I highly recommend Brown & Merry in Newport Pagnell, especially Lydia Wilcock, Emily Jones and the wider team, for anyone looking to sell their home. From the very beginning, when I decided to sell my house in November, Lydia and her colleagues were friendly, knowledgeable, and incredibly supportive. They clearly understood the local market and gave excellent advice from day one. Despite the market being slower at the time, they successfully found the right buyers within two months, and from going on the market to completion, the full process took five months, which I was very pleased with. Throughout the process, the team kept me regularly updated on my property’s performance, including Rightmove interest, market conditions, and realistic advice around pricing strategy. Their guidance helped me sell my home as quickly as possible while also achieving the best price I could. They also recommended Shoosmiths for conveyancing, which turned out to be an excellent recommendation and helped make the whole process run smoothly. What really stood out was the professionalism and communication of the entire team. They were consistently proactive, informative, and genuinely invested in achieving the best outcome for me. Unexpected Charges and Poor Transparency

I used this company to manage my property in Hemel Hempstead. At the beginning, Stephen and Elliot were very convincing, but they did not clearly explain that there would be additional charges on top of the monthly management fee. After one year, I agreed a rent increase directly with the tenant and simply asked them to update the contract. For this, they charged me £300, even though it only involved changing a single number. When I saw this charge, I gave notice to terminate their management service, which unfortunately requires a six-month notice period. When I informed them of my intention to cancel, they first offered to reduce the £300 fee to £200, and then to waive it entirely, on the condition that I did not terminate the contract. This suggests that even they recognized the fee was not justified. During those six months, they charged me for as many items as possible. For example, they charged £60 for deposit protection, even though the deposit is held by a third-party scheme. Then, the following month, they charged £102 for an Income & Expenditure Statement, which added little to no value. In a very short period, they charged an additional £462 on top of the £100 monthly management fee. If you are a landlord in Hemel Hempstead, I would strongly advise you to review all terms carefully and be cautious about potential extra charges.

From the moment Brown and Merry took on selling our property and helping us find a new property, they have been first class. We were with another agent previously but swapped to Brown and Merry as we felt little progress was being made with our property having been for sale for nearly 2 years. Despite some challenges along the way due to someone pulling out, Zack and Jamie kept persevering and communicated brilliantly throughout. Fantastic support from Nicole and the rest of the letting team after having to deal with a full renovation of our property after our last tenants left significant damage on vacating the property. They were empathetic, supportive and really leant in to share the burden and help us through the process, especially as we are not professional landlords. They were superb at getting in new tenants as soon as possible and certainly made our lives a lot easier through an extremely challenging time.
