TrustpilotJust awful
TERRIBLE COMPANY, buildings are left in an unsafe state with no problems ever being fixed. The attitude of the staff working for this company is absolutely appalling and they never take any concerns seriously. Do not ever rent or live in a building managed by this sham of a company. You will live to regret it (coming from someone who has lived in a building managed by Xenia).

There is no duty of care. Doors in one of their property don’t shut. Homeless people breaking in every night. No rush to fix the doors. Been six weeks so far and no security.
Please don’t get stuck in a contract with this unethical company

GoogleBegrudgingly leaving a star (because Google doesn't allow 0 star reviews) but also the reception staff deserve recognition for their attitude and approachability. They were patient and understanding, sympathetic of the issues of tenants this negative review is absolutely no slight against these hard working people, rather the shambolic, exploitative company they work for. It is a shame that such nice people work for a shockingly bad rental company who is demonstrably not concerned about anything aside from your money going into their bank.
The first issue I experienced during my stay was a roof leak, water leaking through my light fitting, cutting off my lights for often months at a time. Months later at the end of my tenancy this still was unresolved. To compound this flagrant disregard for my living conditions the whole building was without hot water for a month during winter. Upon reviewing other reviews on Google, this has been an issue for years!!! And it STILL remains unresolved!? The sheer arrogance to expect you to live with out the basic necessity of hot running water whilst taking your money and not offering any recompense is absolutely diabolical.
I cannot find words strong enough for my displeasure with Xenia as a company. I truly feel sympathy for its employees who are forced to bear responsibility for the immense shortcomings of those in charge of maintaining the living standards of students in Chronicle House. Crooks!

GoogleThe staff and rooms are very nice but the lift has not worked for a total of more than a week in the 2 months I've lived here, the lift has currently been removed for repairs and even the staff at this location are not getting told the updated timeliness of the repair, we were originally told 7-10 business days but the management hasn't kept anyone updated until today, I complained and basically got a 'sorry there's not much we can do' I am disabled and live on the 4th floor, the way they're handling this doesn't seem very productive to me.

GoogleVery poor experience. Didn’t let me in on contract start date, meaning I had to pay £200 for bnb. False advertised rent amount. Now won’t let me have key to let post. Very disappointed. Do not recommend.

GoogleWithin walking distance of Tescos, Lidl and McDonald’s, 10 minutes from St Peter’s campus and 5 minutes from the metro, it’s in the best location for accessing these places. The studios are spacious, I lived alone and it was enough for one person. Staff are lovely, Lisa made the move-in process so easy, I was slightly nervous but she made sure I had somewhere to go if I needed help and introduced me to other students. There are lots of social opportunities in the common room including game nights and Halloween parties. It’s a very nice place to live.

GoogleThis accommodation is located in an ideal area next to many shops, the metro and a short walk to St Peters Campus. I had a not so good first year in university accommodation living with other students but this accommodation offers studio rooms at a very affordable price and the rooms themselves are high quality with plenty of space. The receptionist Lisa is very nice to talk to and everyone else that lives here agrees as far as I'm aware. The guy who does maintenance of the accommodation is great too (don't know his name sorry).

GoogleGreat place to stay, there are loads of shops nearby so it’s really convenient as well as being just up the road from the metro. Staff here are also super helpful and Lisa and Billy are always happy to sort out any issues that they’re able to.

GoogleStaying here has been one of the the pleasant experiences I’ve had when it comes to accommodation as a student.
The staff are quite dutiful, polite and responsive as well.
I’d give an extra 10 ⭐️✨ rating.
The environment is also very peaceful

GoogleI have lived here for 2 years now and have never had a problem, staff are lovely and always help when I have an issue. I’d like to thank Nicci and Neil for always helping me and just being there if a problem arises. The fire alarm does go off sometimes but it’s student accommodation so it’s to be expected and there are fire wardens in place to ensure residents safety. I have seen the poor reviews and have to disagree with the comments about the staff, personally I have had no issues with my flat so I can’t comment on the issues within other reviews however I have never had an issue. Any faults that I report are always fixed within a day of reporting. I think other tenants have to acknowledge that kindness goes both ways and perhaps the staff have simply had enough of rude tenants.

GoogleI’ve lived at Rede House for two years and have had no issues during my stay. The rooms offer great value for the price, especially when compared to other accommodations in Middlesbrough, you get much more space for your money here! Plus, all your bills (water, electricity, etc.) are included, which is a fantastic bargain.
The staff are warm and friendly, and they take the time to genuinely engage in conversation with you, rather than just going through the motions of their job.
The cleaning staff regularly vacuum the corridors, and parcels can be collected from behind the reception desk. I’ve seen some concerns about parcels being left outside the secure reception door, but this only happens on weekends when staff aren’t available to receive them, and it’s entirely due to the courier, not the accommodation. Otherwise, parcels are securely stored in locked postboxes marked with your room number.
If there’s an issue with your room, like a light not working, the staff are quick to respond and assess the problem. In most cases, things are fixed right away unless a part needs to be ordered.
Overall, I’ve thoroughly enjoyed my time at Rede House and would highly recommend it to any students looking for a comfortable and affordable place to live

GoogleI would love to recommend this accommodation as the rooms are pretty good sizes and the rent price is better then a lot of city centre accommodations however I can't, for the entire time I've lived here there hasn't been a week where the lift hasn't broken down, one time for 6 days, so if you're handicapped it is quite literally not possible to leave the building without help, there is also almost never anyone at reception even though when there is they are lovely, there are constant fire alarms where the tenants seem to have to call for fire service themselves rather than it being automatic. all in all I most likely would not reccomend.

GoogleThe worst experience ever! Extremely poor management and very unsafe, took hours to respond when a pipe broke next to my apartment and flooded the entire floor including my room. Had to call the customer service a 100 times and no one came for help even after 6 7 hours of waiting still no body showed up. The management at the accommodation saw what was happening but still did not help at all. I will not be renewing my contract with them! Very disappointing! Do not come to this place! This experience was extremely stressful and as an international student I felt very unsafe and helpless.

After three months of waiting and me requesting a help of a solicitor, who were ready to take the case to the court, they have aggreed to pay me compensation for late return of the deposit as a pre-court settlement (I am yet to receive it, so I will likely update the review with more info if I actually get it - I have grown to expect anything from this company). Do not hesitate to seek legal protection if you are wronged by this place, as complacency allows them to continue their unlawful practices. Go to Citizen Advice or Justice for Tenants for help.
Ridiculous place I would suggest people to avoid at all costs. When I signed the contract, they gave me the wrong bank details, so I could not pay. I contacted them on the same day, but they replied to me only the day before I moved in, threatening me that they won't be able to move me in if the money did not reach their account. Floor was leaking from neighbour's bathroom. Fridge was fixed with something like chewing gum. No security on site at night time, we had a couple of break-ins this year. No notifications when a parcel arrives in your name, meaning that if you are unlucky enough to order something without tracking, you will never know it arrived. I had to press for a couple of my parcels to be looked up, as they are left somewhere and not picked up. There are also some weird agreements with courier services, when parcels, delivered during the weekends, are stored in a “safe place” in the toilets, behind a lock. Ironically, sometimes parcels are just left for the taking near reception, like what happened with my laptop (not the cheapest thing in the world as you can imagine). Anyone could have taken it instead of me. We got fire alarm drills without any prior notice, people were standing in the cold because management received an angry letter from fire department, as people did not evacuate properly. Second time we got a fire drill for management to show the procedure to someone, again, no warning issued. Smoke detectors in the rooms are emitting a clicking sound every hour. Yes, even at night. Imagine someone clapping or flicking their fingers in a small room. They will tell you to get used to it, and smile saying that “there is nothing they can do about it,” even when presented with evidence it can and is switched off by other places. If you are studying in Teesside, they have the same system installed, and, surprise, it does not click at all. Why is this the case? Because Xenia Students have hired a company which does not have software license to adjust the settings, of course they cannot do anything. And then they claim nobody complains about it. Well, you can refer to this review to say that at least one person complained!
They are very slow to respond to e-mails, and many times they simply ignore them, not even sending an acknowledgement letter. They go so far as to ignore letters from local MPs. They neglect use of drugs on their property. Ventilation system is connected, so if your neighbour decided that they want to smoke, you will join them even if you do not want to!
Lastly, it has been a month since I moved out and they still did not return me my deposit, and do not respond to my e-mails about it.
Look up google reviews for Xenia Estates, one of the management companies of this building. They have a whopping 2 stars. Xenia Lettings wiped the slate clean by moving their office from Altrincham and removing all reviews on google. But you can also look up Fortis Student Living, previous name of the company. A lot of nightmare stories.
You are not a human here, you are a tool, which is supposed to bring money to whoever invested into this place. I too thought “It can’t be that bad” when I booked a room here. It is bad. Do not repeat my mistake. Do not live here.

GoogleMy experience at Rede House began with a warm welcome from Nicci Lee, the accommodation manager. She went above and beyond to assist me with the entire onboarding process, making as smooth and stress-free as possible.
My studio unit needed a few little replacements and repairs throughout my stay because of typical wear and tear.Neil, the maintenance staff, proved to be incredibly helpful and reliable. He always responded to my demands in a timely and effective manner.
Months later, I felt confidence in recommending Rede House to others who were looking for student housing because of my great experience. Once more, Nicci was kind and helpful, helping them through the procedure with ease.
All in all, Nicci and Neil at Rede House, together with the entire staff, exceeded all expectations. My stay was unquestionably pleasant since they always gave me outstanding attention and help, swiftly attending to any problems I had.
