Avoid like the plague! Most of the positive reviews look fake. There is no way anybody who has had to deal with this company will give them any praise. They over charge They outright lie They deliberately mislead you as distraction mechanism to hide dodgy activity The staff are useless and lack skills and training They deliberately hide charges They cannot do basic accounting The MD is cringe worthy with his posts on LinkedIn about how great this joke of a company is and their fake awards. Utter nonesense he is a greedy liar. The company is rife with suspicious activity. To anybody reading this, just reach out to the many blocks they are managing and ask leaseholders for personal reviews. Some apts in the city center are paying 5k/ year in service fees due to urban bubbles failures. Do not believe any of the positive stuff on here, it’s all fake. To the staff at urban bubble, good luck. Eventually the wheels will fall off.

The worst letting agents. AVOID!!!!!!!!!! I have had multiple problems with them, the most recent being that my washing machine broke on 29 May and is still broken. The lack of communication from urban bubble is appalling. I have had to follow up constantly, they either don’t respond to my emails or say they will follow up when I phone them. The amount of money I have spent paying for laundry, could've bought a brand new washing machine by now. They won’t offer any compensation, I have asked but those emails aren’t answered.

Do not rent with Urbanbubble. They have been a nightmare from start to finish and I'm so glad my property is now with a different letting agency. Would give 0 stars if I could. Edit: Looks like Urbanbubble think it's about the rent, which I was totally understandable about as I understood that we should share the burden in the current interest rate environment. Unbelievable! I'm amused that they continue to fail to ever apologise for their horrendous service, which includes but is not limited to: - No white goods or blinds as promised when we moved in. - Failure to fix a broken extractor fan after over a year. Our new letting agency are sending someone on Thursday. They took over the property on Monday. That's how it should be dealt with. - Attempting to charge me when I reported a drop in water pressure because they accused me of making it up. Why would I do that? The water pressure is still markedly lower than it used to be. They are total con artists. If you're thinking of renting with Urbanbubble, let their condescending comment on my review be further evidence that you should not consider it. I don't ever leave reviews, but I had to leave one for Urbanbubble because they're the worst company I've ever had to deal with and I'm so thankful I'm finally rid of them.

Quite possible the worst property management service we have used. For over a year now we have tried to get in contact with the company regarding selling the property. They are poor in replying to emails and phone calls and no one seems to know what’s going on. These guys are very poor, and if you are after a stress free service that works, go with someone else.

Don't ever use this rubbish letting agent, I want to give negative starsssssssss! I purchased a buy-to-let flat located in Manchester which was completed in Oct 2022. The developer introduced Urbanbubble / LOCAL Manchester (they basically the same company) as the letting agent. At the beginning there was already a ridiculous story: Customer Service A ask me if I wanted to rent to an overseas student while Customer Service B asked if I wanted to purchase furniture for future tenant, while no one asked if that student wanted a furnished or unfurnished apartment! Finally anyway I paid £1500 for furniture. Then Customer Service C said that they will provide a snag report after the completion while Customer Service D asked me why I made the toilet dirty - it was because I visited the flat to take photos and installed the curtains myself. At that time I already found that the toilet was dirty with no flushing water. I didn’t care because they said that they will check and provide snag report before letting out. But then finally, they thought that I made the toilet dirty!!! What a mess and a lack of communications! And after 1 year I am still waiting that snag report! Okay, anyway 1 year passed. On 29-Sep Friday, I asked the existing Customer Service Adeeb about the contract end date and if the tenant wanted to renew / extend the contract. Then he introduced Raoisa to handle the renewal. She then replied that the tenant didn’t want to renew and will move out on 3-Oct the contract end date. Urbanbubble claimed as an award-winning letting agent and, it is their “professional” way to handle renewal. Why didn’t they ask the tenant 1 or 2 months ago about the renewal? If the tenant didn’t want to renew then they can start the new tenant search much more earlier! I have a serious doubt that if I didn’t initiate the email conversation, they even not alerted the contract end date is 3-Oct! You know if the flat is empty I still need to pay the council tax as the owner, but they never care! Okay, then I immediately asked about their closing procedure, like keys handling, checking of flat and furniture, but Adeeb was day-off until 4-Oct and no reply from Raosia. They kept having no reply until last Wed 11-Oct. Adeeb said that Raosia is no longer working there. So who is handling the new tenant search?! Who knows!! And Adeeb also said he didn’t know if the keys was returned by the tenant yet and also the status of my flat. See! It is their professional way to manage letting property!!! WTFFFFFFF! Actually on last Tue 11-Oct I sent another email to all their related email address I can find that I wanted to terminate the letting service contract with Urbanbubble. But until now still no reply to proceed my request. Yes they are good at NOT REPLYING ANYTHING THEY DON’T WANT TO REPLY. I was an oversea buyer when I purchased this property. But finally I moved to UK and live in Manchester as well. I can’t imagine if I am still an overseas owner how can I get thing solved by this amazing company. At this moment I basically don’t know and don’t have control on an apartment costed me nearly £200,000. I am still thinking what I can do next step to ask for their reply. So please never use them, never

Would have given it a minus if I could, so that people would avoid them altogether. A group of ignorant, dismissive agents with callous disregard for any concerns raised. Plenty of issues with the flat not addressed until months later or at all during my tenancy. Services such as parking became extremely limited without prompt resolution. The final straw was withholding my deposit for over 2 months, without any evidence or right to do so, which was thankfully sorted via a deposit protection agency. Unnecessary amounts of stress caused over 12 months. I seriously hope these charlatans are put out of business.

DO NOT. And I repeat DO NOT rent with this company. They are completely and utterly INCOMPETENT and NEGLIGENT. They are so quick to let you sign your tenancy agreement, and even quicker to chase you for rent, but when it comes to any query and especially any problems caused by THEM they do not respond to emails and get absolutely nothing done. I’m surprised they haven’t gone bankrupt (or maybe they have which is why they owe multiple people their deposits). My flatmate and I moved into the property and it was absolutely filthy. They did not carry out an end of tenancy cleaning so the flat was inhabitable with a greasy oven, dirty bathrooms, pet hair on carpet, belongings of previous tenants, a broken sofa and may I highlight RABBIT DROPPINGS, yes RABBIT DROPPINGS ( a whole pile of them under the broken sofa). After delaying our move in by a week they wouldn’t deduct that week off our rent and we are still (2 months later) waiting for an “update” regarding our new sofa. To make things even worse, I recently joined my apartments Facebook group where to my horror I have seen numerous posts by residents who rent with urban bubble that they are still waiting for their deposits back after months some after a YEAR of vacating the property. I am at the point where I am seeking legal advice because they are nothing but a FRAUD, scamming people for their money. AVOID AT ALL COST.

Very poor property management. Issuing the digital agreement with multiple hidden traps. So, the average deposit return time is 4 months. As they need to return the deposit within 10 working days of agreeing the deductions, they will release the checkout report only after 3 months even if it is excellent and will respond to your emails once in 2 months. You could prefer this property if one month deposit is of no value to you.

If I could give zero stars I would. Actually minus stars. We have received no service from this company in terms of managing our property, they take our money and are completely useless at the most basic of tasks, such as getting rental dates and amount correct, even when this is pointed out, it isn’t rectified in a timely manner, in fact at all. my tenant is being flagged as in arrears but he is not which I am sure is also causing distress on their end. I’ve waited two years for a property inspection I’ve asked for repeatedly. I’m still waiting. And fobbed off with the same excuses, which they do nothing to change. Communication is abysmal and doesn’t even exist. I have asked 4 times in the last month to be told what the process is to terminate our contract and no one responds. Totally unacceptable service, in fact non existent service. I feel like I’ve been robbed to be quite honest. Do not use this company for property management, and I am sure my tenant is just as fed up with their mistakes.

Utterly shocking company - we have had numerous issues with our tenancy across the year we have been here. The "secure" parking garage was left with the door open for weeks on end. We have parts of the ceiling in our house and falling down and black mould due to poor building maintenance. We have had water leaking under the flooring before from the fire exit stairwell before. To top it all off I am trying to move out and the only lifts in the building are now out of action because of ongoing poor maintenance leaving me unable to move out. Please please don't rent or buy in the sorting house - it should be a lovely place to live but the ongoing issues have caused more stress than it's worth.

Only rating one star but if MINUS was an option we would take it!! I am not one to leave reviews but anyone who is reading this and is signing a flat under the management of Urban Bubble, PROCEED WITH CAUTION. UB has to be the most irresponsible, frustrating, time wasting, unprofessional company I have ever come across. This is surprising due to the size of the company and how many buildings they manage across Manchester. Our situation is not only ON GOING but the tip of the iceberg after 3 months of reporting various leaks across the building in Advent House. Not only do UB simply not care :) but they make no effort to disguise it. Their laughable attempt at communication is the driving factor behind this review as well as the lack of resolution for a building that is on its last legs. I would like to make reference to two people individually, however I believe they are they are in the unfortunate position of being customer facing for even worse employees higher up the chain behind the scenes. 'They' have been useless across the entire 3 months for not only NOT communicating with the numerous flats involved to keep us all on the same page .. but most of all each other. The only things to come from this problem are uncountable amounts of email chains involving contractors/landlords/tenants, empty promises, condescending phone calls, hiding behind receptionists who advise 'he isnt at his desk at the moment', endless stress, wet carpets, rotting skirting boards.. Yet even after all the tireless pestering from our end we are still no further with a resolution. Myself and other tenants/landlords have thrown everything at UB by involving environmental health, the council, addressing the health impact and even informing them that they will not be able to rent the flats out in the current state. But nothing seems to get their attention to actually physically help us. I can see from the rest of the reviews someone replies from a general email trying to justify how the situation has been handled, by deep diving into legal timeframes/blaming other people. This review will probably spark the same response, however I cannot see UB having any leg to stand on as they have been aware of this situation for long enough and the extent of the damage it has caused to not only our flat, but the entire building. I appreciate trying to locate the source of a leak can be challenging due to the nature of how many people it involves (gaining entry to different flats) however the timeframes we were given were simply too long. When the leak eventually reached a communal area it took not even 48 hours for a contract to bash a hole in the roof to try and stop it, I note the gaping hole is still there now and producing a pool of water. Overall, UB have presented a disgustingly lax attitude throughout the process and are very aware the ball is in their court as legally we are still required to pay rent (although now at a reduced rate courtesy of our landlord). They are also definitely aware of how competitive/expensive the rental market is right now which leaves us with minimal options in terms of renting somewhere else. Its the biggest shame we are looking to move out as we love the flat itself but cannot continue to live in a flat where the bedroom is uninhabitable especially coming into the colder months. Cheers Urban Bubble for the compassion and empathy towards our situation :) DO NOT RENT WITH THIS COMPANY YOU WILL REGRET IT, SAVE YOURSELVES TIME, MONEY, AND EMOTIONAL STRESS :))))))
