Lisa is a brilliant and very friendly accommodation manager, and so is Billy as the maintenance. Me and my partner have enjoyed our stay because of these two - the building itself is lovely however the bathroom does seem to get very damp and collects mould, gets very damp and cold in there. I would invest in a decent dehumidifier. There are more positives than negatives though. Otherwise, the living space in the studio is nice and cosy. The corridors and car park are always kept clean, and not needing to pay for utilities is a huge bonus which keeps us ticking. The company behind the accommodation has recently implemented a car park permit charge, but it isn’t a horrible price and still worth it. Lisa always prioritises these sorts of issues for us and tries to fix what is in her control. Whether it is lending a piece of equipment, fixing things in your room or just having a canny chat - the both of them have not disappointed us one bit with that and they’re absolutely amazing. I would fully recommend this accommodation for first/second year university students who may be looking at booking, especially as dual occupation.

The accommodation is the best in the area. Lisa is absolutely mint at her job! The rooms are clean, wifi speed is good, the area has all the shops you need and only about a 10 minute walk to the university. Overall, highly recommended.

I have been living in all saints house for a few years now and I have kept my opinion neutral due to my close relationship to the staff. However as this will be my last year staying at the accommodation I feel the need to keep my opinion honest and transparent. The second I arrived to my room it was dirty, with mould in certain crevices that I could not clean, broken things, and a terrible bathroom. No matter how much a cleaned, broomed, vacuumed, mopped, and scrubbed the kitchen and bathroom floor it would NOT clean. Over the next two tenancies, the state of the bathroom was starting to affect my mental health. There was mould that took maintanence forever to fix despite it being there since the summer of 2024 when I had left for vacation. It took them summer of 2025 to get rid of it. The shower had mould underneath the plastic lining that I was told I could not move or clean yet they won’t clean themselves which continues to spread mould all over the shower. It got to a point where it began affecting my mental health and I didn’t want to be in the room. This is my last tenancy and I won’t be coming back next year. They told me they would freeze my rent as long as kept booking my room for the following academic year, however from 24/25 to 25/26 it has increased by almost £550 (£7200 to £7800 for a 51 week tenancy). They told us that Sunderland Xenia accommodation would not be affected by the paid parking lot permits that Newcastle Xenia accommodation got last year, but one day we wake up to a sign on the gates about parking lot permits with no heads up or information. Once we finally receive information on it, it turns out tenants need to pay for a parking permit, ON TOP of the insanely expensive accommodation fees. Not only that, circuit laundry is the laundry service in the accommodation and it is also a SCAM. Insanely high prices for washing and drying and it barely dries your clothes. Circuit laundry signed a contract with Xenia where it states they have a limit for washing and drying fees but in the accommodation the prices are past the limit and have increased significantly. In the end, Xenia are a money hungry company that takes advantage of students, especially international students. They have given contracts late and then punished students for it. They do not clean their rooms, they neglect the rooms, and their students. The only reason I continued to stay was because of its location. The only good thing about the place is the location and I used to say the parking lot was also a great addition but they ruined that by making tenants pay money DESPITE ALREADY PAYING ALMOST £8000 for a small room with broken parts and uncleanable mould and muck. No matter how I much I might love the staff (because they are amazing people who have helped me so much and been super friendly), I know I can’t continue to lie and keep my opinions to myself especially when Xenia is now increasing the fees so much for STUDENTS. Literal university STUDENTS. It is unfair, a scam, unethical, and disgusting to do this to students. And if you want to dig deeper into Xenia’s dark hole, they had another name and they changed it to Xenia after severe backlash they received from students. To the point there was a facebook group where students shared their horror stories with pictures. I can only speak on my experience and my experience was enhanced by the staff but slowly worsened as prices significantly increased and the state of the room started to get to me. To the All Saints house staff, I’m sorry for this review but to the Xenia Students staff I hope you read this review and reflect on your behaviour towards students and the gross lack of empathy.

⭐⭐⭐⭐⭐ I am really enjoying my time at All Saints House, Xenia Students. All the staff are absolutely wonderful, especially Lisa Andrews from the office, Billy Woods the maintenance operator, and Lisa the cleaner. They are all friendly, kind, understanding, and always willing to help. The location is absolutely fantastic, it’s only a 7-minute walk to St Peter’s Campus, just a minute walk to the Metro, directly opposite supermarkets like Tesco, Lidl, Poundland and B&M and close to fast-food places such as McDonald’s. The accommodation is also conveniently located near beautiful beaches like Roker and Seaburn, with a bus stop nearby for easy travel. I love the area as it’s so quiet and peaceful and it’s one of the best student accommodation EVER!!!🫶 Overall, I am loving every minute of my stay here and would highly recommend All Saints House, Xenia Students.❤️

5 star for Lisa and Billy. Staff are impeccable and work tirelessly despite difficult working conditions and a lack of support from those high up in Xenia. I would say 1 star for Xenia as a company and the lack of care it has for its staff and residents. Billy works so hard to help each and everyone of us with limited time to do things. He tried his upmost best. But the bigger problems are not his or Lisa’s to fix. It is xenias responsibility as a business to ensure all residents are safe. Car park with no gates, my windows haven’t been fitted despite asking several times in the last year and I have asthma too. I have no fan in my bathroom too. They have been “ordered” but no one had come to do it. They put on system have these problems been dealt with. I said no. I spoke to Billy he keeps chasing things up bless him. Can’t ask for anything more from him and Lisa. Also can Xenia pleasure consider changing the laundry service from circuit to a more student friendly service please? £10 a week to do a wash when the washers barely work is an utter disgrace. Again, big thanks to Lisa and Billy for putting up with me and my complaints. They have been angels!

I've lived in Xenia 2 consecutive years and throughout both lisa the building manager and Lisa the cleaner have been a pillar of support during my stay.Billy (Whomst handles room repairs) aswell has always been incredibly helpful and friendly .When I had problems in my room those problems were resolved. Lisa (manager) especislly was especially understanding and without her my stay would've been significantly different. Im incredibly thankful to live in an accomodation ran by such lovely people. No accomodation is without it's problems , but the staff at Xenia have always provided incredible support

Would recommend this accommodation to anyone! the manager Lisa is the best always up for a chat and to help out. The WiFi is great ,the facilities are good, great location and close walk to St Peter’s campus. Also, only a short bus ride from city campus. Overall great accommodation.

My past year at All Saints Has been great! It's a perfect area to stay in for a student! The local shops are a massive help, Lidl is only a 2 minute walk away from the accommodation entrance! Other shops are local too such as Tesco, B&M and Poundland. The metro line is also a 3 minute walk from the accommodation and from here you can go into Sunderland Centre as well as up to Newcastle! St peters campus is only a 10 minute walk away and City Campus is only a 10 minute metro away too. It really is a great location. The facilities at All Saints are great too. The gym and communal areas are all well maintained and it really does bring as sense of Home away from Home. The staff are also a big part of what makes the accommodation great. Sarah helped me a lot with my moving in last year as it was a last minute decision and made sure I had all the necessary information and helped make the move in process as smooth as possible. This year, Anna has been a huge help with providing information and keeping me up to date with the status of my tenancy from September. Billy always get's on top of every maintenance problem ASAP and keeps you up to date on the status of issues. They are all a huge help and i cannot thank them enough for the past year! The next year will be just as great I'm sure!

Keep well away from Rede house…

Keep well away from Rede house Middlesbrough. The heating and hot water is in constant fault. It was off for a month last time in March 26.They have no understanding of their statutory obligations and the complaints procedure is non existent. They expect a vulnerable student to use facilities in a building 500 metres away. Sent in excess of 30 emails 25 of which were ignored. Promises by complaints to respond ignored. I have a full chronological history of failings. If you are considering sending your child there then DON'T.

I had a lovely time at Xenia Sunderland, and Lisa was a large reason for that. She made sure that I felt welcome in my new home and took great care of me. I am so thankful for her kindness and hard work to make sure everyone was safe and comfortable.

Tried to call during working hours for the past 3 days - and have not been able to get through on the phone number provided. i have also sent emails, which promised a 24 hour reply. It has been 3 business days and have not got a reply. I also walked to the accom, no reception available again during working/business hours.

This accommodation is located in an ideal area next to many shops, the metro and a short walk to St Peters Campus. I had a not so good first year in university accommodation living with other students but this accommodation offers studio rooms at a very affordable price and the rooms themselves are high quality with plenty of space. The receptionist Lisa is very nice to talk to and everyone else that lives here agrees as far as I'm aware. The guy who does maintenance of the accommodation is great too (don't know his name sorry).

Within walking distance of Tescos, Lidl and McDonald’s, 10 minutes from St Peter’s campus and 5 minutes from the metro, it’s in the best location for accessing these places. The studios are spacious, I lived alone and it was enough for one person. Staff are lovely, Lisa made the move-in process so easy, I was slightly nervous but she made sure I had somewhere to go if I needed help and introduced me to other students. There are lots of social opportunities in the common room including game nights and Halloween parties. It’s a very nice place to live.

As an international student, entering into my freshman year, I was very nervous about my stay in student accommodation and the search for friends. However, on my very first week (I think three days into my stay), the receptionist and manager of All Saints, Lisa, was kind and receptive to my worries about friends and loneliness. She mentioned this girl living in my same block who was an international student who spoke my native language and suggested we become friends. Well, thanks to Lisa and her incredible matchmaking skills, I have made a lifelong friend. With this friend, I went on several trips, adventures, lived through so many experiences in Sunderland, Newcastle and many other places in the UK, and enjoyed my first year in Uni. I am thankful to Lisa every day for what she has done for me and my friend. I know it would’ve been hard for me if I didn’t have her support or if I hadn’t been matched with this friend. Lisa is an amazing person who listens to students who are scared and nervous, she will make you feel right at home and surely match you with a new friend to calm your nerves and prevent loneliness. For me, Lisa was the highlight of my experience as a tenant for Xenia Students and All Saints House. She helped us along each step of our journey, facilitated solutions for problems in the accommodation, and is always attentive to each and every person in All Saints House. Billy, the maintenance man, was also of great help and, when we had conversations at reception, he would suggest (along with Lisa) amazing restaurants and places to have fun in Sunderland. He was always on top of solving any maintenance issue in our rooms as soon as possible. Overall, I enjoyed my stay at All Saints House and will return for every year of Uni. The staff are incredibly kind, hard-working, funny, and supportive. If there is an accommodation for nervous international students, I 100% recommend All Saints House.

I like staying here compared to my previous student accommodation as nearby amenities like Tesco and Lidl are within walking distance. The metro is also a walk away. The accommodation manager Lisa has also made my stay quite enjoyable and moving in here was easy. She is very kind and accommodating.

I’ve had such a great stay here and honestly couldn’t fault it. The property is clean, comfortable, and a really nice place to live. Any issues were always dealt with quickly, which made everything stress-free. The staff are genuinely lovely, both of the Lisa’s who work here are absolutely brilliant and always so friendly, helpful, and easy to talk to. I’d definitely recommend it to other students looking for a well-run and welcoming place to stay.

Hi there, I am posting this because maybe, just maybe Xenia will start to take me seriously for once. I have been patience for over a year now and jobs have not been done. Rent has gone up get the standard has slipped. It may be a great location and convenient being near the shops and just a walk to the metro but when you are paying a substantial amount of money per week on £130-£180 with £10 to do your washing weekly (this is erroneous). To call this place student friendly is nothing but doltishness and in fact I becoming even less student friendly by the day. Recently residents have been told we will have to pay for parking from September! That’s on top of rents going up and washing prices sky high. Thankfully we have had supportive staff in Lisa and Billy on site who have done everything they can to reiterate the importance of these jobs such as windows, bathroom mould and cleaning the flat on move in. Please can those higher up in Xenia stop being so passive and nonchalant to my enquiries please. I have used the online app several times to get jobs done that aren’t only important because I pay good money to reside here but I need these amendments for my health too (mould does not bode well with my asthma). Thank you

100% would recommend staying here. The rooms are an amazing size for the price, kitchen and bathroom, lovely common area with a gym and bike lock outside in the patio area. The staff, especially Billy and Lisa, are amazing at what they do and go the extra mile especially if things go wrong in the flat etc they’re on top of it right away to help. There’s a big car park and the WiFi connection is good. There’s loads of shops and takeaway places right on the doorstep or just a few minutes away. There’s buses and metros to Newcastle and Sunderland etc so good travel connections as well. The accommodation is located next to St Peter’s not even a 10 minute walk to get to campus or the bus to the city campus using the university buses for free.

All Saints House is the perfect accommodation for Sunderland Uni Students (or any students in the North East)! The location means that transport is easily accessible (you can be in Newcastle within half an hour of leaving the front door). There are several shops on your doorstep which is so useful. The rooms are spacious, modern and well equipped with furniture. The communal area is fantastic, along with the gym! All communal spaces are always clean. For all holidays, such as Christmas or Chinese New Year, the communal room is transformed to fit the festivity which is lovely! The staff are absolutely quality and make living here feel like home. Sarah, Amy, Billy and Lisa are all incredibly helpful and kind, going above and beyond for the students. They are always there if you need a cuppa and a chat - which is so appreciated (especially for those living far away from home). I would 100% recommend All Saints House.

I love this accomodation. The staff and everyone else that lives here are so friendly and helpful. It’s an amazing, quiet area with every shop at your door step. The rooms are spacious and in great condition. Lisa and Billy are lovely and couldn’t be more accomodating. Couldn’t reccomend Xenia enough! :)
