Lift is broken again. It was broken for months during the summer and now every other day it’s broken, temporarily fixed, and broken again. Do you plan on fixing it permanently at some point?

Avoid at all costs. 0 ⭐️ The most unsafe and stressful situation I have ever been in due to horrific management and failings. June this year I had to emergency vacate due to another resident having a Master Key to all bedrooms and gaining access. The fire alarm was constantly going off every other night, causing young people to be stood on the main street of the city at ridiculous times. There was also a dog living in the building even though there was strict no pets allowed. I felt extremely unsafe and now i am being denied my deposit refund by the agency, even though that building was not fit for a young 20 year old girl to be living alone.

Refused to refund my money seen as I’m no longer staying there due to the reviews and finding a better and cheaper place but they refused to give my money back considering I never signed anything to state that it was none refundable. Currently out of pocket and consulting legal advice on whether I should call the police and report for theft and scam!
Hi Kieran, thank you for leaving a review. As per our terms and conditions (in which you agreed to when making a booking) it states should you wish to cancel, the holding deposit will be retained. If you wish to discuss this further, please reach out to a member of our team - Xenia Students

I recently moved into my new accommodation, and my experience from the initial enquiry right through to moving in has been nothing short of amazing. Abigail played a huge role in making the whole process smooth and stress free. She went above and beyond to assist me, and even on her days off, she made herself available whenever I needed help. I truly can’t thank her enough for all her support and dedication. The room was also well prepared and ready for me when I moved in, which made the experience even better. Kudos to Sovereign Newbank Accommodation for such a wonderful experience. I’m really pleased with my new accommodation and would definitely recommend them

I just moved-in yesterday and today my key card for the room stopped working, Am literally out of my room with my stuff. There is no one onsite for assistance and they didn't even tell us how to deal with this. After checking with other tenants I found it is difficult to contact them at all during weekdays and weekends are even worse compared. Highly un-recommended accomodation to stay.
Thank you for your feedback. We're very sorry to hear about the issue with your key card, especially so soon after moving in, and we understand how frustrating it must have been to be locked out with your belongings. We apologise if the out of hours support process was not made clear. We take your comments seriously and will review how this information is communicated to new residents to ensure they know exactly what to do should an issue arise. - Xenia Students

I’ve spent my first year of university living at All Saints House and have absolutely loved it. It’s been so nice having my own studio flat which I have the flexibility to do whatever I like with. The moving in process was very simple, no hassle at all. Everything in the flat was clean on arrival and worked perfectly. I swapped the shower head to a new one to increase the water pressure but this worked fine. The water from the shower was slightly cold but that’s the only facility I could fault. The walls of the flats are thin so you can hear when neighbours are being particularly loud. Parking was free to begin with but is now permitted. Permits are only £11 a month and easy to set up. I would highly recommend this place to live, especially for university students. I am already considering returning for my third and final year. A special shoutout to the All Saints manager, Lisa. She has been amazing, constantly going out her way to make everyone’s experiences better. She continuously checked how I was and was also a lovely, kind, friendly person to chat to. She will try her best to help anyone in anyway that she can and is the greatest credit to All Saints- Thankyou Lisa!

I had a great time at Xenia, and I found the room a good size. It’s really conveniently located and right next to Tesco and PureGym and Lidl too. Also easy enough to walk to the sea front. Lisa was always helpful whenever I had a problem and was very welcoming. I’m sad to be going!
Thank you for your lovely review! We're so pleased you enjoyed your time at Xenia and found the location and room ideal. Lisa will be delighted to hear your kind words. We wish you all the best! - Xenia Students

Studio Accommodation is clean and spacious. Maintanance were quick with any issues reported. Close by to saint peters campus and close enough to city campus to walk. Lidl, tesco and bnm are right across the road so plenty of choice for shopping. As a parent whose adult child stayed here over a hundred miles from home it was nerve wracking to hear the noise from neighbours was an issue due to the frequency and after trying to tackle this ourselves with multiple very polite requests we sought help from management. Can't praise Lisa enough for all her help trying to resolve this. She is very approachable, friendly and action orientated. It made the whole thing seem less stressful. I feel for her having to deal with these issues but she did so with a calm, cool attitude. Would definitely stay again just for that reason. You cant fault the accommodation for impolite neighbours.
Thank you for your lovely review! We're so glad you were happy with the accommodation and its location. Lisa will really appreciate your kind words! we're pleased she could help and make the experience less stressful. We hope to welcome you back to All Saints House in the future! - Xenia Students

Nicci and Neil have been nothing but kind and welcoming at my 2 years living here. Both really respectful and easy to get along with. Solved any problems on time for me, had a few problems in the building that were out of their control and they kept us all in touch and up to date with this. The accommodation rooms are gorgeous and really spacious. Really loved living here for the past 2 years and would do again. Cannot fault Nicci or Neil at all they’ve both been so lovely to have :) Communication have been great thought out with both of them, felt welcomed throughout my stay. Really appreciate both their kindness throughout my stay. FULLY recommend living here for university if you’re wanting to live by yourself! 😊
Thank you so much for your review and for choosing to stay with us for the past two years! We're delighted to hear that Nicci and Neil made such a positive impact on your experience. We also appreciate your understanding regarding the building issues that arose during your tenancy. While some matters were outside of our control, we're pleased that our efforts to keep residents updated were helpful. Thank you for your kind words about the accommodation and for recommending us to future students. We wish you all the best - Xenia Students

If I have 0 reviews I would do that. Such an irresponsible management I’ve ever seen. They don’t answer calls, no smooth onboarding nothing.

1/5, I would give zero stars if Google allowed it. Renting through Xenia Lettings was one of my worst experiences with a letting agency. The property was not in the condition shown to us: it had a stained mattress, dirty flooring and peeling paint. Our move-in was delayed by around a week, and a broken toilet seat remained unresolved for approximately three months. The most serious issue arose at the end of our tenancy. Despite an agreement regarding a rent-free period in September and our providing payment records, Xenia claimed we owed £720 in arrears. We repeatedly supplied evidence and written correspondence, but the matter was not resolved promptly. Xenia then provided a reference reporting arrears, causing us to fail referencing for our next property. We had to urgently provide bank statements and correspondence to prove our position while trying to secure a new home. Communication was extremely poor: calls were not returned, evidence had to be resent, and correspondence referred to potential legal or CCJ consequences. This caused significant stress and could have seriously affected our ability to move home. I have retained the relevant records. If you rent through Xenia, document everything and get all agreements in writing. Based on my experience, I would never use Xenia Lettings again and cannot recommend them.

A terrible experience living here. Rented here between September 2020 and August 2026 due to location and proximity to work / university. Rates in the first year were discounted due to COVID (a small positive). My oven broke and it took the management team two years to replace it. Had to spend £250 on an air fryer in the meantime. Explained to the team that I had to cook due to allergies but they weren’t interested. The electric hobs are laughably small so that you can only fit one pan on at a time, making cooking anything other than instant noodles a massive pain in the ass. The ceiling in my room had cracked before I moved on so the huge crack (and only the crack) was painted over in a completely different shade so looked awful. When I moved in there were stains on all the walls and no one had cleaned it. I moved rooms partway through my tenancy, was told I had the weekend to move, and then received a call on Friday to say new tenants were moving in on Saturday so had to move everything in a single night. The paint on the bathroom ceiling was peeling horribly and was never repainted although this was promised. Terrible leak in the shower - I was told “it’s just mold it will go away when it gets to summer”. There is hardly any storage in the rooms, I had a room for two people, and it came with a set of drawers in the desk, a small built in wardrobe and then kitchen storage. It was also a more expensive room yet the Tv was noticeably smaller than the other rooms, and miles away from anything else in the room. I did mention this to them but they weren’t interested. Probably half a dozen times a year the hot water will break and will stay like that for at least a week. The team will send a copy and paste email apologising but won’t offer any compensation. If you get locked out of your room they will send someone out to let you in for a fee of £30. The company who offer this service are based in Manchester and are always busy so it’s never less than 4 hours before they get to you. A few years back a girl locked herself out her room, called the management team and asked for the master key so she could go in her room and get her medication (she was epileptic ), they just told her to go to A&E. There was a period of about six months where the fire alarm would go off weekly at about midnight due to a fault. Rather than keep someone local who had access to the key to switch this alarm off, someone had to come from further afield which would leave the alarm blaring into the early hours. A friend of mine had multiple issues in her room. She had no hot water for two years in her bathroom, she reported this multiple this time but they weren’t interested. They also messed up her rental contract and would constantly tell her she was in rental arrears when she wasn’t (she would do the same to me). Emailing you to say you are in rental arrears is the only reliable form of communication this company can handle. If you email them for anything at all they will simply ignore you. Their customer service is horrendous. You get juggled from person to person and somehow the answer always ends up being that it isn’t their fault and there is nothing they can do about it. I would not recommend staying here to anyone, student or young professional. It will severely impact your mental health and make you wish you had lived anywhere else. Their prices are also extortionate considering they are single rooms with poor facilities.
Thank you for sharing your feedback. We're sorry to hear that your experience did not meet your expectations. We appreciate you taking the time to highlight the issues you encountered, and your comments have been noted and will be shared with the relevant team as we continue to improve our service and residents' experience. - Xenia Students

If you have any shred of respect for yourself, you will book anywhere but Chronicle House. I would prefer that you booked a homeless shelter, as I think you'd receive better treatment from the staff. I don't even know where to begin with this accomodation. I booked it out of necessity due to situations out of my control preventing me from booking another further in advance, and these were the scraps I was left with. I had so many issues that I'll provide them in a list format. Recurring invasive mold in the shower (told it was normal/not harmful, but I had respiratory issues while there) The pictures don't show the half of it, by the time I moved out it was all the way up the seal to the ceiling Shower head constantly dripping and created this brown stuff I don't even know... Wrecked plaster and in some places metal pieces sticking out the wall in the bathroom Sliding shower screen broken for months with no response from staff Leaking from the ceiling above the desk which dropped dangerously close to electrical ports and was told it was due to rain (I LIVE ON THE FIRST FLOOR, THERE'S A FLOOR ABOVE) and was told it was fixed but it never was Constant banging and general loud noise from neighbours as well as the constant smell of food cooking - I usually enjoy that but the scent resembled wet dog/something gross pretty much every time Intermittent flashing bathroom light which was never fixed for the entire academic year duration of my stay (but then again most things weren't) Both the receptionist and maintenance worker - the only amicable and/or reasonable staff they had, and some of the kindest people I've met - fired for speaking out against Xenia corporate and sticking up for tenants within the first few months of me being there, replaced by staff who can't have a human conversation to save their life. Shout-out to Robin and Claire, you guys were amazing and I hope you're onto better things now. xx No staff to be seen for days and sometimes weeks at a time other than cleaners, when you had an issue you were told to 'put it on FixFlo' to no response for ages anyway The front door of the accomodation being 'broken' resulting in it being straight up unlocked(!!!) for weeks at a time multiple times Laundry room has only 2 washers and dryers and smells bad all the time, nobody cleans up after themselves, machines constantly breaking down for days at a time with no correspondence from staff whatsoever Had a parcel delivered there by accident and paid the receptionist that I spoke to on the phone to forward it to me, after many texts calls and emails I have now given up on it Zero support with any issues, ended up having what was comparable to a mental breakdown while staying there Someone else I know also booked a room here and as soon as they moved in, they were moved rooms as the fridge in the room was entirely filled with mould. When I moved in, my fridge stank pretty awfully of something resembling fish, and I found out that the previous owner had spilt milk into the back of the fridge, it had dripped down onto the floor behind the fridge and made some cheese 👍 Threatening emails about arrears and legal action after withholding rent due to so many issues. I was also told that no repairs could be made to my room until I paid rent, because there was no money in the landlord's account - which is utterly ridiculous. Myself and my Guarantor battled them for months requesting a rent decrease or refund because of the unquantifiable issues experienced and the legal team seems to be the only thing they actually fund properly... The only positives to the accommodation are few and far between and are outweighed to an enormous degree by it's drawbacks. The only real benefit I had from staying there was its proximity to the city as well as both university campuses. please do your due diligence and research accommodation properly as it's a place you'll be staying for a whole year, Student Roost is a much better company with two great places to stay in the city, but like before - anywhere else is preferable

The lift has been broken for over a month now. If having a functioning lift is important to you, you should probably reconsider before booking a flat here. There have also been instances with trespassers in the building.
Thank you for your feedback. We're sorry to hear about the disruption caused by the lift being out of service and understand how frustrating this can be. We also take concerns regarding building security seriously. We appreciate you bringing these matters to our attention and will ensure your feedback is shared with the relevant team. - Xenia Students
