I contacted your services, arranged a viewing and got my mortgage principal in place with the intention to buy the property. For a period of 3-4 weeks I was advised my offer is the highest, vendor is not responding away in Thailand, days later in Paris. Suddenly, after 3-4 weeks of waiting, the property was taken off the market and I was informed this is because ‘the vendor is not responding’.
I then rang Manning Stanton to raise a complaint. The following day my husband received a call saying the vendor will provide an outcome by 11am the following day, I was ONLY then informed ‘someone has offered just above the asking price’ after confirming if my offer remains the highest for weeks on end. The lady on call was reluctant to disclose this info so I offered higher and asked if this sounded promising, again, I didn’t receive much info from this lady. Though, aren’t these my buyer rights? To know whether someone has offered higher and if so, do I want to bid higher?
Going forward, I was contacted to find out that the property is being sold privately by the vendor and an apology was all I received after weeks of waiting.
During this time, I could have purchased another property and had a roof over my head.
I have now lost out on mortgage principle fees to a buy a property which was being sold meanwhile I was awaiting an outcome.

To clarify, throughout the period you mention we made repeated attempts to contact the vendor and obtain clear instructions regarding your offer. Unfortunately, the vendor was unresponsive for several weeks while overseas, despite our continued follow-ups. As soon as the vendor returned and re-engaged with us, we immediately updated you with the information we had at that time.
Ultimately, the decision to withdraw the property from the market and proceed with a private sale to a personal acquaintance was made entirely by the vendor and was outside of our control. We appreciate how disappointing this outcome was, particularly given the time you had invested and the steps you had taken in preparation to purchase.
We understand why this experience was upsetting and we regret that the situation did not conclude in your favour. Please be assured that we acted in good faith, kept communication open wherever possible, and relayed information as soon as it became available to us.
We wish you every success in securing a suitable property moving forward and thank you again for your feedback.

Check-in reports omit a lot of details of areas not cleaned, loose fittings, etc. Magically, these things all come out in the check-out report--I'm sure everyone of the check-out clerks carries amazing magnifying glasses with them, looking for the tiniest dust, marks, and imperfections to give the landlords excuses to grab money from tenants.
For tenants: make sure you check your check-in report closely and add all the omitted details with photos and comments to avoid being scammed.
