Do not enter with reeds Rains. My house is that damp I have slugs up my doors and living room, the timbers have gone in my kitchen and mud in drainage whenever it rains. The problems are endless. Inspected 4 times a year even though I pass with flying colours. I had to take annual leave from a very busy trauma ward at 2 days notice each time for theme to inspect the property. I also paid 3 lots of admin to update tenancy!! STAY AWAY FROM REEDSRAINS THEY ARE USELESS

He was excellent throughout and helped us through the process from viewing to completion. He went above and beyond to enable us to move in and pushed our move quicker than the usual time frame to move. Not accommodating at all for buyer or seller!

Tried booking a viewing on a house for Saturday in Evesham but was told there was nobody available on show us round. We are travelling from almost 2 hours away and we’re very interested in this house. Mortgage in place etc and first time buyer but did not want to accommodate us even to the point of arriving at their office earlier in the morning. No customer service whatsoever. Very disappointed. Would not sell my house with this company as they are not prepared to go the extra mile for the customer and buyer!!

Fully managed is not managed

I use Reeds Rains fully managed service. Marketing the property and getting the tenants in - I would say that they are excellent in this respect. They present the property very well and don't take long in generating interest and getting the tenant in. Where the service falls down really badly is the management whilst the tenant is in place. Regular check ups are not done (tenant had his first visit from Reeds Rains after being in the property for over a year), but my main gripe is that when a fix is required, the service in this aspect is terrible. The quotes for work are extremely high (last quote was over double the quote I got independently) and this is before they add an extra 10% on top for arranging the work. Arranging work is done by a call centre in Southampton, this is poor. I have had to involve myself to arrange properly which I shouldn't have to do. I have been told that work has been done and charged for it, only to find out later that the work hasn't been done and they've lied in order to be able to charge me. I would not recommend Reeds Rains for a fully managed service at all. I am now at the point of having to contact the tenant myself, get my own workmen in and arrange for work to be done (i.e. doing the work of a managed service) as I no longer have trust in the company. Two words I would use to describe Reeds Rains are Expensive and Untrustworthy.

I decided to go through RR langworthy…

I decided to go through RR langworthy rd Salford branch to let my 2 bed GF flat. This flat was my parents abode before they passed away, so it was a little emotional for me to be putting strangers in the place.RR put the first two people that came along in it, and retrospectively, the vetting/reference process was none existent. After 20 months of what can only be described as 'piggery' in my property, I was left with £3400 of damage to put right. The accumulated filth over the period of time should have been picked up on their routine visits. It was not. What I got from RR was - you have just been unlucky. These things happen. You have to expect some damage. This experience was very distasteful due to the emotional side of things. Do not touch RR with a bargepole.

I used a different estate agent to try and sell my house in Pelaw. They let 3 buyers slip through their fingers even after having 3 acceptable offers on the table. So I decided to use Reed Rains instead. Sarah from the Jarrow Branch was very knowledgeable and professional their first 'prospect' viewed the property made an offer and purchased the property within 2 weeks of engaging Reed Rains.
