We have maintained communication since the checkout to ensure the tenants were aware of the landlord’s intentions. There was an initial delay whilst the landlord gathered quotes for the deductions proposed. Once we received these, we passed them to the tenants who did not agree to the amounts. The landlord did not agree to an offer made by the tenants and on 7th July we received confirmation from TDS that the tenants had started a claim for an independent adjudication, therefore leaving the decision on deductions to TDS. This has been an ongoing claim in the hands of the TDS since 7th July. We have replied to all communications from tenants and TDS promptly, the only delayed reply was during a week when the Property Manager was on leave, they had an out of office message set giving an alternative contact that was not used by the tenants during that week, and the Property Manager replied upon their return. The deposit belongs to the tenant and deductions must be agreed by the tenant before it can be processed. In the event the landlord and tenant do not agree, the TDS is used to provide a fair resolution. This process must be followed by law and SAB have complied. We appreciate a tenant feeling frustrated when this process is used as the TDS work to their own time scales, but this is outside our control as an agent.

The most unprofessional and rude agent I have ever met: Leane Doust, in London SAB agency.I was interested in a flat, I made an offer, the landlady accepted my offer and I had some requests.Leane, updated the landlady and was waiting for a response since my request was a deal-breaker. For almost 2 weeks no response, I pressed her, she told me the landlady was away and after pressing her again a week later she told me that the landlady would reply in a couple of days. Meanwhile, I had asked her some additional info about the heating, the electricity supplier etc, she hadn't the slightest idea and promised to ask the Concierge and update me. She NEVER did that.I was more than sure that Leane was trying to secure another customer. Indeed, 10 days after, the property was gone. Leane NEVER EVER got back to me up to date, even to inform that it was gone. Not to mention how rude she was in our email correspondence, rarely addressing me and never finishing her emails politely with her name - as every decent professional does. What a disgraceful agent, poor landlords. Reading now the poor reviews, I say AVOID this agency at any cost. NEVER RECOMMEND it.I have got a reply from them. Though apologising for inconvenience, your excuses are ridiculous: they said they left me an urgent message in my answering machine. What a bloody lie, as I haven't one. And WHY they didn't sent an urgent email when our whole communication was via email ONLY? As for the cabinet, I immediately replied that I don't have ANY specific preference and I would accept any proper option- I am sure they have read my response to that. But they didn't say a word WHY Leane NEVER updated me about their supposedly actions or explained to me? How ridiculous does it sound!! Not a word WHY Leane NEVER signed her emails! She NEVER put her name ending her emails. And RARELY she adressed me or ending her emails as every professional ends it usually with "kind regards" or similar. I fully understand that they are desperately trying to cover up her outrageous mistakes and attitude. Alas, it's impossible as I keep all the correspondence which exposes her as the MOST UNPROFESSIONAL, RUDE AGENT EVER!

Following 2 viewings we have an extensive record of communications.After viewing 1 some requests were made, we asked the landlord, these were agreed to. The matter of the bathroom cabinet was raised, we queried with the landlord, we arranged for a contractor to attend and quote, we sent this quote to the landlord and chased for a reply. As the landlord had already accepted, we could accept an application and the Holding Deposit to secure the property and take it off the market, which we offered to do. However, the bathroom cabinet was a deal breaker so we explained the property would remain on the market. We attempted to assist by suggesting free standing alternatives to avoid drilling/ permission however a back lit wall mounted cabinet was required and a deal breaker. We supplied the details for the utility suppliers for the flat and agreed the electricity supplier can be changed to any preferred supplier. We explain the flat does not have its own gas supply and the building has one communal boiler which has one gas supply, the building management company deal with the bills and as the flats are charged out on sub meters, were not aware of which company supply the gas. To determine which company supply the gas we tried relevant parties, and again confirmed the supplier cannot be changed. We asked the concierge, management company and landlord, but we did not receive this information to pass on in a timely manner. We contacted parties by phone an email as well as visiting the concierge to ask in person. We even attempted to contact the previous tenants’ , whilst that could only be a guide as their charges would have been dependant on their usage.We supplied a draft copy of the tenancy agreement which we understood was being reviewed by a legal rep in preparation for progressing to a tenancy, and we prepared our online tenancy agreement and referencing system for this to progress to formal application as we understood there was an agreement to proceed. However, the matter of the energy provider for the heating was raised as a matter of concern again. Whilst we would attempt to contact the various parties that could tell us, this would not provide any certainty for the future of the tenancy as the tenant of the flat has no control over the supplier. We were honest from the outset that we had interest from other parties by way of viewings booked and offers made. This was explained at the time of the viewings and when liaising with office staff, and it was clarified that until the Holding Deposit was paid the property would not be secured or taken off the market and the landlord could accept a Holding Deposit from another party. We left a voicemail on 14th February stating that according to our system the application had not yet been made and Holding Deposit not yet paid, and the landlord had accepted an offer from another party, so please contact us urgently. We intended to explained the landlord had decided refused the bathroom cabinet. Despite this being a deal breaker, out of courtesy we intended a discussion to allow the opportunity for a change of mind should there be one. When we did not receive a response, we closed the application link which sends an auto email stating the closure of the application link, and we did not receive any contact from that course of action. We eventually accepted a Holding Deposit from another party on 20th February on the landlords’ instructions. Leane often works remotely covering emails from the train and has experienced technical issues with the signature footer on her email account, therefore not appeared as a professional company email footer. We can only apologise for any issues we have caused during this process.

Agree with the comments on SAB (Cambridge) especially the rudeness of Noreen Farrow. I had to deal with SAB in early April was because of a water leak from a property managed by them which affected my apartment and which the owner of the offending property took no direct responsibility. SAB's emergency hotline was not managed at the weekend, had to leave a message and someone eventually calls back. There was no urgent action by SAB to get in contact and I was directed from their letting department to estate management had hence Noreen Farrow. She demanded I obtain insurance quotes for the damage caused by their clients' apartment and refused to consider compensation for damage to the electrics and the fact that I had to use alternative accommodation. SAB were not even initially interested in viewing the damage for their own assessment but later, reluctantly, obtained one quote through their preferred building contractors (Hadley Property Services). These contractors quoted £3676, the lower of two insurance quotes. Hadley Property Services then subcontracted the work to an unvetted semi-skilled builder (and unskilled assistant) who informed me the work was valued at £2k. The partial reinstatement work was extremely poor and took many days longer than originally stated. The main contractor never visited to check the work had been completed (still not complete and its now October) and SAB has never been in touch. SAB's insurance company may wish to get in contact to find out how much they have been ripped off. If there's a next time then I will follow a legal route directly with the owner. The mismanagement and rudeness of SAB means as an owner I would never ever consider to have property managed by them as I would not want them treating neighbours like they did with me. I will never consider using Hadley Property Services either as a direct result of this.SAB may respond by saying they dont have any record of who I am. That fine because I will update this review with one of the rude emails I received from them from the 8th April 2024.

AVOID.After seeing this reply below I can assure you this was not the case, I have lived at this abode for 23 years, and everyone complained about Sab but never voiced it to them directly hence I was the whipping boy! As for turning up for every meeting, that is untrue and we still have accounts of when they didn't.The work they done was minimal and singling me out is slanderous and farcical.There were at least 2 others that also refused to pay up arrears on time due to them being a bad management company and to reiterate every one in the 9 flats moaned about SAB's services.We are now with another managing company who has gone through our accounts and said SAB were unprofessional and did not manage our accounts properly and let us in a bad state on purpose when we parted company! These guys are well known over Cambridgeshire for being a bad company and treating clients badly.I will hold my hands up to verbal abuse to them as I was very unwell with mental health at the time but it was also justified to some extent with abusive and rude letters from them...the last thing this company will do is also admit they were also to blame for bad relations.Why would I make up stuff? O have better things to do then lie!As regards to protecting people identity?? Eh? They have already lied due to replying to and old client! Me!and my name is there for all to see....point proven lololololol..The member of staff mentioned is 1 of the 3 directors...it's to show he can't be trusted to tu n up to meetings and AGMs....they also threatened us with saying who are we going to find cheaper for the price they manage for!? We were in the process of finding a better property management so ironic it is due to we were trying to get rid of them...we challenged them on matters and have used me as a Scapegoat...They also gave out private and confidential information about my account arrears to other members of the flats which again SAB say they don't do! and they also said I was the only one that had fallen behind with my payments and they also said I refused to pay! Lol....the reason I found this funny is because there were 2 other flats that were behind with paying money but I know for fact at least 1 flat did actually refuse to pay due to lack of work done by SAB.When ever they done the accounts, it was minimal and it was sparse and very unprofessional.I have removed the members of staff names...aka director and accountant but I feel that SAB has broken confidential rules by basically implying me...yet again something they say they don't do lol..Point proven!All of the reviews seem to echo the same same theme about these Muppets.Most of the replies start off the same old lies and BS from SAB lol..funny that...tbh, if people could be bothered there would be more negative reviews.SAB also have a high turn over of staff...again, funny that...

We take all reviews seriously and we accept responsibility when we fail to deliver, and we will always apologise where apologies are due. We can only reply to this review in a way that protects the privacy of all parties including the complainant which limits what we are able to say. Our Estate Management department managed a building related to this review and after receiving verbal abuse from one lease holder on a consistent basis we made the decision to cease our management. Our staff deserve to be treated with respect and should not be subjected to the abuse received. We received no complaints from other lease holders for this Estate, we attended every AGM that was arranged (at which other lease holders were present but the complainant in this case did not attend any). We went over and above what is required of a managing agent in that we continued to manage the building including necessary maintenance and health and safety matters leaving us with invoices from third party contractors we had instructed but often had no funds to pay these as a lease holder was in arrears. We deal with many buildings and many leaseholders of whom we have good relations. We accept we are not perfect, but we do uphold high standards. This reviewer does not recommend our services which we find ironic as it was our decision to cease managing the property which is something we do not take lightly as we do feel a duty of care to the other lease holders who treated us in a professional manner. We feel this is an unfair review not just of our company but extremely unfair to personally name members of staff in this way.

GoogleThe first month in the apartment I rented from this letting agency was a nightmare. When I moved in I received an apartment which was very dirty. The carpet, mattress and living room furniture were dirty and with an awful odor about them. The refrigerator gave a stench of rotten food. There was building dust in the kitchen trapped behind the counters. They refused to assist with this. These issues were not reflected in the inventory of the move as they avoided acknowledging them and instead said the state of the apartment was "professionally clean" which was evidently a dishonest misrepresentation of its actual state.

We are very concerned to read such a review as it does not reflect our standard practices. New tenants are given an opportunity to carry out a check-in process which involves a condition report which the tenant can fully control to add their own comments and photos, and this document is then saved for the checkout. We endeavour to ensure all properties are fully cleaned and ready for occupancy (although depending on the contract we have with the landlord, there are occasions where the landlord arranges this). The purpose of encouraging new tenants to add photos of any areas of concern is to ensure a fair interpretation of the condition at the start of the tenancy which can then be used at the end of the tenancy Check Out. That said, any cleaning issues that may have been overlooked we would always endeavour to get remedied promptly. We have been unable to determine which tenancy this relates to so we encourage a formal complaint to be made to us directly.

GoogleIf there was a 0 star rating, SAB would receive it. To further the other dreadful reviews that this agency has received, I'd just like to share the horrible experiences that my housemates and I have had from dealing with them.
We moved in out of sheer desperation, I didn't manage to see the house before we moved in, but was assured that it was acceptable. (Admittedly that is my fault, not SAB's). They managed to squeeze nearly £1,500 out of us before we'd even set foot in the door and were not allowed to pick up any of our keys until that had been paid, leaving 1 of the tenants homeless with all of his belongings for two nights. The house was a complete state when I moved in, cracks in the walls everywhere, damp and mould and I found a pair of underwear in one of the drawers when I was unpacking my things.
The lock on the front door was practically hanging off when we moved in and after countless phone calls, it took them four months to fix. The upstairs bathroom has flooded twice and the only time the landlord appears is when it is absolutely necessary for him. Of course, He blames any complaints we have to SAB are blamed on the landlord and vice-versa.
They are ignorant, rude and I wholeheartedly urge you to avoid them at all costs. We're paying extortionate amounts for a house that is not up to scratch and I can do nothing but worry about what is going to happen to my deposit, as everything that has gone wrong (a broken light fixture that wasn't secured properly, a curtain rail that fell down due to it not being properly fitted etc.) has been blamed on us.
Cambridge is an expensive place to live. Don't let these crooks make it worse for you.

GoogleI went into Sab’s Cambridge office after seeing relevant ads on their window.
There were three young guys working there, who at first completely ignored my existence.
One of them was constantly bouncing a ball on the wall.
I explained that I’m looking for a flat to rent in Cambridge. I asked if I could be shown some options, but the guy I spoke to kept referring me to the website, and didn’t seem keen on actually showing me any flats himself.
Also, there’s a touch screen TV on the window that doesn’t work, and which shows ads that are apparently out of date.

This is not fair because they dont't have the same standards when they do the check in, and "forget" to tell about other hided problems. We are sorry to read your review reflecting a poor standard. We have looked into the records and note that the radiators were painted within the initial weeks of the tenancy otherwise we have no record of other issues reported, to determine what is meant by hidden issues. We note that urgent maintenance such as a leaking boiler in 2021 was attended to on the same day it was reported and the following year in 2022 a report regarding hot water issues was addressed the following day. An issue with the washing machine took 4 working days from being reported to being repaired as a new part had to be ordered. In February 2023 there was a report of the boiler losing pressure and at the same time you reported that the flat above have experienced a leak which affected the ceiling of this property and the flat above were addressing matters with a plumber. We therefore instructed a contractor to attend to the boiler pressure issue and they attended the same day, and they attempted to check the ceiling leak whilst there in case they could assist. They conducted a repair and found the boiler to be retaining pressure however upon arriving home after 10pm that night you found it had lost pressure again and you emailed Chloe, and she responded to the email immediately, after 10pm that night. Your email stated the walls were wet, so we suggested turning the stop cock off in case of an extensive water leak. Following this there were further visits by the contractor who had to cut a hole in the ceiling to access pipes as they determined the heating pipes were routed across and above the ceiling of the flat and this caused confusion into the belief that the upstairs flat had a leak. Therefore, the boiler pressure loss was caused by a leaking pipe which was then repaired. Whilst we appreciate this was frustrating as it took several visits to resolve the boiler issue and then to get quotes by decorators to repair and Artex the ceiling and then to get this work complete, however from our records we appear to have remained in contact, and we were addressing the matter with contractors. There was further frustration in the Artex repair requiring further work after it was completed and we are sorry these matters caused inconvenience during February and March of 2023. With regards to the checkout procedures, it was agreed that the property was clean on the inventory with no dispute of this recorded, and at the end of the tenancy there was some cleaning required to return it to the same standard and £150 was quoted as the cost by the cleaners. We attempt to find good cleaners who are reasonably priced and if possible, who do not charge VAT as this keeps costs down. If this was considered unfair the deposit is protected by the TDS and it could have been passed to them to independently adjudicate on whether this charge was deemed as fair or not. SAB have nothing to gain from a deposit deduction as these are between a landlord and tenant and the tenant has the final say over any deductions due to the protection.Despite our explanations we apologise for your experience of our standards not being satisfactory and we note your comments as we take all feedback on board to determine where we can improve in future.
