Avoid this incompetent Letting Agent

After 9 years of renting, 5 different properties, the stupidity of this Agent is off the charts! After viewing a property last year, during the viewing, the Agent told us it was being decorated by the Landlord. Upon agreeing to rent the property we were then told it was not being decorated, we proceeded on the sole basis that we would decorate the exceptionally tired property as it was in a prime location with massive potential not being realised. Out time our cost, we accepted that. This was confirmed by the Agent by email. Upon moving in, the property was not cleaned at all, it was filthy and left as the last Tennant has moved out. Upon complaining about this and the state of decoration, it was again confirmed by the Agent that we had permission to decorate. We only actually stayed one year, certainly improving the property to no cost to the Landlord. We are now entering a dispute with the TDS over the Agent refusing to refund our deposit because we did not have permission to decorate, even though we have 3 emails confirming we did from the same Agents?! I am confident we will get our money via the TDS, if not we will certainly pursue every legal channel possible. Beware, this letting agency is by far the worst we have dealt with. Read other reviews of similar scenarios on here, these are facts, not stories. Our tenancy finished 12 days ago, monies will be delayed for god knows how long whilst we enter the submission of evidence phase and then adjudication. This company is totally incompetent, nothing short of a scam. I would advise, no matter how nice the property, use a respectful Agents....not this one! Lesson learnt, ensure everything is put in writing, you'd think that would help, appears not with this Agent!!!

Latest Review: 18th August 2026 We purchased our house via Henry Adams, Horsham over a year ago and had such stellar service from them then, that when it was time to sell up and move back to London, we did not hesitate in contacting them once again. William Papworth came round to do the valuation with his usual uber-competent, warm and professional manner and his now famous catch-phrase “leave it with me” all which left us feeling reassured that yet again, we were in very good hands - I am pleased to say that this confidence we had in him proved not to be misplaced. The sale was primarily handled by Abi Weller who made sure all the viewings were booked at a time that worked for us, duly kept the lines of communication open, promptly updated us on any developments and smoothed out any potential hiccups; we literally handed over the property keys to Henry Adams and let them do what they do best - i.e get us the best market price for our property (in this case, the full asking price) from the most reliable buyer, within a reasonable time-frame, which, in a sluggish property market, is certainly not a feat to be sniffed at! Three cheers one again to the delightful & professional team at Henry Adams, Horsham branch for yet another smooth and satisfactory property transaction: Hip-hip-hip - hurrah!! ************* We bought our house from Henry Adams  Estate Agents and right from the first viewing, knew we were in capable hands. We were taken round the property by the estate agent (William Papworth) who was extremely helpful, polite, and professional; he also gave us useful pointers  and information on the area which was quite helpful as we were moving from London and quite new to the town. We went back a few times for further viewings and though it was obviously a popular property, we never felt rushed or pressured into making an offer, neither were we given any pushy sales talk; instead we were patiently and politely shown round each time by the agents. When we finally did make an offer that was accepted, the treatment we received from the staff at Henry Adams was in stark contrast to that of the estate agents who were handling the sale of our property; unlike the latter, Henry Adams (specifically William Papworth) patiently and diligently supported us through the whole process, keeping us informed at every point in what proved to be a tricky and complicated sale; he never let go of our hand once and was always patient and reassuring while pretty much holding the chain together - his famous phrase at the end of each phone conversation “Leave it with me..” was comforting because we knew that he would indeed tackle the problem head-on resulting in positive outcomes. While William Papworth was easily the M.V.P of the whole sales process, we’d also like to give a big shout-out to the other professional and cheerful team players we dealt with either in person or over the phone - Will2 and Aly - we see you! Together, the team at Henry Adams set a whole, new and lofty standard for estate agents far and wide to emulate and our only regret was that we did not sell our property through them.

After 12 months as a tenant with Henry…

After 12 months as a tenant with Henry Adams I have to saddly change my review to one star. I will never come back as a client. Henry Adams will do everything they need to take money from your desposit. They will ignore your arguments and strictly follow their procedures. They will create fake problems like broken oven handle when the oven has not been used for 12 months. After I sent them check in and check out photos they just cleared that point from their summary without any word that they were wrong. Henry Adams and their property managers do not care about your needs. They just want your money. I replaced dirty, limescaled and old shower handle and they wanted me to pay for another one on check out! When I sent them check in / out photos they just cleared that point from the list again! No single word, no understanding, no sorry. I understand that they are just a link between The Landlord and the tenant but they forgot I was also their client and I should be treated with respect and I could not feel comfortable and satisfied when they try their best to take my money from deposit and after my explanations and propably when they realised that I am not an idiot they cur their list to minimum taking £170 for proffessional cleaning. After dealing with them I was so upset that I gave up however in my opinion the property has been cleaned and if anybody wanted to take close zoom in photos of light switch with dust on top everybody could do that. I was very dissapointed how the problems were resolved by Matthew - property manager during the tenancy. Problems with washing machine, paint coming out from the wall etc. No care just strict and simply information. I was waiting 2 months for the problem with paint was resolved. I even do not want to mention that on check in they did not come to the property with me and they did not give me one key so I ended up standing outside and waiting for them to bring the key. There was no information given about the code to open thw bin area so I had to send email. There was no parking permit given so I had to come back to their office. Henry Adams Chichester - never again.

Head-and-shoulders the easiest house purchase I have ever undertaken, and Will Papworth at Henry Adams made it so. He never lost focus, chasing just enough to be proactive but never enough to become intrusive. As a result, it all flowed effortlessly and was over almost as soon as it began (comparatively!). Henry Adams impressed me so greatly when compared to my treatment at the hands of some of the other, frankly awful, estate agents in Horsham, that after completion I walked straight into their lettings department to sign over responsibility for letting my properties.
