I have been a tenant for last three years at a property managed by SAB. Connor Jackson is my property manager. He alongside SABs support team has been an incredible support. Their response time was almost immediate especially in couple of emergencies including plumbing & gas issues. Very approachable & transparent in the dealings. Have thoroughly enjoyed their support. I’ve had a lovely experience renting…

I’ve had a lovely experience renting through SAB (the Longstanton branch) since I arrived in the UK in 2018. They are always easy to deal with, have often petitioned on my behalf, and have been excellent at getting things fixed when required with great response times.

Recommended without hesitation.

We moved to SAB for two properties after working with a different agency in the same area. The difference has been an astounding improvement. The focus at SAB is on a top quality end-to-end process. We feel that our needs are properly recognised and are professionally executed to extremely high standards. Claire, Kane and Lauren have helped us so much over the years since we bought the properties in 2013. They and SAB as a team are recommended without reservation.

Worst experience ever with such agency. I wouldn’t recommend anyone to rent anything with such people. We rented a house, we had so many problems with one person, Antonio Berruezo, police was also involved at all times. Previously many tenants had to also leave because of this person. Agency didn’t do anything about it. They never took care of our safety or any good condition at all for us to be living in a ok place but just asking for rent at the end of each month. They just care about ripping you out. Worst experience of my entire life. Had to leave property two months in advance but still paying for it. They didn’t care but sending me emails all day asking for money. Such a disgrace.

The agent is not party to the tenancy agreement however did everything possible to assist. The landlord also tried but it was extremely limited. Tenants on a jointed a severally liable tenancy agreement can best be described as a family, and it is not for a landlord or agent to get involved in a family dispute. The rental amount is one total sum and not set out in the tenancy agreement as individual amounts per person. The landlord therefore requested the full rent to be paid for each months the property was occupied. Advise was given where possible including which authorities to involved where appropriate.

SAB are an excellent property agent

SAB are an excellent property agent, we have been letting our houses in Cambridge with them for many years, and the service is first class. They deal with tenants in a very fair and supportive manner which fits in well with our ethics. You can really judge a business when issues arise and recently we had one while renovations were carried out, which SAB resolved quickly, professionally and fairly. I would highly recommend SAB to look after your property or to use to rent a property through.

The excellent service I wanted

St Andrews Bureau have fully managed up to 8 properties for us in Cambridge since early 2017. In that time I have had excellent and prompt service and communications from them and they have dealt with tenants in the considerate and pragmatic way that I would have wanted. They have also dealt with repairs promptly and pragmatically but referred to me for views or approval where I have asked them to. I have had a single point of prime contact for all matters as well as having other members of SAB who have remained constant and known to me. SAB have given me the service and advice that I need and I am very satisfied with the comfort it brings.

The rude agents will answer the phone and not disclose their name. I had mould prior to moving in. I have the holding fee, I don’t want to live in a mould infested flat, they have refuse to return my holding. Beware of Lauren Cash, they will tell you all kinds of excuse. Renter beware.

Terrible agency. Loves to make everything harder than it should right from letting to move out and everything in between. Henchmen for landlords but don’t really care about the upkeep of the property and try hard to shift the blame to tenants and steal deposit. Overall very inefficient and unpleasant to deal with.

SAB have fully managed my properties…

SAB have fully managed my properties for almost 20 years. I appreciate having a single point of contact. Initially working with Colin, more recently with Claire both have been excellent always responding to me quickly and keeping me up to date with changes in legislation. Tenants usually stay for many years so must also be happy with the service received. I have recommended SAB to many friends that are also landlords.

Get a break clause in your contract!

I would avoid renting from this company. They charged me a £330 fee to change the name of one of the named tenants on our contract. When asked for proof of these costs they would not provide any. 2 years ago we did a similar name change and were charged £175. When asked why the fee had almost doubled they said 'Landlord’s contract and their fee has been reviewed since then'. When asked if we were notified of these changes they avoided my question, instead referring me to a clause in the contract stating they can charge a £50 admin fee plus any 'reasonable' costs incurred by the name change. When asked, they failed to provide a justification for the increase in 'reasonable' costs for the name change between 2022 and now. Because I am the one 'breaking' the fixed term contract without a break clause (despite the fact a replacement tenant has been found) they are threatening to not change the named tenant unless the fee has been paid. I'm not sure if this is legal (see Tenant's Fees Act 2019) but I have given in to their demands to make life easier for my flatmate. I would strongly advise avoiding using this company in the future and if you have no other choice, ask for a break clause to be put in the contract.

Pushed to complete early, left me homeless at Christmas, did not care

Initial experience of booking to view a let was good, then the dealing with the paperwork there were a few mistakes but dealt with well. It all fell apart just 4 days before handing over the keys, when I received an email informing me that my let had been cancelled because the previous client had not returned the keys. This email was sent at the end of the working day so I could not phone them back to ask what my options were, and left me essentially homeless as I had handed notice in on my current let as is normal. This is also the week before Christmas. I spent that night stressing out about how I was going to cope with the situation. My house move was all booked, utlities ready to be moved, standing orders for existing property cancelled and end of tenancy clean booked. A lot of this I had had to pay for up front as it is so close to Christmas. The next day I was waiting at the office to speak to someone as to what I could do. The total lack of empathy was shocking, they did not care at all and didn't even offer to help me find something else. They even had the gall to point out that legally they did not have to do anything. So Happy Christmas to me, homeless through no fault of my own. I have never had a problem renting before, I have never defaulted on a payment and never lost a penny off a deposit. Moving at Christmas is stressful enough and SAB pushed me to move before the end of my current tenancy, which given they must have known they had a problem with their existing client (she had gone none contact and the house was empty except for rubbish when I viewed it 5 weeks ago), to think they could turn it around in 4 days was unrealistic on their part.

Probably the worst agents in Cambridge, avoid at all costs. I had to wait for 20 minutes along with three other prospective tenants outside a property because Olivia was late. The reason: "Stuck in traffic" at 4 pm . It's very hard to have heavy traffic during that time in Cambridge. Anyway, her friend was one of the prospective tenants and I was told two days later that the landlord did not pick my application. I can bet who the Landlord "picked".
