To clarify, in relation to the year-end accounts, for your building only one financial year resulted in a balancing charge that could be considered high. This was primarily due to significant increases in communal electricity and gas costs, which are outside of our control as managing agents when utility prices fluctuate.

My experience with them has been one of the most damaging and distressing chapters of my life. Over four years of mismanagement, they drained me financially, devalued my property to less than half its worth, and left me entangled in endless emails and legal issues. Their behaviour shows a shocking lack of professionalism, and it’s clear I’m not the only one, many others have suffered at their hands. Whether you’re a landlord or a tenant, you are not safe dealing with this agency. They have caused harm to far too many people and should be held accountable. They are useless and scammers

GoogleI have lived here since September 2022 and I have enjoyed living here. The staff are brilliant and are attentive if there are any issues within the apartment. The accommodation itself is basic but brilliant for what you are paying and you have your own private space. It’s not far from st. Peter’s campus if you are based there and not far from the city centre either.

Complete wasters. I dealt with Rodolfo Pettinato and Solomon and both are equally as useless as one another. After my door got damaged they accidentally gave the deposit back to tenant who went of laughing. Complete clowns. Xenia are worse than bad.

I will advise anyone looking for a rental apartment that is affordable to avoid this company completely. My experience with them is something I will not wish on another. It was affordable in 2020 - 2021 suitable for a student like me, however, I have not rested since I left their rental company in 2021. They send me email every year claiming I am owning them rent in arrears which is practically impossible as I paid my rent every month then and before I could leave the rented apartment, I was cleared by the admin on everything after a check of the apartment and my account with them was done. They continued pestering their life not mine until 2023 when they claimed my deposit from TDS claiming that they discovered I did not complete my rent payment. How? After I was cleared in 2021? Then just yesterday in 2025, after claiming my deposit in 2023, they are sending me emails that I am still in arrears? Is it a crime I rented an apartment with you? How can I still be in arrears in 2025?

I am extremely disappointed with the service I received. From the very beginning, Fiona, Leighton and Liam all promised that a new mattress would be delivered to resolve the issue I had raised. Promised calls now for nearly 4 weeks. Help 24/7 that is the biggest lie. Head Office staff….. no manager available every time and they again don’t call back. Was put on high priority call back again yesterday no call last night they call you at 9am guess what I called them and no manager available. Our son has not moved in yet and he won’t be. I want a full refund today and Burgess House Newcastle has the worst reviews ever rats, alarms going off, smelly , no service, no help . I will be putting this place down until I get my deposit back but do not use Xenia.

GoogleLived here for 5 years in September. Staff are absolutely amazing! The management of the building are extremely helpful and very friendly and the maintenance guy is super helpful and also an extremely nice and friendly person. Rooms are perfect for a student looking to live alone in their own space while simultaneously being around other students to make friends and hang out with. Close to Tesco BnM Poundland and McDonalds and is a small walk to St Peters campus or the metro station which will take you directly to the main city campus.

The attitude of the staff working for this company is absolutely appalling and they never take any concerns seriously. Do not ever rent or live in a building managed by this sham of a company. GoogleBeen here 8 months so far with my partner, booked for another year as we really like it.
Flats are decent, clean looking with a good size kitchen and bathroom (even for a couple), shops are really close and the metro/st peters campus, so handy for getting to both campuses.
We live 1st floor facing a store delivery ramp but we've found it's surprisingly not that noisy, you get used to it pretty quickly. Good amount of parking space, for free which was great when we had a car.
Never really used the common room or gym but with such a small amount of flats here, they're rarely too busy, if you do want to use them. Same applies for the laundry rooms.
Billy and Lisa at reception are so friendly and helpful with any issues and just to chat to, they've made settling in much easier. (Previously lived in a place with very rude management staff so it's great they make you feel at home here.)

GoogleI have been living in my accommodation for the first year if my uni course and the highest praise I can give it is my deciding to stay here next year. The room is a nice size and has been kept in good condition, I haven’t had any trouble with any of the appliances or Wi-Fi and the staff are very friendly. I would definitely recommend it to anyone considering studying in Sunderland.

GoogleI have lived in All Saints for my first year and am continuing to live here for my second year too. My room is great, has everything I need in it and is comfortable. Its very close to the metro and has a huge Tesco right next door. Ideal for students that are based at St. Peters, takes about 5 minutes to walk to uni. Staff are lovely and friendly, also very helpful and responsive. Great place to live

GoogleHaving lived here for the past two years, I couldnt reccomend it more. It is conveniently located within a minutes walk of a Tesco, Lidl, B and M, Poundland, Mcdonalds and Puregym and only a 5 minute walk from the nearest metro station. St Peters campus is also within walking distance in 10 minutes. All Saints has free on-site parking for those of you lucky enough to own a car and the staff are very friendly and helpful.

GoogleSince Sept 2023, I have moved into Xenia Students Sunderland now for a good few months and have had next to no issues with the company at all. If I was to be picky with them I would say before moving here communication could be difficult especially when getting in contact with the actual property and not head office. However, once moved in and settled we have had no issues at all. The staff are hard workers and do the best to help you out. On this profile I have reviewed my previous accomodation that I spent my previous 2 years at and can very strongly say this accommodation is far better in a lot of different ways from the experiences I have had.
