GoogleI am disabled and my mother is elderly. Recently we had to face the fact we needed to move to more suitable accommodation. Our main contact with Manning Stainton was with Lisa. Neither my mother nor I drive but Lisa was kind enough to always come to our house to discuss the progress of our move. In addition, she was always on hand to help us complete all the necessary forms, giving us great peace of mind. Although the move was pretty stressful at times, Lisa and the other members of the team were always positive and encouraging. I cannot recommend this estate agent highly enough.

GoogleWe instructed Manning Stainton (Rothwell) for a probate sale. We dealt mainly with James and Lisa. They were prompt but not pushy, and kept us well informed. The valuation was realistic, and there was no pressure to take up additional services. We had some quite specific requirements for how viewings were to be conducted, and they were always followed. It's easy to recommend them to anyone buying or selling locally

GoogleIf I’m being honest, I’m really disappointed. This is the second time I’ve been let down by this estate agent first as a buyer in 2022, and now as a seller in 2026. Communication throughout the process was very limited, the pricing strategy seemed inconsistent, and overall the experience was poor. In the end, I decided to stay in my current home because I simply couldn’t face the hassle anymore. From what I could see, the property was listed on Rightmove and very little else seemed to be done to actively market it. When I spoke to the manager, I also found them to be quite rude, which only added to my frustration. Unfortunately, I won’t be using this estate agent again. My impression is that if you have a high-value property, you’ll receive plenty of attention, but if your home is more modest, you’re treated like a poor relation. A very disappointing experience overall. Hopefully, I’ll have better luck with a different estate agent in the future.

We were disappointed to read the suggestion that very little was done to market your property. Alongside advertising on Rightmove, we provided a complimentary Premium Listing to increase its visibility, proactively contacted suitable buyers from our database, arranged and followed up on viewings, chased feedback promptly after each appointment, and even revisited the property to take updated photographs when presentation had improved to give it the best possible chance of attracting buyers. Unfortunately, not every property sells within the desired timescale, despite everyone's best efforts. We appreciate that this can be frustrating for everyone involved. As a no sale, no fee agency, we invested considerable time and resources into marketing your home without receiving any payment when you ultimately decided to withdraw it from the market. We were particularly saddened by the suggestion that we treat clients differently depending on the value of their property. This is simply not how we operate. Every client receives the same commitment, care and attention, regardless of the value of their home, and our team works hard to achieve the best possible outcome for each and every seller. We respect your right to share your experience and genuinely wish you all the very best with your future plans. Thank you again for giving us the opportunity to market your home.

We ended up in a very difficult chain (through no fault of Manning Stainton) and Yvonne dealt with this brilliantly. Yvonne worked tirelessly to get our purchase completed, actively supporting the solicitors in the chain to get enquiries resolved and she was always responsive to phone calls. GoogleI had an excellent experience with Izzy during my recent house purchase. Even though she was representing the seller, she was incredibly professional and helpful to us as buyers throughout the entire process. She has a very personable approach, always keeping us updated and answering our questions quickly and clearly. She made what can be a stressful process run much more smoothly. I really appreciated her assistance and would highly recommend working with her. Unfortunately, I didn't find other members of staff as professional or knowledgeable, particularly when being shown around houses as potential buyers. I believe is due to stand-ins being used and not providing staff with enough information. I would rate Izzy 5 out of 5, but to accurately reflect Manning Stainton have given a lower rating.

GoogleWe sold our property with Manning Stainton in March and it has taken us a while to find our onward purchase. During that time the Adel office has been great at checking in with us to see how our search has been going. I had complete confidence in Izzy when she conducted some of the viewings on our property, she also showed us around a property and was able to answer all our questions.

GoogleDisappointing and unnecessarily stressful tenancy experience Our experience with this letting agent during the end of our tenancy has been deeply disappointing. We gave one month’s notice in line with the tenancy agreement we had signed. This was rejected on the basis that new rental legislation required two months’ notice. We explained that the change had come into effect only shortly before we served notice and asked whether some flexibility could be offered, particularly as we were facing the financial strain of paying both rent and a mortgage, alongside childcare costs for two young children. Despite this, we were told that a leaflet had been sent to notify us of the change. No updated tenancy document or agreement was signed by us, but we were left with no practical option other than to accept the additional notice period. While trying to organise our move around work commitments and the availability of removal companies, we were then asked to provide access to the property on a date that was not feasible and was 6 weeks from the new end of tenancy as dictated by them. So we explained that we could not consent to access at the proposed time. The situation added further pressure to what was already a difficult move. We have remained committed to leaving the property in good order, including cleaning the house and maintaining the garden before departure. What we had hoped for was clear communication, reasonable flexibility, and a more considerate approach during a challenging transition. Unfortunately, our experience did not feel tenant-focused, and the process has caused avoidable stress at an already demanding time for a property we lived and took care of for 3 years!
Thank you for your feedback. We completely understand that moving home while managing a purchase can be stressful, and we appreciate the concerns you raised. While our initial advice in relation to the required notice period was based on the tenancy legislation that came into force on 1 May 2026, we continued to work with your landlord to find a practical solution. We're pleased to say that we were able to negotiate a mutually agreeable tenancy end date, which the landlord has now accepted. We're delighted that a compromise could be reached and hope this has helped make your move a little smoother.
