Excellent service all round
Excellent service all round. We sold and bought using Jeffrey Ross and couldnβt fault them at all, from sale to viewings and then purchase, we experienced the full cycle with Jeffrey Ross. Stafff were knowledgable, amenable, flexible and friendly and I wouldnβt hesitate to recommend them. Particular kudos to Ramzy, Amanda and Maddie for helping us to sell and then purchase in our dream location.

We were the buyers in our transactionβ¦
We were the buyers in our transaction and everything did work out in the end but I found the process more stressful than I think it needed to be. The viewing, offer and acceptance process was great but after that it was difficult to get answers to any questions we asked. We had no chain and were keen to move and acted as quickly as possible but we were still pushed to set a date for completion before we were ready. The survey flagged issues and it took a while to get that sorted out but I was chased constantly. Even after I explained I was away on holiday for a few days, or when I said I was having surgery that week, and I would get back to them as soon as I could, I was still phoned and emailed. When we tried to negotiate a price reduction based on a damp report we had received I was made to feel like I was being unreasonable and it was suggested that there was no damp (even though I used the surveyors the agents recommended). On completion day the house was left full of furniture we'd agreed through our solicitors would be removed and the agents were no help at all and refused to even contact the vendors on our behalf. Overall given the choice I would choose an different agent in future.

The team at Jeffrey Ross from start to finish of the buying a house process were amazing. They are efficient, communicative and really accommodating. We couldnβt have asked for a better experience through a really stressful period. A particular mention to Paul & Jess from the Penarth Branch and Sarah from the Llanishen Branch. Would highly recommend.

Health damage due mould and damp issues
Due to severe mould and damp issues in the flat, caused by underlying structural issues, I have been suffering from serious consistent respiratory problems over 3 months, including coughing up blood, nasal bleeding, and chest pain.

Aron has been great to deal with during my property search in Pontcanna. I would definitely search for a rental with them again based off my interaction with him, as the service provided was punctual, fast and friendly. Thanks again! 4 stars only as I cannot speak to a longer term interaction with the agency.

AVOID this βestate agentβ at all cost all they want is a holding fee payment from you said we would be moving in then on our moving week two days before told we canβt move in causing loss of earnings and all sort of un-needed stress, terrible service and by all means if you get passed onto Ryan Evanβs one of the managers he is like speaking to a brick wall terrible service, Iβm not one to leave a review but this place is a scam AVOID!!!!!!

However, upon reviewing the notes in our system, it appears that Ryan made multiple attempts to communicate with you and did his utmost to guide you through the reference process in order to facilitate your move into the property. We respectfully feel that the comments provided do not fully reflect the situation as we understand it. What stopped us being able to move you into the property ultimately was your inability to provide a landlord reference. Although we appreciate that you were not aware at the time of paying the holding fee that your landlord was not willing to provide you with a reference, it is important for us as agents to ensure that we provide landlords with good quality tenants and in order to fulfil these standards, we must ensure that a previous landlord reference is supplied. As you were not able to provide us with a landlord reference, we were unable to proceed. We are always committed to improving and ensuring a better experience for our clients. I hope this has added some clarity, and we wish you all the best with any onward move

Due to severe mould and damp issues in flat 1 at Richmond Court, caused by underlying structural issues, I have been suffering from serious consistent respiratory problems over 3 months, including coughing up blood, nasal bleeding, and chest pain. My GP diagnosed me with pneumonia and rhinitis caused by mould exposure. Iβm now on extended sick leave and forced to stay in hotels as the flat is unfit for habitation. Despite reporting the issue in January and explaining how it impacted my health, I was told to clean the mould myself. I was told over the phone that the issue βwasnβt important or urgentβ and discouraged from getting a damp survey by being told Iβd have to cover the cost. I had to remove the mould myself and stay in a hotel. It later emerged the flat has major issues: no proper ventilation, faulty extractor fans, a leaking pipe, poor wall insulation with damp level of the wall reach up to 30%, factors beyond my control that contribute to mould growth. Shockingly, I was recently told over phone that I should better βjust give 30 daysβ notice and leave because maybe foreigners arenβt used to UK flat.βIn other words, I am expected to keep paying rent for an uninhabitable flat for another 30 days while being forced to stay in hotels for my own safety. This whole experience shows a clear disregard for tenant wellbeing and breaches key obligations. I strongly advise anyone thinking of renting through this agency to reconsider. Their neglect of basic health and safety responsibilities and dismissive attitude toward serious issues have had devastating effects on my health.
Hi 'Simon' We have only acted on the guidance of professionals who surveyed the condition of the property and have informed us that there is no damp present in your property. The report from the surveyor confirmed: βhigh levels of condensation was found on external walls in the lounge/bedroom. Our surveyor found this flat very cold (no heating on) if possible, the heating could be left on a low constant levelβ. Condensation mould growth of this nature is usually caused by 'lifestyle' as opposed to structural issues. We have provided you with leaflets/information on how to avoid and manage condensation mould and part of this guidance states that the property needs to be regularly heated and ventilated and drying clothes inside the property without sufficiently heating/ventilating will exasperate the issues and contribute to excess moisture within the dwelling. The landlord cannot be held liable for the issues caused by the actions of a contract-holder. We have not been advised of any structural issues at the property and the property has not been deemed as unfit for human habitation. We are disappointed this morning to find that several inaccurate reviews have been posted online which we believe have been done with malicious intent to damage our reputation. We have only acted on the guidance of professionals who surveyed the condition of the property and have informed us that there is no damp. Whilst we act as Agent on behalf of the Landlord, we can only proceed on their instructions and throughout the process and we have strived to reach a satisfactory resolution for both parties.

Sold my flat with jeffrey ross earlier this year and have to say I found the whole experience alot more stressful than it needed to be. Was advised to accept the first offer I had, so I did this and around 3 days later called by a different member of the team informing me of the same offer, and could not tell me if this had been confirmed as accepted to my buyer 3 days previously, so communication was incredibly poor. I continuously chased for progress and was told to calm down, be patient etc...a 2nd viewing was made by an acquaintance of the potential buyer and then they pulled out. I think the thing that was most frustrating was at this point they realised the offer was submitted in a name that didn't belong to the potential buyer and My formal offer and formal withdraw have 2 completely different names on them. I accepted the offer based on the information given to me that the buyer was a cash buyer living locally, ready to go...only to find once accepted the buyer lived overseas with a 7 hour time difference, funds were not in sterling, they did not have a solicitor in place and the name on the offer was not infact the buyers name. I don't feel due diligence was done leaving me with many weeks wasted and alot more stress than necessary. It didn't seem like jeffrey ross acted in my best interest as there was red flags from the beginning and they didn't really chase to see how.serious the buyer was, intact didn't even check she was who she said she was and had the funds before bringing me the offer!! Another issue would be the many times I called to speak to someone to be told it was their day off even though the person in question was not off as they would either phone me that same day or my phone call would be returning messages from the same day. They also called me one day 15 minutes before a viewing that was arranged without my knowledge for my buyer, which I cancelled as my partner was working nights and they called me at 9 to come at 9.15! when I apologised on the rearranged visit found the buyer had been told I had cancelled this last minute, not that they had actually failed to inform me of yhe birwing until 15 minutes before. My buyer had 4 viewings in the end but no one seemed to question why the extra viewings were made so they could explain what was going on. I would just recieve a text which I think is fair for an initial viewing, perhaps even a 2nd viewing, but on a third of fourth or indeed a viewing after an offer is made I think a phone call would be courteous to understand the situation. On my buyers 4th viewing she was told completely false information regarding the lease which lead to her taking this ro her solicitor and nearly costing me the sale. I had to agree to a 2k retention due to this false and misleading information. By the end of the process I felt most people I was speaking to were rude and quite clearly sick of dealing with me. I appreciate I contacted alot but to be honest after the shambles of the first offer I felt I had no choice but to chase up as I had completely lost faith in the company. I felt the whole way through no one really acknowledged that whilst they do this day in day out a property sale is a huge deal for most and i wanted to feel less stress and in safe hands not more stress and like a burden, after all the fee is a large amount of money! Overall extremely disappointing and would not recommend. Edit to add as i can not reply to jeffrey ross: The reason it took me 2 months to review as I was busy moving. I sent an email of my concerns to the person initially dealing with the sale, and after receiving an out of office reply for a week (which I was not made aware of) I resent to someone else which prompted the office manager to call me and apologise, and let me know I wpuld now be dealing directly with her, which also did not happen. I also had numerous phone calls regarding my lack of trust in the process, and the general feel i got was well theres a buyer on the hook so calm down. I'm happy to send this correspondence to you. If your a landlord thinking about letting these people manage your property, think again and then run for the hills. They will literally wipe out your profits with their profit driven ethos, their contrators are very, very expensive and the work substandard at best. They will look at every little thing in the fine print to extort money from you. Stay well clear. They know they can't charge tenants anymore so yes they claw it all back from the landlord.
