GoogleOne of the most disappointing and stressful experiences I’ve ever had with an estate agency. We made an offer on a property that was advertised as freehold, and were assured throughout the early stages of the process that this was correct. As first-time buyers, we relied heavily on the agency’s recommendations and went with their suggested mortgage broker and solicitor, trusting that things would be handled professionally. Three months into the process, after providing every document requested and enduring long delays and poor communication from their recommended legal team, we were informed that the property was actually leasehold, not freehold as originally advertised. By this time, we had committed significant time and money, and had even given notice to our current landlord. The agency began pressuring us to pay for the freehold purchase ourselves, despite the misrepresentation not being our error. Although I repeatedly asked for written confirmation from the seller’s solicitors about what was agreed to over the phone, none was ever provided, despite assurances. Eventually, I agreed to cover not only the cost of the freehold but also the seller’s legal fees, on top of our own, just to avoid losing the house. This was a massive financial strain. But after all this, the seller withdrew from the sale anyway, again, with no formal notice sent to our solicitor. The property was relisted for £10,000 more, and my legal team is still chasing confirmation to close the file. Our mortgage lender hasn’t been officially informed either. The entire experience has left us out of pocket by over £1,500, without a home, and now struggling to secure alternative accommodation, all while caring for young children. To say this process was handled unprofessionally would be an understatement. From misadvertising the property, to lack of formal communication, to constant pressure tactics, this has been a costly and deeply upsetting ordeal. If you’re a first-time buyer, proceed with extreme caution.

GoogleThe Austin & Wyatt team in Lyndhurst with Rebecca Payne, Madeleine King, and Mike Lawrence are absolutely excellent. They masterfully sorted the marketing and sale of our special property and handled the viewings with professional protocols. Very good. But they also went on to handle the complex process of getting from offer to Exchange of Contracts. Not easy with hiccups in the chain and with some solicitors not up to the job. But Madeleine kept us informed, chased those not performing and really helped us keep cool when all was very stressful. Having had to interact with other Estate Agents, in our search for a new property, you observe how poor some other Agents perform. Austin & Wyatt are in a different league. Very professional and great communicators with each other and with their clients. Would use this team again and again. John
