Bedford branch, what an unprofessional experience. There was confusion over appointment dates, and I was initially told that viewings after 5pm were not possible. Shortly afterwards, I was then contacted and told there was someone else interested in my slot and asked whether I could attend after 5pm instead, which was inconsistent and frustrating. I also provided feedback on the property and requested a call back, but had to chase this myself, only to find that nobody seemed aware of the situation. To make matters worse, the person showing us around the property was unable to answer even basic questions about the house, which left us feeling unsupported and disappointed with the overall experience.

Disappointing Experience and Lack of Support As first-time sellers, we made it clear from the start that we would need extra support and clear explanations throughout the process. Despite being reassured this would be provided, the service didn’t match what was promised. Key parts of the contract were not properly explained before the property went live, which left us unsure about important terms and responsibilities. Communication was inconsistent throughout. Although emails were being replied to, our actual questions were often left unanswered, which made the process even more confusing. Several avoidable issues during viewings added unnecessary stress. There were also delays caused by poor follow-up on the buyer’s mortgage situation, very limited contact after the sale fell through, and missed commitments regarding marketing or refreshing the listing. Even simple matters, like sorting out the “For Sale” sign, were not handled proactively. Choosing this estate agent cost us nothing but stress. After this unpleasant experience, we moved to a different Agent who immediately showed that the level of support, communication, and professionalism we needed can be delivered. If you’re looking for proper support and clear communication, I would strongly recommend going elsewhere.

We had a wonderful experience working with Molly during our recent house purchase with Urban & Rural (Bletchley). From the very beginning, her friendliness made the process feel accessible and comfortable. Estate agents can sometimes come across as pushy or uptight, but with Molly it felt easy and natural from the outset, which we really appreciated. One aspect we particularly valued was her proactive approach in liaising between us and the sellers. She consistently kept us informed throughout the process, which made communication smoother and helped maintain a cordial and positive relationship with the sellers, who were also exceptionally lovely. A real highlight for us was Molly’s support when an issue arose with the conveyancers attempting to overcharge us. When we reached out to her, she responded immediately and was incredibly proactive. She liaised with the agency’s director, who then raised our concerns directly with the conveyancing team. We believe this intervention played a key role in resolving the matter as we had hoped. Overall, Molly’s approachability and ability to build rapport with both parties truly set her apart. She helped make what can often be a stressful process feel much more manageable. We would happily work with Urban & Rural again in the future, and of course with Molly. We wish her every success and a bright future in real estate.

We have had an awful journey with moving house, to say the least, it’s taken just under two years for us to get to here! We owe so much to our estate agent, Molly.
