best and would definitely recommend.
