Modified comments: 30/3: Restored the parts, there was indeed hot water, but there was no heating, and it was still a cold night. 31/3: There is no hot water again... still no heating. #Is it possible that the contact is just a pretence on the review on the surface? (Review a week ago. You replied that you would contact me... It's been a few working days since 1 April ... I haven't received any contact... My email has also been sent out but you haven't received any reply, so we need to review here... wait for the good Friday holiday? Easter holiday? Summer holiday? Or Christmas or 2027? ) I am extremely disappointed with Rede House, Middlesbrough, and the management by Xenia Estates. In response to our formal complaint regarding serious issues, including the long-term lack of heating and hot water, the management replied that they “cannot find Xenia Estates responsible” and described the heating issue as lasting “approximately one month.” They further attempted to shift responsibility to their client, F.D.I Freeholds Ltd, claiming that decisions “ultimately lie with the client” and that they can “only follow instructions.” These statements are factually incorrect. Residents, including myself, have experienced repeated failures in essential services since September 2024, with no permanent resolution. Despite paying full rent, we have received no compensation for the months without basic heating and hot water. Under UK law, including the Landlord and Tenant Act 1985 and the Homes (Fitness for Human Habitation) Act 2018, landlords are legally obliged to ensure that rental properties have functioning heating and hot water and are fit for human habitation. The management’s refusal to take responsibility and provide any compensation is therefore a breach of these legal obligations. It is extremely concerning to see such lack of accountability in student accommodation management. Prospective tenants should be aware of these ongoing issues before renting here. #There is too much evidence. The following picture is already one-tenth. #The sewer smells disgusting every day.

Very bad. Since this year, the heating and hot water have been very unstable and have not been repaired for several months. There were originally two elevators, but one was broken but not repaired. The remaining one also had a problem. I was even trapped in the elevator, which was related to my life safety. I learned that other residents also have all kinds of problems, such as room leakage and circuit problems, which have not been solved in time. There are so many problems in this apartment that affect our lives, and we don't get any compensation. This year's accommodation fee has risen compared with last year. I don't know why there are still so many new problems. I hope Google can add a zero-star option, and I don't even want to give one star. Because I almost died in the elevator.

I have stayed in Rede House for 3 years now. Nicci and Neil have been incredibly supportive and welcoming throughout. My room is spacious and comfortable, giving me the opportunity to make it a home away from home. It’s been perfect whilst studying a healthcare course as Teesside by offering longer contracts for those who don’t have prolonged summer holidays. The facilities are great, more than your average student accommodation, including access to gym equipment and social spaces. Access to a shop right below the accommodation is perfect for grabbing your essentials and it is in a prime location. Like everything, there have been issues along the way, which is to be expected. However, Nicci and Neil have always been speedy to reply and resolve the problems whilst providing appropriate alternatives where needed. I couldn’t ask for any more from the team with there incredible support. I couldn’t recommend Rede House enough, it’s become my second home and the constant support from the team will be missed when I move on after graduation. Thank you to the team for providing such a great experience!

I am truly extremely disappointed with Rede House. I have been living here for six months, and I have been without hot water for two months. I only had consistent hot water for a mere three months; for the rest of the time, the hot water was intermittent. To focus on this latest issue alone: I first reported the hot water problem to the apartment on February 10th (the hot water would come and go. If I wanted a hot shower, I had to do it before 6 PM; otherwise, there would be no hot water at all for the entire night). The next day, I asked the staff in person about the hot water issue, and they said they would start investigating. After that, I frequently asked the staff about the boiler repair progress, but they never informed me of any repair plan. It was not until March 13th that the hot water completely stopped working. At a time when we still need to wear down jackets, all we have access to every day is ice-cold water. I am truly desperate. Many people have reported this problem to the apartment. Nicci replied that this was an emergency and that they were contacting contractors for urgent repairs. On March 16th, Nicci sent an email saying that the necessary parts would arrive that day and contractors would be arranged for repairs. On March 20th, Nicci sent another email stating that the necessary parts were still being manufactured, and there was no timeline for when hot water supply would be restored. (I have kept all of Nicci’s reply emails.) I have no idea how the staff at Rede House have been handling this issue from February 10th to March 20th. You do not care about the lives of hundreds of people in the entire building. Furthermore, the heating has barely been working since last October. I never expected to be treated like this in a foreign country. I never asked for any special services from you (though you would not provide any anyway), but you cannot even guarantee the most basic living conditions. After a long day of classes at university, I return to the apartment exhausted, only to be greeted by a cold home. The main entrance downstairs works intermittently, there is almost always only one elevator in service, the heating is barely functional, the hot water was inconsistent and now completely gone, only cold water remains. I even had to take cold showers during my menstrual period. The staff are full of lies; they never solve problems but only perfunctorily deal with tenants. You do not refund any rent even after failing to provide basic services for such a long time. You reply to emails only when you feel like it. I have lived in many countries, but this has been the most desperate year of my life here. I never imagined my life would become so miserable, nor could I believe such things would happen in a developed country. Running an apartment housing people from all over the world in such a way is a disgrace to the UK. I am truly deeply disappointed with this apartment. So many times, I even feel sorrow for my own life. This has been the worst year of my entire life.

DO NOT RECOMMEND!!! I am extremely disappointed with my experience living in this student accommodation. The ongoing issues with hot water and heating have made it incredibly difficult to live comfortably. This occurs multiple times every month and every time they say they need to get a part. For nearly two weeks now, we have been left without reliable hot water, meaning we’ve had no choice but to take freezing cold showers. This is completely unacceptable, especially considering the rent we are paying. What is even more frustrating is the complete lack of effective action from the accommodation team. Every time this issue is raised, we receive the same generic response claiming they are “trying their hardest” to fix it, yet nothing ever changes. It feels like our concerns are not being taken seriously at all. The heating situation is just as bad. My room is so cold that I have to wear warm clothing indoors just to stay comfortable, it genuinely feels like Antarctica inside my own apartment. This should never be the case in student housing. On top of this, one of the elevators has never worked the entire time I have lived here, which is extremely inconvenient and again shows a lack of proper maintenance. A few months ago, when a similar issue occurred, we were at least offered temporary solutions such as shower tokens to use facilities at the nearby hotel. However, despite this issue lasting much longer this time, no alternative arrangements or compensation have been provided. It is unfair that residents are expected to endure these conditions without any support or acknowledgment considering we are paying £600+ every month yet we are lacking the basic necessities. Overall, the lack of basic facilities, poor communication, and failure to resolve ongoing issues make this accommodation very difficult to recommend.

We have had no hot water more often than we’ve had it. Staff did, on one occasion out of many, give us an alternative by suggesting we use the showers at the hotel behind Rede House, but they failed to mention to maybe bring a bathing suit. The shower doors there are barely frosted, and the frosted part has a huge cut‑out handle you can easily see through. Staff make appointments for room inspections or yearly maintenance on a certain day, then turn up two weeks later unannounced. They have also been known to let themselves into your room. They do knock first, but if you aren’t there, they will use their own key to enter without an appointment and without telling you afterwards, just to show future tenants around, this has given myself and others a lot of anxiety because we dont know when they will enter our room or who is entering. One out of the two lifts works, if you’re lucky. Floor 4 barley ever works so you have to either go to the floor above or below and take the stairs. There’s also ridiculous noise coming from the street outside; if your room faces the front, it can be loud until 5am. There have been multiple issues with the common room/lounge downstairs being left in a terrible state, with food, bones, and wrappers everywhere. An email was sent out about keeping the room clean, but it’s disheartening that it keeps happening again and again. This is upsetting because the cleaning lady is without a doubt the loveliest, most welcoming person there. Most of the gym equipment doesn’t work, and if it does, the small space makes it very awkward to use when anyone else is in there. The cameras facing every angle make it a little uncomfortable too, although I understand why they’re needed. The movie room never works, and when I asked staff how to use it early in my tenancy, they said they didn’t know and rely on us to figure it out. My shower has great water pressure, but I can’t shower for more than five minutes (at a push) without having to stop because it starts to overflow. This isn’t something you can fix yourself because of the way the drain is designed, yet the tenancy agreement says the drain is our responsibility. (could of read this wrong so i will check). Whilst i can appreciate the efforts made to fix this and buy the new parts, these feel like half measures. as well as no hot water there is no heating during these periods, during the warmer days this is fine as the rooms tend to run warm due to lack of ventilation in the hallways, during colder days, such as through winter when we didnt have hot water or heating, this was very alarming. parcels are constantly being taken, due to only having letter post boxes, any larger items get left in the lobby, precautions have since been taken and they now get locked in the office after it closes, most times, it shouldnt be happening. and when you bring this to staff attention they say they cant help you EVEN IF CCTV IS POINTING THERE because 'the office is closed during that time period'. yes one of the residents here said they had this exact conversation. The bed in my room doesn’t lift up; instead, it has drawers on either side. It’s extremely hard to open, and if you want to lie down after a long day, the slats underneath fall through at the slightest weight. It’s very frustrating especially since early on in my tenancy i had to use crutches and still suffer from this, when you’re trying to sleep, roll over, and suddenly fall through the bed. the fridge/freezer in my room is the size of those you find in caravans, even if you have a dual tenancy/live with your partner. I have found my freezer doesnt freeze and is not big enough to fit a pizza box in there without taking it out the cardboard and by the time a few hours have passed, its fresh.. it may aswell be put in the fridge portion. i wouldnt suggest staying here, more if you have a disability or struggle with stairs, with the lack of working lifts and fire alarms i did email asking for rent compensation on the 24th November 2025 but failed to get a response, i have tried again today.

Im on my 2nd year at Uni, aswell as my 2nd year at staying at rede house, and honestly I really do love living here, The accommodation manager nicci is incredibly friendly to me all the time, always saying hi when we bump into eachother, or waving at me for across the street when we spot eachother, and all of this makes living here and having issues sorted so much easier. the maintenance man, neil, is absolutely amazing to talk to, incredibly friendly, and rather prompt at getting back to me and fixing any issues that I may have! Ive never been charged for any repairs, as they have only been small, but they usually get sorted within a couple of days. I face the back of the building, towards the leonardo hotel, and I am often awoken by the sounds of drunks fighting outside of it, or by the sound of the bin men in the morning, but that cant be helped. The window doesn't open very far but thats never been a problem for me. My room is incredibly spacious (more space than I know what to do with) and while the wallpaint in my room is god awful to look at (Lime green) the room is genuinely very cozy and really feels like a 2nd home instead of an "accommodation". The buildings Washing machines also use curve which is an absolutely God awful company, you have to use an app to use the machines, which is completely broken and barely works, they are HUGELY overpriced, and the dryer doesnt work...at all, you have to run it a couple of times which gets incredibly pricey..and it still ends up wet in the end. Buy a small heated drying rack, only way I can dry my clothes. Also this year has started off pretty rough compared to last year, So far it feels like we've had more days without Hot water than we have had with, at one point with it lasting around 9 days without. At the one week mark we were offered showers at the leonardo hotel which i mentioned previously, but you have to take a token from reception, which i was not too interested in doing, so I stuck to the cold showers. Also i noticed that in other reviews people mentioned about all the floors having a unique "smell". This is absolutely true, and the smell isnt great either and is rather disgusting, but it wont ever make its way into your room. Thankfully. Ive yet to use the cinema room unfortunately, but im absolutely dying too cos it looks like itll be great with friends, and Ive used the gym quite a bit, and its great! Some of the equipment is quite old and noisy, and it can be embarrassing when theres other people in there because of the loud noises it makes, but other than that, the facilities here are amazing! All in all, my stay so far at rede house has been amazing, obviously things can always be improved, but at the moment, I genuinely have nothing of note other than the strange smell in the hallways and The curve washing machines. nicci and neil are amazing, and ive not seen what people mean in the other negative reviews about them, but they do a great job, the location is more than ideal, my room is great and the facilities are awesome!

Keep well away from Rede house…

Keep well away from Rede house Middlesbrough. The heating and hot water is in constant fault. It was off for a month last time in March 26.They have no understanding of their statutory obligations and the complaints procedure is non existent. They expect a vulnerable student to use facilities in a building 500 metres away. Sent in excess of 30 emails 25 of which were ignored. Promises by complaints to respond ignored. I have a full chronological history of failings. If you are considering sending your child there then DON'T.

I have lived here for 2 years now and have never had a problem, staff are lovely and always help when I have an issue. I’d like to thank Nicci and Neil for always helping me and just being there if a problem arises. The fire alarm does go off sometimes but it’s student accommodation so it’s to be expected and there are fire wardens in place to ensure residents safety. I have seen the poor reviews and have to disagree with the comments about the staff, personally I have had no issues with my flat so I can’t comment on the issues within other reviews however I have never had an issue. Any faults that I report are always fixed within a day of reporting. I think other tenants have to acknowledge that kindness goes both ways and perhaps the staff have simply had enough of rude tenants.

I lived at Rede for my 3 years at Teesside and I wouldn’t have changed a thing! Nicci and Neil do a fantastic job of running the building, whatever you need Neil is on hand to fix and Nicci is like your away from home mum! For Nicci it isn’t just about being the building manager it’s about the relationships she has with the students, always making sure they’re okay and someone to talk to if needed, whether that be about university or personal issues which I think is so comforting especially for people who are living away from home for the first time. Im happy I chose to stay at Rede during my time at Teesside, it definitely made the university experience! All around a fab place to live 😊

I lived here for more than a year. In a nut shell, this is my worst experience so far. - the building manager is the worst staff I’ve ever met. The other two man were nice. At the beginning, things went well. I didn’t have any interaction with the building manager. Things got worse since I lost my order. If the delivery comes during the noon or when the building manager is not around (she will be there from 10 to 3-3:30 only), there is no place to keep your stuffs. They allow the delivery guy to leave your orders on the counter. It means anyone can just go by and take your stuffs. In my case, I had the prove of delivery. One staff had received my package, but when I asked for it, they didn’t give me any reason/evidence why the didn’t have it with them. Then when I asked for their help to claim my lost parcel, they just ignored my request. When our contract had around 9 months left, I received an email regarding contract renew. This emails was sent to all the residents, not specific to us. I thought it was still 9 months left, that email shouldn’t be for us. After that email, I didn’t receive any other notifications. Till 3 months before the end date, I reached out to them to extend my contract. And it turned out they have rent out that room to someone else, without consulting us. Its just a part of the story. When we moved out, Nicci tried to take 1 of our furnitures, she claimed it without any proffs. Even I had the evidence showing that I bought that furniture from the previous tenant, but she said it was there, in the room when we moved in (where else should it be?), thus it belonged to her, which is so ridiculous. Despite all the evidence we gave her, Nicci denied to understand. She kept claiming it was hers without any reason. Not until we found a point in the tenancy agreement, and also an evidence of the previous tenant saying that they leaved all the things for us, then she had no choice but let us have what is ours. After all the trauma that she caused, she didn’t even say sorry. Nicci is the worst building manager that I have ever met in my entire life. She is the biggest reason for this 1 star rating.

My experience at Rede House began with a warm welcome from Nicci Lee, the accommodation manager. She went above and beyond to assist me with the entire onboarding process, making as smooth and stress-free as possible. My studio unit needed a few little replacements and repairs throughout my stay because of typical wear and tear.Neil, the maintenance staff, proved to be incredibly helpful and reliable. He always responded to my demands in a timely and effective manner. Months later, I felt confidence in recommending Rede House to others who were looking for student housing because of my great experience. Once more, Nicci was kind and helpful, helping them through the procedure with ease. All in all, Nicci and Neil at Rede House, together with the entire staff, exceeded all expectations. My stay was unquestionably pleasant since they always gave me outstanding attention and help, swiftly attending to any problems I had. FIVE STARS

First, to be clear: the staff are great. I’m unsure what the other reviews calling Neil or Nicci rude are about; they’ve been nothing but friendly and helpful since I moved in. However, this year, it seems that there’s been more days without hot water and heating than with. Only one or two lifts work, and the lift that does regularly stops working. When it’s particularly stormy, a number of the rooms leak. This problem is known about and hasn’t been fixed for a number of years. During the summer, the rooms cook due to the inability to open the windows fully, and due to lack of ventilation through the hallways, opening the door does not help. There seems to be an abnormally high number of fire alarms in the middle of the night, compared to other student accommodations. The washing machines use Circuit, who have a notoriously bad app and increasingly expensive machines. Additionally, the dryers do not work well, meaning that drying a single set of clothes (necessary, due to lack of ventilation in the rooms) can often cost you multiple times over. The internet can run a further cost if you need something approaching fast, or need to connect more than 5 devices. Additionally, connecting some smart home devices can be difficult, and connecting consoles can be a chore. You will need to turn off some privacy and security features to make the WiFi work on these devices, if you can at all. The area itself isn’t great; you will regularly see drunk or high people fighting outside, aggressive beggars, people getting mugged, etc. To some extent, this is the town itself, and these people are unlikely to cause groups an issue, but the university accommodation has 24 hour security, and you would be safer there, especially if you’re alone (or female). The security in this building appears to consist of a set of painfully slow double doors, which are also occasionally broken. If you needed to get inside quickly, you couldn’t. The occasional dodgy (non-student) person will also try to follow you in. If others showers clog up, as they often do, you can see water coming in from your roof, or leaking down the hallways. The showers seem very prone to clogging, and easily overflow. You need to be very vigilant while showering, to ensure that you don’t flood your neighbours (the water pressure is quite nice, though). The cinema room is okay, However, the bulb is past its expiry date, causing both the brightness or resolution to not be great. It can be complicated to figure out, and due to the bulb issues, you probably won’t be wanting to use it for newer movies anyway. The gym is good, however the running machine has a security flaw that doesn’t allow you to log out of connected accounts; If you connect your Netflix, Spotify or other accounts to this machine, expect this account to still be usable by others, even if you log out of it on your treadmill account. Sound-wise, if you face the main road, you will notice a nightclub down that road. Surprisingly, you will get used to the nightclub quickly. You will not get used to this road being the centre of the Middlesbrough midnight car rally scene, with it sounding like a gunfight outside at any given nighttime, from the bangs and pops of car exhausts. You will find cars delight in racing down this road for hours, at any time from 9pm-4am. This is but a short list of a few of the issues you can expect, and covers but a fraction of the day to day problems you may run into living at rede house. I really couldn’t recommend risking it, pick somewhere else.

EDIT: 21/12/2023 After three months of waiting and me requesting a help of a solicitor, who were ready to take the case to the court, they have aggreed to pay me compensation for late return of the deposit as a pre-court settlement (I am yet to receive it, so I will likely update the review with more info if I actually get it - I have grown to expect anything from this company). Do not hesitate to seek legal protection if you are wronged by this place, as complacency allows them to continue their unlawful practices. Go to Citizen Advice or Justice for Tenants for help. Ridiculous place I would suggest people to avoid at all costs. When I signed the contract, they gave me the wrong bank details, so I could not pay. I contacted them on the same day, but they replied to me only the day before I moved in, threatening me that they won't be able to move me in if the money did not reach their account. Floor was leaking from neighbour's bathroom. Fridge was fixed with something like chewing gum. No security on site at night time, we had a couple of break-ins this year. No notifications when a parcel arrives in your name, meaning that if you are unlucky enough to order something without tracking, you will never know it arrived. I had to press for a couple of my parcels to be looked up, as they are left somewhere and not picked up. There are also some weird agreements with courier services, when parcels, delivered during the weekends, are stored in a “safe place” in the toilets, behind a lock. Ironically, sometimes parcels are just left for the taking near reception, like what happened with my laptop (not the cheapest thing in the world as you can imagine). Anyone could have taken it instead of me. We got fire alarm drills without any prior notice, people were standing in the cold because management received an angry letter from fire department, as people did not evacuate properly. Second time we got a fire drill for management to show the procedure to someone, again, no warning issued. Smoke detectors in the rooms are emitting a clicking sound every hour. Yes, even at night. Imagine someone clapping or flicking their fingers in a small room. They will tell you to get used to it, and smile saying that “there is nothing they can do about it,” even when presented with evidence it can and is switched off by other places. If you are studying in Teesside, they have the same system installed, and, surprise, it does not click at all. Why is this the case? Because Xenia Students have hired a company which does not have software license to adjust the settings, of course they cannot do anything. And then they claim nobody complains about it. Well, you can refer to this review to say that at least one person complained! They are very slow to respond to e-mails, and many times they simply ignore them, not even sending an acknowledgement letter. They go so far as to ignore letters from local MPs. They neglect use of drugs on their property. Ventilation system is connected, so if your neighbour decided that they want to smoke, you will join them even if you do not want to! Lastly, it has been a month since I moved out and they still did not return me my deposit, and do not respond to my e-mails about it. Look up google reviews for Xenia Estates, one of the management companies of this building. They have a whopping 2 stars. Xenia Lettings wiped the slate clean by moving their office from Altrincham and removing all reviews on google. But you can also look up Fortis Student Living, previous name of the company. A lot of nightmare stories. You are not a human here, you are a tool, which is supposed to bring money to whoever invested into this place. I too thought “It can’t be that bad” when I booked a room here. It is bad. Do not repeat my mistake. Do not live here.

We have been keeping residents updated on the progress regarding the hot water issue. As you may appreciate, boiler disrepair can be complex. Following the failure of the boiler on Friday, contractors were instructed immediately to attend and assess the situation. During this assessment it was identified that replacement parts were required, which were scheduled to arrive today (Monday). We expect the issue to be resolved as soon as the parts are received and installed. The landlord has acted promptly and reasonably in this matter and has taken steps to ensure the repair is completed at the earliest possible opportunity. When my daughter arrived the flat was not the specification she had booked. On top of that it was filthy. Not being the most confident person, my daughter was very tearful about all this. The staff were kind and looked after her while she waited for documents to be completed. They became more motivated to sort out issues when I, a very protective parent, arrived and firmly took control of the situation. While the rooms are big, the finish leaves much to be desired. Rooms are owned by different landlords, hers was uncooperative, refusing to replace a worn out and extremely uncomfortable mattress. The bathroom is old, shabby and falling to bits. The oven has one temperature - mega hot. The whole building is constantly ridiculously hot, even in winter. The common rooms are always messy and dirty. Security is rubbish, the cinema room was trashed multiple times during her 1 year residency. Not the worst place, but definitely not the best

No working appliances when moved in. Waited 4 weeks for an oven new stove top (that the previous client broke and ordered in July still hadn’t been dealt with) and extraction fan. Several several break ins due to slow timing motion door - I know it is ideal for moving belongings in but coming home alone after a night out can be dangerous. Homeless people sit outside the building too asking for money and cigarettes. The windows have a double back tint to obviously not show a public view of yourself however it gives the room a dark and grey mood so depressing. Fire alarms go off at least once a week for 45 minutes.which leads to standing outside in the winter waiting for several fire trucks to turn up with there being no fire. Several tatty designs to the room. Carpet was 2 inches short under the radiator. Bathroom floor severely stained and old painting not even covered up in the edges of the walls and behind the radiator. The only thing to praise is the out of hours telephone line are great and come down straight away. But interior staff 9-5 are not the best attentive
