This is the worst apartment I have ever lived in. The administrator of the apartment is not responsible at all. The apartment has not had hot water for a month, and they always say they are repairing it. I really find it hard to believe that a normal company can repair a boiler for a month without any results. And the front desk of the apartment has disappeared for several weeks. If you have a choice, please do not consider this apartment. I would like to add a few more words to the response regarding the central house below. Firstly, it has been almost two months since the boiler was damaged during maintenance. Boiler is a necessity for residents' survival, and you said you have been working hard to complete the quotation. I don't think it even takes two months to make a boiler out of thin air. Secondly, I simply do not accept your alternative plan. You let us take a shower in the gym, and my religious beliefs do not allow me to expose my naked body in front of others. How can I accept it? In the end.The most important thing is that you have not updated your repair progress in a timely manner. You have never disclosed the quotation contract, repair progress, or purchased parts. Of course, I have reason to believe that you have not taken any action at all. In addition, without any compensation, continuing to require all residents to pay the full renting fee for the two months without hot water has already violated the bottom line of all residents.

We understand this is not ideal for long-term living, but it serves as a temporary solution while we work to restore standards across the building. The delay is not due to procrastination but the lengthy process of obtaining quotes and arranging tasks. The entire Xenia Estate team is working tirelessly to reinstate hot water as soon as possible. Avoid this place. It is not kept clean and is dangerous. Reasons: - Washing machine and dryer are dirty/broken and overpriced - Reception is mostly empty - They cheap out on security by geting rid of the security guard even after break ins - Staff will enter your room without knocking or giving you the notice require in the contract - They do not uphold their side of the contract and repairs take ages - I reported a repair and have not heard in other 3 weeks - Parcels constantly get stolen - Staff are not helpful and never get back to you - WiFi is slow Not worth it.

Majority of my experience of the Robert Owen House by Xenia in Gloasgow was unfortunately bad. 1. Very bad communication by the staff, reception open hours weren’t satisfactory either. 2. The pricing was expensive but the facilities were only basic and condition of things was not good. 3. Due to some accident we lost any access to water for couple of days, it was insane and no refund or apologies. 4. No 24/7 services so if you accidentally lost you card, you had to sleep somewhere else. 5. I didn’t get my deposit back. It’s funny they accept any international payment, but to pay back they take 60 pounds per transaction, plus they said I haven’t paid enough and deducted an amount from my deposit even though I paid everything on time. 6. No clear description on website about the fact that the apartment are missing everything, but they advertise like it’s fully furnished. Well I can keep on with the things that were wrong with this place. Altho If I need to find a nice word to say about the place: The location is absolutely great, bath street. And residents ( mostly students) were lovely :)

My boyfriend lived here and had a horrible and stressful time. There was no hot water for months, so he had to stay at mine and look for somewhere new to live. There is never a receptionist or staff there. Nothing ever gets fixed. His bed was broken since he got there and over 6 months no one fixed it, after he persistently requested for it to be fixed. There have been several break ins, someone even came into the room while we were asleep. Nothing is ever dealt with. Also, they demanded rent off people even though there was no hot water.

WORST PLACE ON EARTH😱😱😱 There was no water for a whole week. Then there was no hot water for months and months. They did not compensate us for any of this. We were left to suffer. ‼️‼️BEWARE‼️‼️ Do not come here. Xenia is not good for students or anyone. - Lift is never working - No security - people break in all the time and break doors and locks 🔓 - no staff - parcels get lost - no maintenance (they do not fix anything!) - Heaters always broken - broken bed was not fixed for a year - light not working in the rooms -Scary place 💀 - Break ins all the time - Dirty and not clean - no reception or help - leakages and no urgent fix -no water💦💦💦 - no common room - no socials - mold and not safe - Rubbish lying around all the time 🗑️ - Management does not respond to email and does not care about students

horrible company that only care about money not people's safety, major flooding and no hot water, many break ins and vandalism, front door broken, asking people to move back to damp mouldy rooms. do not come here for your student housing please try and find somewhere else. the management is sending the same response to all reviews about the issues and ignoring everything about constant break ins and police being called to deal with them. DO NOT COME HERE FOR YOUR STUDENT HOUSING!

Single handedly the worst accommodation ever. The staff are friendly, however, no amount of friendliness could ever make up for the horror show of this accommodation. Yes, you get a studio with your own bathroom and kitchen area, however, you will sacrifice big time in other areas. Prepare to go DAYS without water - not being able to shower, flush your toilet or drink clean water. If you are lucky, it will only last a few days! Not only that, but be prepared to be short changed on your deposit. There is barely ever anyone at reception. The front door is regularly left open and the police needed to be called because there was a dangerous drunkard wondering around the accommodation. The walls are paper thin so you have no privacy and can hear EVERYTHING that happens around you. The location is great though... I will give Central House that. I, personally, did not suffer from a mice infestation but prepare to see dead rats in the common areas. The ceiling in the common areas are broken and leaking. There is damp everywhere. The building affects the social environment - no one communicates with one another. If you are a student looking for a social, vibrant and hygienic environment - this is not the place.

This has single-handedly been the worst experience I have ever had at a student accommodation, so terrible in fact that I had to end my lease early in the middle of the year and move. Living here really negatively impacted my time in Glasgow and caused me a lot of stress and anxiety. During the seven months I spent here there was a mouse infestation that effected the entire building and lasted for months, this was not dealt with in a timely or professional manner by the staff, we had to get the council involved after being told this was not an emergency issue over Christmas break. There was also a fly problem on my floor, at one point I had more than 20 or 30 flies in my studio apartment, this was incredibly unpleasant and again was never dealt with by staff as this problem reoccurred many times. The building is not clean or well looked after, there is often unpleasant smells and trash left about. The washing machines are also not well maintained and they often malfunctioned resulting in having to run the same load multiple times. There was a real issue with people smoking cigarettes and weed which would stink up our studios. Then there is the never ending fire alarms that go off and keep ringing until the fire brigade come to check the building and turn them off, once 4 in one week including late at night and very early in the morning. There is no reception despite what is written on their website, it is a complete lie. The studio itself was not well equipped, it had no trash can, bedside table or coat hooks, I had to buy the furniture from ikea myself. Staff is often unresponsive and not professional. I truly could not recommend this place less.

I am a student at the University of Glasgow and I had reservation staying in the city center due to the associated commute. However, it has been fantastic! The Central house by Xenia Letting us at the heart of everything. Close to all amenities e.g., grocery stores, gyms, and public transport. My overall experience thus far has been great. I only have two complaints. 1) many tenants smoke indoors and it smells quite a bit. I was hesitant to bring my friends and family over for a visit because of it. However, Xenia has been taking action against it and the issue has been improved noticeably. 2) Some tenants are not respecting the cleanliness of shared spaces (e.g., throw garbage in the corridors, the elevators, etc.). However, the cleaning crew of the facilities do their best to keep up, and they are always friendly and eager to help. All in all I would highly recommend Central house by Xenia Lettings. Despite the issues mentioned above, It’s been great so far and I will surely keep staying here for the rest of my degree.

Idiots

My experience with them has been one of the most damaging and distressing chapters of my life. Over four years of mismanagement, they drained me financially, devalued my property to less than half its worth, and left me entangled in endless emails and legal issues. Their behaviour shows a shocking lack of professionalism, and it’s clear I’m not the only one, many others have suffered at their hands. Whether you’re a landlord or a tenant, you are not safe dealing with this agency. They have caused harm to far too many people and should be held accountable. They are useless and scammers

Complete wasters

Complete wasters. I dealt with Rodolfo Pettinato and Solomon and both are equally as useless as one another. After my door got damaged they accidentally gave the deposit back to tenant who went of laughing. Complete clowns. Xenia are worse than bad.

I have had an extremely frustrating and disappointing experience living at Xenia Glasgow. The management is unresponsive, dismissive, and fails to address serious maintenance issues, making it clear that tenant well-being is not a priority. Repeated Lift Failures, The only lift in the building has broken down multiple times over several months. Despite countless complaints, management refuses to provide a permanent fix, making daily life physically exhausting, especially for residents on higher floors. Prolonged Water Outages & No Hot Water for Weeks, The building suffered multiple water outages, with no hot water for over two weeks. Instead of fixing the problem, management suggested tenants travel to a gym to shower, an unacceptable and legally questionable solution. Serious Security Issues, The building lacks proper security, allowing unauthorized individuals, including those carrying knives, to enter. Despite raising concerns, management has taken zero effective measures to improve safety. Dismissive & Unprofessional Management, Repeated emails and complaints are ignored or met with copy-paste responses offering no real solutions. Instead of acknowledging their failures, they blame tenants and even falsely accuse them of intimidation when asserting their legal rights. No Compensation for Unlivable Conditions, Despite withholding essential services, Xenia refuses to offer any rent deductions or refunds, leaving tenants to suffer both financially and physically. If you are considering living here, stay far away. This is one of the worst-managed accommodations I have ever experienced

This place is my worst experience ever. The building is broken-into at least once a week where I often smell weed and mess up the building facilities and cause chaos, and I have told inform the staff and manager but nobody cares. Moreover, we have been more than month and half without hot water and they didn’t give us compensation or and reasonable solution, they say we will fix it but they never had. Living in this place is puts you in a mental and financial danger.

I will advise anyone looking for a rental apartment that is affordable to avoid this company completely. My experience with them is something I will not wish on another. It was affordable in 2020 - 2021 suitable for a student like me, however, I have not rested since I left their rental company in 2021. They send me email every year claiming I am owning them rent in arrears which is practically impossible as I paid my rent every month then and before I could leave the rented apartment, I was cleared by the admin on everything after a check of the apartment and my account with them was done. They continued pestering their life not mine until 2023 when they claimed my deposit from TDS claiming that they discovered I did not complete my rent payment. How? After I was cleared in 2021? Then just yesterday in 2025, after claiming my deposit in 2023, they are sending me emails that I am still in arrears? Is it a crime I rented an apartment with you? How can I still be in arrears in 2025?

In 1 year: over 2 months to change a broken fridge; 2 months (straight) with a broken lift (i am on the 8th floor). Days without water or internet. Other minor issues. All of this with them asking for 12 weeks rent payment in advance. Now that I moved out, they haven't refunded my overpaid rent and deposit in the 28 days they were supposed to. Extremely disappointed, this accommodation is not worth it.

DO NOT BOOK WITH XENIA

I am extremely disappointed with the service I received. From the very beginning, Fiona, Leighton and Liam all promised that a new mattress would be delivered to resolve the issue I had raised. Unfortunately, this never happened. Despite being reassured several times, weeks have now passed and I am still left without what was promised.

If there was less that one star I would rate it. The absolute worst letting agent ever experienced. Exorbitant service charges and fees. my return on a £2460.00 income was nil due to their excessive fees and service charges. Unfortunately mine is a student apartment managed by them, prior to them taking over I used to receive a fair income from my property, not so now. would like to sell the property, but many people are put off by the fact the building is managed by Xenia

Promised calls now for nearly 4 weeks

Promised calls now for nearly 4 weeks. Help 24/7 that is the biggest lie. Head Office staff….. no manager available every time and they again don’t call back. Was put on high priority call back again yesterday no call last night they call you at 9am guess what I called them and no manager available. Our son has not moved in yet and he won’t be. I want a full refund today and Burgess House Newcastle has the worst reviews ever rats, alarms going off, smelly , no service, no help . I will be putting this place down until I get my deposit back but do not use Xenia.

Stayed there for a year and it was the worst experience I had. I initially thought the issues were due to the pandemic but what I experienced went beyond that. The dryers never worked clothes came out cold and wet. If you like your room warm so do the mice and the heaters are locked to only be turned on for 2 hours. Reporting issues on the portal never worked you had to call to report all issues but be prepared to spend some of your money to fix issues. The fire alarms and the call box when off at all hours of the day and night, in a week I only had 2 nights where I could get a full night rest. Getting packages delivered and refund for deposit was a frustrating maze. If you just want a bed and proximity to places to the city centre this place is good for you but if you actually looking for long term accommodation this not great.

Worst student accommodation to deliver to!! They won’t even allow delivery drivers to leave parcels at reception making it impossible to deliver to the apartments! Every flat has a code which you cannot call! If you live here then good luck when you are waiting for a delivery!! Every other accommodation block in central Glasgow allows for parcel safe store! Not this one!!

Just awful

TERRIBLE COMPANY, buildings are left in an unsafe state with no problems ever being fixed. The attitude of the staff working for this company is absolutely appalling and they never take any concerns seriously. Do not ever rent or live in a building managed by this sham of a company. You will live to regret it (coming from someone who has lived in a building managed by Xenia).

It is when you move out you will know they don't give a shit about you,they treat you like you don't matter ,I doubt if people's mental health means anything to them,they even over charge you and not even give a breakdown why that amount was deducted.
