Told to be quiet, but some are allowed to play ping-pong outside of our office doors.

When I signed the contract for leasing an office at Spaces, I was told very explicitly that it was a quiet workspace and that I need to be very quiet. In fact, a few weeks back I received an email from management saying that we need to maintain quiet in the hallways and if we are talking on our phones to go into a quiet room. Now there’s a ping-pong table Outside of my office in the common area. Now I have to hear the noise of the ping-pong table. And woo hoo’s by the players. When I reported to the receptionist that the ping-pong table is a noisy environment for what is supposed to be a workspace, I was told well that’s what they want. New people moved in recently and wanted a ping-pong table and for some reason they were provided with one whereas I was told I have to be very quiet. This is unacceptable.

Awful as leaseholder im still waiting…

Awful as leaseholder im still waiting for repairs after 3 years.. They have now joined with Sabre estate management, 2024? but same awful service. I have photos and many emails and would post them if possible one window had wood hardener splashed over it! They tried to fob me off saying they were not responsible, then they havnt the money, for the record ive been paying service charges for 27 years! The listed building frontage has also fallen into disrepair. Its starting to look like a slum, 3 years of complaints requests and now they have said they have accelerated my complaint to Head Office lol One of the persons is actually a director! I have little hope. Ref the windows im very suspicious they are waiting for them to fall out then say its my responsibility to replace. Some windows have been replaced on other flats, but the company will not supply me with relevant planning permission for a property in a conservation area and a listed building, im really not sure if the plastic replacements are legal under article 4 . I am left to think why? The only option left is the ombudsman and any other legal body and of course social media, which I shall use with abundant enthusiasm now. .

Many thanks for your review. Whilst we understand your frustrations, please be reminded that the decisions to carry out repairs and redecoration are the decisions of the Management Company, not SABRE so we are not permitted to make the decision. We as the Managing Agents then action any works we are instructed to. All works are dependent of sufficient funding being made available and you have been kept regularly updated with regards to decisions that have been made. Annual budgets and accounts are provided to each leaseholder and will show all expenditure for that year which allows you to see the services in place, these are the services that the service charges cover. The other properties on the estate made the decision to replace their windows at the cost of each property as window replacement is not covered under service charges, you declined to proceed in that direction. It would be inappropriate for us to provide you with information relating to the planning permissions that may or may not have been provided in relation to other properties, however, this information would be available on your local Council website. You have been advised of our official complaints process and should you provide an official complaint, it will be processed accordingly.

This time around I was told that it would be included in the 1 September payment run and that I should wait 5-7 business days for it to reflect on my account, It’s been 12 business days now.

Overpriced, unintuitive, horribly designed, and seemingly they think it’s okay to not have power supply around all working desks. I’m new to spaces, i only tried ones in Scotland and they are far better than this.

From day one SAB have proven to be very difficult and I've tried my best to be objective and fair but their failings are consistent. When a problem arises, they do everything they can to put the onus and cost on the tenant, including making ridiculous amateur errors that it is then on you to point out their mistakes, wasting your time making you do their job. They offer no solutions and have no creative thinking but I can only imagine this is because the majority of their staff are 18 years of age, have recently graduated local sixth form centres and colleges, walked straight into a job here with a minimal pass in BTEC Business, and are not up to the task. Certainly there is some effort with customer service, the staff are seemingly not bad people, but they are naïve, lack creative thinking, there's no love of the job for sure, but worst of all is their obvious inability required for the role and a lack of skills that make life difficult and frustrating for the tenant. They are an unnecessary middle man. I would avoid unless renting via them unless there is no other choice. Edit following SAB response: They took my creative thinking comment to be a criticism that they wouldn’t work outside of the law. This is a misinterpretation. In the example they clearly thought I had in mind (because they know they were a disappointment) they were totally oblivious to the multiple ways their chosen 3rd party, Goodlord, could carry out their relevant checks. It was up to I and my wife to go to the Goodlord website when SAB simply said “we’ve only ever done things this one way, we don’t know what to do”. So when I was talking about “creative thinking”, I meant something more akin to problem solving. The real problem is that I didn’t mention an example because it’s been multiple times. Last week I had to waste my time contacting them because they told me I was liable for a bill dated for a period ending 16th of June, when our tenancy began on the 17th. Ultimately showing that they can’t read, or understand dates. When this risks bailiffs coming to us, or a misunderstanding affecting our credit rating, I really think these mistakes are unacceptable. Anyone would except SAB who think i’m unfairly picking on them obviously. As for them saying my comments on their staffs credentials were unkind and untrue, again, I checked the “linked in” profile for whom I was corresponding with because I was in disbelief at their lackluster efforts. Of course there was generalization and allusion to their staff as a whole m because I hardly wanted to name and shame their inexperienced eighteen year olds who are still learning, but I calling me a liar is hardly tactful. They can shirk responsibility and try and cover their iniquities with a desperate defensive reply but you need only interact with their staff once to realize i’m being completely honest, reasonable, and objective and that they need to do better. Otherwise they wouldn’t have such a depressing collection of reviews from tenants and a rating evened out only by the presence of their landlords and contractors who I can only imagine must enjoy a premium service.

James · 23 August 2025 · SAB Saint Andrews Bureau Ltd Cambridge

Agent replied · 9 October 2025

Hi James, Feedback is always welcomed, and we do take onboard all feedback. The Tenant application and referencing process is very regulated and has strict policies, being “creative” isn’t an option and we would not be doing our job if we didn’t follow these procedures and policies. The requirements set for referencing to conclude with a satisfactory report are set out to ensure a landlord is complaint with insurance policies, which would be void otherwise. You are absolutely entitled to your opinion but when you are referring to our team members in this way it’s not nice for them to read this especially when this is untrue. We appreciate it can be frustrating for applicants when they do not meet the criteria and in this situation every available alternative was offered.

I live abroad and rent out my house in the UK and have recently changed agents to SAB. The handover between agents was smooth and SAB have already done a good job managing a change-over of tenants. I personally really value having a single go-to as my property manager, who is easy to contact and responsive to my queries and requests, as this gives me piece of mind letting out my house while overseas. So far I have experienced all of these things, so I am very satisfied with their service. Thank you SAB!

Believe the 1-star reviews this place is as bad as they say it is. Especially the staff. I booked a day-office to host a team training day, the next day I spoke with staff at reception to ask them if it would be possible to switch to a meeting room which has a video screen. The staff approved and guided me on how to do so. I confirmed with staff on the day there would be no double-charge or costs associated, which they confirmed. A few weeks later - I find that I am being charged a cancellation fee to which I escalated to the reception team. The Reception manager - Kayleigh Turner - Not only refused to support in this matter, when she was offered a chance to waive the 'Day Office' fee as a goodwill gesture she refused to do so citing company policy. I understand it's in my terms and conditions - but when it comes to client service - they are overall quite poor. There are several ways this could have been handled better and they failed to do so.

Even though we had to move in at very short notice, SAB were incredibly helpful and accommodating. During our tenancy, replies to our queries were prompt and helpful. Any maintenance requests were handled appropriately and with due care. Staff were friendly and concise in their communications. This has been our most seamless and relaxed tenancy thus far, thanks in no small part to SAB.

I do not recommend this agency. They are very good and quick when it comes to finding a property, but when it comes time to leave the property, they are completely unprofessional. I left a property with them on June 20th, and to this day, a month later, I have not received any response about my deposit. It's completely ridiculous because I've always paid all my fees on time, and now I have to deal with this. Besides the lack of communication and not responding to my emails, find another agency!

We have maintained communication since the checkout to ensure the tenants were aware of the landlord’s intentions. There was an initial delay whilst the landlord gathered quotes for the deductions proposed. Once we received these, we passed them to the tenants who did not agree to the amounts. The landlord did not agree to an offer made by the tenants and on 7th July we received confirmation from TDS that the tenants had started a claim for an independent adjudication, therefore leaving the decision on deductions to TDS. This has been an ongoing claim in the hands of the TDS since 7th July. We have replied to all communications from tenants and TDS promptly, the only delayed reply was during a week when the Property Manager was on leave, they had an out of office message set giving an alternative contact that was not used by the tenants during that week, and the Property Manager replied upon their return. The deposit belongs to the tenant and deductions must be agreed by the tenant before it can be processed. In the event the landlord and tenant do not agree, the TDS is used to provide a fair resolution. This process must be followed by law and SAB have complied. We appreciate a tenant feeling frustrated when this process is used as the TDS work to their own time scales, but this is outside our control as an agent.

This place should be ashamed of its non-eco-friendly approach, especially considering everything that is said about wasting energy. The air conditioning is set to such a low temperature that in the middle of summer, when it’s 30 degrees outside, people working in the office have to use heaters and electric blankets just to avoid freezing. If this doesn’t lead to a reaction from the management, I will report it to the appropriate institutions and environmental organizations. Shame on you for the way you treat the environment and the people who are trying to work in such extreme conditions.

We’re sorry to see your low rating. We always strive to provide the best experience possible, and we’d really appreciate the chance to understand what went wrong. Having looked into this, we believe your review relates to a property we previously managed. We actually stopped managing this property some time ago, as the landlord insisted on handling all maintenance themselves and would not allow SAB to arrange repairs or works. Unfortunately, this prevented us from instructing boiler repairs or ensuring other necessary upkeep. It’s important to note that the legal responsibility for providing a safe and suitable living environment lies with the landlord. As this was not possible under the circumstances, we ceased managing the property. If you’d like to discuss this further, please don’t hesitate to contact us directly. Your feedback is important to us. Thank you.
