Requested the home report on a property over 5 times. Emailed was my situation (cash buyer, no chain) so vetting fully disclosed, but that wasn’t enough. Sent me a home report for a property I never requested, then they said if I wanted a home report I’d need to get my lawyer to put in an offer and supply them with my bank statements. I think if sellers knew this company was treating potential buyers like this, they would be pretty upset. My advice is go with another agent - Keys Estate Agency a few doors down is fab.

Viewing and initial experience until agreement were just ok. The flat was in poor condition when I moved in in July 2021. Apart from bathroom tiles and the flat's main door which I left without a proper locker for a month after moving in -risking my own safety- nothing else has been fixed from the 2-3 things I reported straight away as more important to be fixed (Please note that I have been in the property for almost a year now). Still more things I have reported on the inventory list when they provided it to me but I haven't gone through all as the agency requests reporting everything through a specific website and what's the point to spending my time, once they have never read the first things I reported? For now, I am waiting for a response as my fire alarms went off two days ago. No communication from their side in general, apart from a time that an agent emailed me to ask for money because according to the system I have not paid which was not true and they actually found out that they had my name under another property (still don't know what was going on but they ensured me was a mistake when they updated something on their system. Anyway). I am assuming agents will have to contact me to renew my contract when expires, especially if they/the landlord want to increase the rent. And if I decide to move out I want to see what they will attempt to say about everything I have reported and they never fixed. Are they going to ask to steal money from the deposit? I hope they will not dare. I also hope the landlord knows about what they do because I had even sent a "letter before claim" (before you take court action) before they have the flat's main door fixed. Does the landlord know? I am wondering. For future/potential renters: Check everything and take photos of everything when you move in, also comment on everything that is included in your inventory. Raise the issues straight away -choose to send emails so you have everything in writing. And then just hope for yourselves that you will have the courage to fight for your rights if anything happens. Or just consider choosing an agency with a good reputation/reviews.
