Probate sale handled by Lee Russell during summer 2024 into Feb 2025. He was recommended by friends who had recently sold through him. Absolutely first class service from start to finish. Clear, well evidenced valuation and we sold at asking price. Once underway all comms via WhatsApp which was easy and hassle free. Not a straightforward sale, with a couple of odd wannabe buyers that might have wasted our time a lot more than they did had Lee not recognised the signs and advised us accordingly. He worked his socks off and managed the chain like a Rottweiler to a timely completion date. Can recommend him without hesitation and at 61 I’ve moved a few times and had both good and very average service in the past. Best agent by far. Make your life easy and also use Alexa McQueen solicitors in Henley for your conveyancing. Together they were a top double act.

Dealing with Lee Russell has been a breath of fresh. He has been most helpful & nothing was too much trouble for him. He found a buyer very quickly & when we had trouble with our conveyancer, he recommended a brilliant replacement. Would highly reccomend.

I received excellent service from Lee during my recent house purchase. Lee is very knowledgeable about the local area and housing market. He's good at responding timely to emails, answers any queries, is approachable, friendly and does his best to keep things moving forward to help the process speed along to completion. Lee recommended a solicitor who he works closely with and due to their great working relationship my purchase was stress free and a very happy experience.

Thank you Dawn. Your purchase was one of the fastest I have had for a little while. 3 weeks I think it was with obviously that being down to the solicitor. Glad I recommended her! Hope you are all happy and settled. Best wishes Lee@davistatewoodley

We have had such a great experience purchasing our first home with Lee. His communication is second to none, he was able to answer any questions we had, he was happy to liaise with solicitors and the sellers on our behalf and was always happy to come back to us quickly. We were not pressured to use his recommendations however we did go for a solicitor he recommended to us and our sale was completed within 3/4 weeks from offer! The process has been absolutely seamless and we have been so impressed with the service provided by Lee (we would actually rate higher than 5* if we could!)

Kate and Martin were extremely helpful during the process. There were a number of legal hurdles to overcome and Kate did a great job keeping me informed on any progress and liaising with the seller (a receivership company) to ensure things kept moving along. This is the second time I have dealt with this company. I have followed the advise they gave me previously and this time saying they can't accept it. Seems they are biased in favour of the tenant. The office team are great but seem to have there hands tied. There so called professional people who deal with the cases and make the decisions seem to be overworked and not looking at the details provided which only so a biased response. There is no point providing a nice property to a tenant anymore as they don't seem to look after it! The property was fully referb before the tenant moved in and caused over 4k damages. Flatfair believe that's wear and tear and only claim they can provide 1k towards it. Why should the next tenant have to live in a run down property cos tenants don't look after it. Stay away landlords

Pete · 31 May 2025 · Manning Stainton Wortley

Agent replied · 31 May 2026

Dear Mr Cussens, I've closely monitored the case that has led to this review and I've found the process that led to the outcome of your case to be robust. flatfair work with independent adjudicators (highly experienced legal experts on matters relating to end of tenancy charges) who reviewed your case in detail and provided a clear and full response regarding each chare and the respective award. Though you of course have the right to disagree with the outcome, there is no bias at all involved in flatfair's action or those of the adjudicators. The only consideration is arriving at a fair outcome based on the law and the evidence provided. Best regards, Damola Customer Operations Manager

Prepare to be scammed! Flatfair has built a reputation for themselves as being biased towards landlords. They are now trying to overcompensate for this by screwing over landlords. My tenant left having caused a leak and destroying the floor of my living room and kitchen at the end of a 2 year lease. Despite the evidence on through the end of tenancy inventory, flatfair completely sided with the tenant who refused to allow the entry of a plumber to assess the cause. I even had video footage by the tenant explaining how and when the leak happened. Completely unprofessional, unfair system who are not aware of the current UK guidelines for TA.

Tania · 31 May 2025 · Manning Stainton Wortley

Agent replied · 31 May 2026

Hi Tania, Thank you for feedback. Regarding flatfair's reputation, we have never been biased towards any party when it comes to resolving an end of tenancy case. We have clear, robust processes which direct all cases to a fair outcome and I'm happy to detail here how your case was resolved. Our platform provides the opportunity for tenants and landlord to negotiate end of tenancy charges. If charges aren't agreed, both parties have the option to raise a dispute so that the case can be settled by an independent adjudicator. Note that with a traditional 5-weeks' rent deposit, the procedure for settling a disputed case is the same i.e. via independent adjudication. For your case, charges weren't agreed between parties so the case was referred to an adjudicator and as part of this process, the final result is shared with all parties and this includes a detailed summary of the considerations made which led to the outcome for each charge. Regarding the damages charges, the adjudicator noted that a video had been provided as evidence with audio commentary. The video was undated and did not show the address of the rental property. Also there was no written evidence that may confirm that the video was from the rental property and was an accurate record accepted by the parties. There was no written report from a professional contractor / surveyor that may confirm how the damage occurred and whether this was an ongoing issue that may have been unseen and therefore unreported and also, no correspondence or mid tenancy inspection reports that may indicate that a leak was noticed and actioned by either the tenant or the landlord during the tenancy term. You also referred to the ‘loosing the bath overflow valve’. The adjudicator was not provided with evidence that there was any damage carried out or provided with evidence to support the claim that this was due to the tenant’s actions or whether it could have been due to a poor connection or a defective installation. Ultimately, any adjudicator (whether with flatfair's no deposit solution or with a traditional deposit scheme) can only consider the evidence presented to them and the law. The burden of proff lies with the claimant (in this case, you as the landlord) and I'm satisfied that your case was another example of a fair conclusion on this basis. Best regards, Damola Customer Operations Manager

Tenants never ever go for flatfair.. they will take all your money once you vacate.. this is an adjustment between landlord and them.. tenants will get cheated. Even if you have to pay above 2000 deposit, that will be better. Never go for flatfair..

Sringa · 31 May 2025 · Manning Stainton Wortley

Agent replied · 31 May 2026

Hi Sringa, We are sorry to hear how you feel regarding your experience with flatfair. Our end of tenancy process only has one priority and that's acheiving a fair result for all parties. When charges are added by your landlord, the platform allows you to negotiate those charges directly with the landlord with the hope that you will come to an agreement on any amounts owed. If this doesn't lead to agreement, either party can raise a dispute which then allows the case to be settled by an independent adjudicator, which is how your case was settled. In making their decision, the adjudicator reviewed each charge considering the evidence provided by all parties and the law. The adjudicator then provided a detailed report explaining the result for each charge and the total amount owed. We are absolutely confident that a fair result was acheived in your case. Please reach out to us via endoftenancy@flatfair.co.uk if you have any further questions. Best regards, Damola Customer Operations Manager

Never ever go with this company. At the end of tenancy they will come up with 100 different things and rob all your money. If you are registering any complaints through their portal I suggest take some screenshots and send separate mail as a future evidence.

Hi Sanooj, I'm sorry to hear that you aren't satisfied with your experience using flatfair. Our end of tenancy process is 100% focussed on acheiving a fair result. When charges are added by your landlord, the platform allows you to negotiate those charges directly with the landlord so that charges can be agreed. If this doesn't lead to agreement, any party can raise a dispute which then allows the case to be settled by an independent adjudicator which I believe is how your case was settled. In making their decision, the adjudicator reviewed each charge considering the evidence provided by all parties and the law. The adjudicator then provided a detailed report explaining the result for each charge and the total amount owed. Reviewing this case, we can see no error made by the adjudicator and we are absolutely confident that a fair result was achieved.
