GoogleMy husband and I had a wonderful experience with SAB and are so happy we chose to rent through them. From the start, Lauren Cash was quick to arrange our virtual viewing and was happy to work with me even though I wasn’t yet living in the UK. She followed up promptly on all our questions and was patient and supportive throughout the process.
Anya Fitch was also extremely helpful, always responding quickly and making sure everything was in place for a smooth move-in. We absolutely love the home, and even after moving in, SAB has been proactive in scheduling maintenance they noticed was needed without us having to ask.

1-bedroom flat rented in Cambridge for 10 months. Landlord was excellent. But 2 episodes of cleaning-related problems with SAB. 1st - flat was left extremely dusty after bathroom refurbishment during tenancy, the first cleaner instructed by SAB did a dismal job and a second cleaner had to return to complete the work. 2nd - SAB arranged professional cleaner at the end of the contract, fee was very high for the small amount of work done in a small 1-bedroom flat, without a quote being agreed to beforehand. Rest of experience with SAB was good.

I had an awful experience. The agent showing me the property asked me to take my shoes off, even though the property was clearly not cleaned. I had viewed a few properties already, and no one ever asked me to do that, but I didn't mind a the time as I was really interested in the property. I really liked the place, and I applied the same day. I was told to wait 10 working days for a response from the owner. It seemed like quite a lot, especially since most agencies give you an answer within 1-2 working days. After 10 days passed, I called the office a couple of days in a row asking about updates because I really loved the place and wanted to rent it asap. Each time, the lady from the office told me there was no response from the owner despite 10 days passing. I eventually stopped asking, thinking that perhaps I just needed to wait a bit longer and I'd get a reply. As of now, I can see on Zoopla that the let has been agreed, I'm guessing for another tenant. I was not notified, despite the lady on the phone telling me that the agent would give me an update as soon as the owner replied. I just think it's incredibly inconsiderate and unprofessional, especially since I asked for an update multiple times. Next time, if you see someone is interested in the property and you don't want to rent to them, just be honest with them and don't waste people's time.

We are sorry to hear of your experience. We can see in this case we received several applications for the property and the landlord was away, asking us to allow time for them to decide on their return. Even then we had to chase for a response which is unusual as landlords are usually keen to make a prompt decision which allows us to keep all parties informed promptly. According to our records each interested party was updated of the decision on the same day it was set to ‘let agreed’ so we are sorry to hear you did not get this call/ receive a voicemail. This was a genuine oversight on our part and not a reflection of how we usually manage applications.

SAB is an awful agency; please avoid it. We rented a property from them for 6 years, and they still let us down several times. TWICE they let us down without hot water and heating in the winter (we have small children), because the boiler broke down, and they did not help with the repair. Their contractors are awful; they were rude (even shouting at us) and did a terrible job. Sometimes jobs had to be done several times because of this, which caused a lot of trouble and high costs for the landlord.

We can appreciate it is an issue for anyone to have a boiler fail in winter. We dealt with this promptly and we took instructions from the landlord regarding all maintenance, so the landlord was informed. The boiler was under warrantee at the time, which the landlord wanted to use however once it was determined the parts required were not under warrantee we arranged for these to be replaced. Then the landlord asked for another contractor to attend to give a second opinion which caused a delay. Once the landlord approved the work, we had this done quickly. 5 electric heaters were supplied to provide heat. We always act quickly when a boiler fails however in this instance, we were reliant on the landlord approving works which were delayed for reasons beyond our control.
With regards to the deposit there was a gardening cost which the landlord requested be deducted. The tenant has a right to dispute any deductions via the TDS if an agreement with the landlord can not be reached. The amount deducted covered the gardening invoice in full.

GoogleTHIEVES. We rented with them once and some friends of ours thrice, every time they kept half of the deposit for the most absurd reasons. For us, we were told the dish washer was dirty (which is funny because we never used it, not even once!) and there were cardboard boxes in the paper bin (if waste sorting day wasn't before our departure what were we supposed to do?). Not honest. The only good thing is that if there is an issue, they have the form online and they are very efficient in calling fast a plumber or others (there is also to consider that the rent is skyrocket high also because part of the maintenance). However, the owners and them don't do any maintenance themselves at all. When we arrived, there wasn't even the fridge, the bathroom has always been full of mould and the washing machine was clogged and with a disgusting smell.

All tenant deposits are protected in a government-approved scheme, and any deductions must be agreed with the tenant; it is not possible for a landlord or agent to simply retain part of a deposit. Tenants also have access to an independent dispute resolution service if required.

As a tenant, I expect a basic level of support and professionalism, but unfortunately this agency has not met that standard. I’ve left feeling frustrated and extremely stressed rather than reassured. I wouldn’t recommend them to anyone looking for a responsive or reliable service. Barely anything was fixed while in tenancy while rent kept increasing. I paid for regular window cleaning and bin cleaning for the entire tenancy and yet they had the audacity to deny this and take my deposit for this.

We are always saddened to read a review where a tenant is not satisfied. This is not an appropriate platform to respond to the details but we are waiting for a reply following the checkout so the deposit can be resolved, as thus far no deductions have been made. The landlord has stipulated a list of deductions they wish to make but nothing has concluded as we have not yet received a reply from the tenants. As the managing agent we are reliant upon information given to us by a landlord which we then supply to tenants, and we require the landlord’s instructions to proceed with repairs. We appreciate there can be frustrations at times, as landlords and tenants do not always agree. We tried to assist as much as we have been able to in our position and this has included numerous calls made by us to provide necessary information and assistance and staff taking time out outside office hours to assist more than once recently. We would deal with any complaint about SAB seriously should we receive one.

GoogleLiving in the flat I rented from this letting agency was a nightmare. The flat was on 25 Regent Terrace. When I moved in the flat was very dirty. The carpet, mattress and living room furniture were dirty and with an awful odor about them. The fridge smelled of rotten food. These issues were ignored in the inventory of the move and instead wrote that the state of the apartment was "professionally clean". The flat had a constant smell of mould and the agent brushed off by claiming it was caused by my kitchen and the restaurant outside. I discovered black mould under the carpets. The agents claimed that this could be caused by the shower leak and tried to shut down my complaint by blaming me for the mould. I did not know what I could raise a formal complaint and take this agent to court as I know now that the presence of mould is a serious offence of the tenancy and they tried to mislead me about it.

GoogleFrom day one SAB have proven to be very difficult and I've tried my best to be objective and fair but their failings are consistent. When a problem arises, they do everything they can to put the onus and cost on the tenant, including making ridiculous amateur errors that it is then on you to point out their mistakes, wasting your time making you do their job. They offer no solutions and have no creative thinking but I can only imagine this is because the majority of their staff are 18 years of age, have recently graduated local sixth form centres and colleges, walked straight into a job here with a minimal pass in BTEC Business, and are not up to the task. Certainly there is some effort with customer service, the staff are seemingly not bad people, but they are naïve, lack creative thinking, there's no love of the job for sure, but worst of all is their obvious inability required for the role and a lack of skills that make life difficult and frustrating for the tenant. They are an unnecessary middle man. I would avoid unless renting via them unless there is no other choice.
Edit following SAB response: They took my creative thinking comment to be a criticism that they wouldn’t work outside of the law. This is a misinterpretation. In the example they clearly thought I had in mind (because they know they were a disappointment) they were totally oblivious to the multiple ways their chosen 3rd party, Goodlord, could carry out their relevant checks. It was up to I and my wife to go to the Goodlord website when SAB simply said “we’ve only ever done things this one way, we don’t know what to do”. So when I was talking about “creative thinking”, I meant something more akin to problem solving.
The real problem is that I didn’t mention an example because it’s been multiple times. Last week I had to waste my time contacting them because they told me I was liable for a bill dated for a period ending 16th of June, when our tenancy began on the 17th. Ultimately showing that they can’t read, or understand dates. When this risks bailiffs coming to us, or a misunderstanding affecting our credit rating, I really think these mistakes are unacceptable. Anyone would except SAB who think i’m unfairly picking on them obviously.
As for them saying my comments on their staffs credentials were unkind and untrue, again, I checked the “linked in” profile for whom I was corresponding with because I was in disbelief at their lackluster efforts. Of course there was generalization and allusion to their staff as a whole m because I hardly wanted to name and shame their inexperienced eighteen year olds who are still learning, but I calling me a liar is hardly tactful.
They can shirk responsibility and try and cover their iniquities with a desperate defensive reply but you need only interact with their staff once to realize i’m being completely honest, reasonable, and objective and that they need to do better. Otherwise they wouldn’t have such a depressing collection of reviews from tenants and a rating evened out only by the presence of their landlords and contractors who I can only imagine must enjoy a premium service.

Feedback is always welcomed, and we do take onboard all feedback. The Tenant application and referencing process is very regulated and has strict policies, being “creative” isn’t an option and we would not be doing our job if we didn’t follow these procedures and policies.
The requirements set for referencing to conclude with a satisfactory report are set out to ensure a landlord is complaint with insurance policies, which would be void otherwise.
You are absolutely entitled to your opinion but when you are referring to our team members in this way it’s not nice for them to read this especially when this is untrue.
We appreciate it can be frustrating for applicants when they do not meet the criteria and in this situation every available alternative was offered.
