A Good Smooth Sale!

When we decided to put our property on the market we contacted several estate agents for valuations. Although one on-line estate agent had lower fees, we decided to sign up with Dawson's after Andrea Devoy visited the property and gave us a realistic asking price. She was very pleasant and also professional in her dealings with us and arranged for Natasha to visit the next day in order to take photographs. These went on-line within a day and we were very pleased with the results. Within a week Andrea rang us to tell us that an offer had been made on the property which was not far off the asking price, which we duly accepted. The process has been very smooth and we have been kept informed at all times. We would definitely recommend Dawson's and would also like to thank Andrea and Natasha for their professionalism throughout.

Brilliant, tireless efforts right up to completion.

Alison and Loraine were brilliant, we had an offer on the house quite quickly but they really came into their own when it came or exchanging and completing. Our buyers were not very reponsive but Alison and Loraine were able to chase them up for answers and could be counted on to keep us in the loop when our solicitor was tied up elsewhere. Charming high street agent with superb local area knowledge

I first contacted Dawsons on Walter Road by telephone and discussed my house move dream. Alison was quick to ascertain the necessities from me e.g. how much my new house will be, will a chain be involved, how much I can borrow and as a result the amount that I need to sell my house for to afford to make the move and finally how long until I am ready to move out of the property. A day or two later and Alison came round to the property and conducted a very thorough valuation. Everything I had previously thought that should be included in the selling brochure was asked & noted, as well as selling points on the house that I had missed! Whilst taking marketing photos, Alison made effort to ensure they were going to come out as professional as possible to capture my home in its best light. This included the relocation of objects, the adjustment of curtains, plumping of cushions etc. After a couple of days my house was live on as popular online selling platforms as well as on the high street and on the same day I was called to agree times for viewings. I felt confidence in my house selling due what was clearly good marketing of the property. Dawsons were willing to work around me to arrange viewings at appropriate times due to the fact I was working from home and needed the peace and quiet during heightened periods of work activity. One thing that stood out for me was the speed of the offer agreement. After only 5 days of marketing the house the first offer came in and I was immediately telephoned. Alison then proceeded to negotiate with the potential buyer on my behalf to secure the amount that I needed to buy my dream home and I was incredibly pleased with the amount that was agreed. The after sales service was okay but my relatively small chain did seem to cause more hassle than it should have but this was mostly a fault on a lack of communication between solicitors and communication from my buyer. Dawsons were quick to chase each side for updates on my request but certain things were missed e.g. my buyers rental notice and their upcoming long term holiday but I also appreciate that it is not always possible to obtain this key information from potential buyers if they are not very forthcoming and in this instance very shy. Overall I have had a great experience with Dawsons and I would highly recommend anyone to avoid the new wave of online agents and walk through the door to a hassle free service owing to highly knowledgeable and dedicated staff with years of experience in the field, all provided at a competitive market fee with no hidden extras to report. Andrea came to valuate our property on Saturday 08.07.17, giving my husband & I an idea of if we would be in a position to sell. Andrea said she had a buyer in mind & would contact them to see if they would like to view the property. On Monday 10.07.17, we agreed a 72 hour contract, allowing the buyer to view the property & a viewing was booked for Wednesday 12.07.17 at 10.45am. James accompanied the buyer at 10.40am & by 12.15pm on the same day, James was calling us with an offer. By the end of business on Wednesday 12.07.17, we had accepted an offer. My husband & I cannot express how much we appreciated Andrea's time on the Saturday & how honest she was with us. She made things clear & concise. We are extremely pleased that Andrea's gut instinct was right & the buyer she had in mind placed an offer as expected & we have accepted it. Before Dawsons my partner and I had viewed another house with another agency and had nothing but a series of problems. We waited days on end with no contact and ended up being made fools of. We decided to look at one more house before giving in and staying where we were. This next house was with Dawsons. We met a lady called Rebekah at the property. She was on time and was presented lovely. She showed us through the house and was very helpful, answering all our questions in detail and even providing information about the house that we did not ask.. Long story short, she knew her stuff!. We found the staff at the Dawson's Morriston branch to be very professional, helpful and polite. Nothing was ever too much trouble and we feel they worked hard on our behalf to sell our house. The valuation was very fair and we were impressed by our property advert on the website. The staff in the office were always very obliging and on the rare occasion we were unable to get through by phone, it was due to a high number of calls. If we left a message, Dawsons staff would always respond promptly. We received a good professional service from all the staff in the Morriston branch whom dealt with selling our property & answered our queries, in particular we are very grateful to Associate Tracy Sturgess, Office Manager Andrea Devoy who always passed on our messages, Caroline Mountfield and all the other negotiator/sales assistant staff who were all very friendly and helpful. (Natasha, Rochelle). The only negative comment we feel we can add is that we would like potential buyers to be vetted a bit more carefully before offers are submitted, as our first buyer unfortunately dropped out, causing delays to ourselves and to the vendors of the property we are buying. We were both very impressed by the Dawson's website and feel that the addition of floor plans would help prospective buyers. We note that Dawson's staff across the region are actively involved in a lot of fundraising activities which is really good to see & it would be nice to see other Estate Agents following this example. Overall we were impressed by the service offered by the Dawson's Morriston team and we would definitely recommend them to friends, family and colleagues (as I have done so already.)

This is not the first time I have sold or purchased my property through Dawsons in Morriston. There is a reason why I always return.
