GoogleRichard Pedley was a great agent, he's been prompt with his responses and helping sort dates for the viewing, lovely chap, friendly, smiley and easy going, offering insights about how the property could be developed and organised in the follow up providing all details necessary with how to proceed. Brilliant, he has my gratitude and appreciation.

GoogleVery poor quality agency Made an offer to buy a flat, sent 3 email, none of the replied of acknowledged.(their system down, however agent was never answering her mobile) After one week we agree an offer but they say they will continue viewings etc expecting me to invest money for solicitor and valuations knowing that the vendor is still looking for buyers They refuse to put the property sold subjetc to contract despite I went trough the screening with their mortgage advisor. Very unprofessional overall. Tried to buy another flat with them in 2020 and they made me waste also there money for solicitor and mortgage valuation, therefore is nothing new If you are looking to buy, stay away

GoogleI am disappointed with the service I have received from this agency. We took time out of work to travel across London for a property viewing but due to an incorrect postcode on their listing, we were unable to find the property. I called three times and sent two emails requesting that they call me back so we could find the correct flat. We finally found the flat ten minutes late - and were informed by the tenant that the agent had left. I was finally able to get through to the agency and they told me they could not go back to the property for viewing that day as it was tenanted, despite us already speaking with the tenant. A call from the letting agent would have been appreciated, and perhaps you could look into staff training.

GoogleWe’ve unfortunately not had a great letting experience with ludlowthompson, because of: - Delays in signing of tenancy agreement. The timeline per the law is 15 days post payment of holding deposit. There was no communication from them this was breached and would take longer, despite our multiple chasers, we only signed the tenancy agreement nearly 30 days later. This created a lot of anxiety and stress, not knowing 1) If our money was secure 2) If the tenancy was going to be agreed in time for our move in date - Misrepresentation by the lettings agent When we viewed the property, we were told there’s flexibility on the furniture and only two items in the flat currently belonged to the landlord. We made an offer asking for the flat to be unfurnished and in specific calling out the two items to be removed as well. This was accepted but on signing of tenancy agreement we were told the landlord has refused and one item needs to stay and the other we would have to get rid of. It’s unprofessional to accept an offer and then take a u-turn on the tenancy agreement To our surprise, on the move in date, there was not only those 2 items but a lot more furniture, like dining tables, sofa, coffee tables, etc. Again, we had to chase the agent and were told we would be responsible for removing items we don’t need - Poor checks to ensure home is fit for tenants to move in Fridge doesn’t work and hasn’t since we moved in Carbon monoxide alarm was 14 years old and non operational Two sets of keys not provided for two tenants as they needed to make a copy for themselves - Issues called out in prior inventory check out report not addressed Overall there has been lack of communication and transparency throughout the process, based off of my experience, I wouldn’t recommend them

GoogleMoved out of a property let by this agency 5 months ago and they refuse to even start processing the return of my security deposit despite repeated contact. Not only do they refuse to do anything but whenever I have contacted them regarding this, their response is entirely apathetic and incompetent. Stay as far away from this agency as possible, they will hound you daily when moving in to get money from you as quickly as possible, but will do absolutely nothing when it comes to returning what is rightfully yours. Also when I first moved in to the property they had not collected all the keys from the previous tenant. So 2 weeks after I moved in, the previous tenant turned up drunk late at night and opened the front door. I had to have the locks changed the next day. I would recommend anybody that has been unfortunate enough to be renting through this agency to also do the same. By far the scummiest letting agents I have encountered in London.

GoogleI have had the pleasure of having C-Jay show me several properties. She made me feel at ease and comfortable throughout this process. When I have asked her questions about properties she has followed up on them. She has also brought other properties to may attention that I may not have seen otherwise. She seems young to be selling me a property but had made me feel that she in on top of her game and can navigate a sale well. Thank you C-Jay!

GoogleRichard Pedley kindly managed to get us booked into viewing highly demanded property, and showed us around the property providing very detailed information regarding all aspects. We really appreciated the effort he put in to ensure we managed to see the property and get all our doubts resolved ASAP. Overall, he was extremely helpful and I would definitely look for future places to purchase with them. Thank you.

GoogleJason & I had have a lovely experience with C-Jay! She is vibrant, bubbly yet professional. She has understood our criteria of what we want in a potential new home and has sent over and shown us all the right properties that have ticked our boxes. GoogleI have just finished a letting process through this agency and through the entire process Daniel Scott has been extremely helpful. It was my first rental in London and so I had many doubts all of which he very quickly responded to and reassured of the process. And I'm pretty sure I asked a lot of questions and had my moments of being a bit demanding but he never lost patience and always explained anything to me with the most thoughtful care and patience. GoogleDaniel Scott kindly managed to get us into view an in-demand property that had been booked up for viewings all day. I really appreciated that he worked to make sure we got to see the property and was very helpful throughout the process. His colleague Myles showed me around the property and was detailed and transparent with all information. He took his time to show me the flat and did not rush me despite being busy with other viewings. Overall, they were both really helpful and I would definitely look for future places to rent with them. Thanks both.

GoogleI submitted an offer for a rental property and the agent didn't even get back to me with an answer. They lure you in by telling you the landlord may consider an offer in your price range and then they start playing mind games to increase the offer on the property.

GoogleMoved into the flat and it was poorly cleaned - dusty, dirty carpets, insects in the carpet. We sent pictures and asked for it to be cleaned and they kept ignoring our emails. In addition, they "made a mistake" about the actual costs they quoted for several services "freely" included in the building. Would avoid.

GoogleLudlows have been renting my flat on and off for 15 years. The reason I return to Ludlows is all down to Michael Rourke . He gets you the best price , decent tenants , understands the challenges of renting and does all he can to minimise costs and inconvenience . As long as Michael is at Ludlows - I will use them to rent my property . Keep it up Michael great work
