GoogleHi there,
I am posting this because maybe, just maybe Xenia will start to take me seriously for once. I have been patience for over a year now and jobs have not been done. Rent has gone up get the standard has slipped. It may be a great location and convenient being near the shops and just a walk to the metro but when you are paying a substantial amount of money per week on £130-£180 with £10 to do your washing weekly (this is erroneous). To call this place student friendly is nothing but doltishness and in fact I becoming even less student friendly by the day. Recently residents have been told we will have to pay for parking from September! That’s on top of rents going up and washing prices sky high.
Thankfully we have had supportive staff in Lisa and Billy on site who have done everything they can to reiterate the importance of these jobs such as windows, bathroom mould and cleaning the flat on move in.
Please can those higher up in Xenia stop being so passive and nonchalant to my enquiries please. I have used the online app several times to get jobs done that aren’t only important because I pay good money to reside here but I need these amendments for my health too (mould does not bode well with my asthma).
Thank you

Google5 star for Lisa and Billy. Staff are impeccable and work tirelessly despite difficult working conditions and a lack of support from those high up in Xenia.
I would say 1 star for Xenia as a company and the lack of care it has for its staff and residents.
Billy works so hard to help each and everyone of us with limited time to do things. He tried his upmost best. But the bigger problems are not his or Lisa’s to fix. It is xenias responsibility as a business to ensure all residents are safe. Car park with no gates, my windows haven’t been fitted despite asking several times in the last year and I have asthma too. I have no fan in my bathroom too. They have been “ordered” but no one had come to do it. They put on system have these problems been dealt with. I said no. I spoke to Billy he keeps chasing things up bless him. Can’t ask for anything more from him and Lisa.
Also can Xenia pleasure consider changing the laundry service from circuit to a more student friendly service please? £10 a week to do a wash when the washers barely work is an utter disgrace.
Again, big thanks to Lisa and Billy for putting up with me and my complaints. They have been angels!

GoogleThere is always no hot water and heating this year .How come you can’t get no hot water in the accommodation? They keep shirking responsibility to fixing the problem . The efficiency is also very low.
The staff is always rude .

GoogleAbsolutely terrible! Don't stay here! The staff don't care if you live or die! My classmate stayed in a much better apartment for £250 a week! This place is awful! Everything is very old and outdated! Staff are incredibly slow to respond and handle issues! There's never anyone at the front desk! Delivery services don't even come in! Nobody should stay here!! Trust me.

GoogleAs I am coming to the end of my 1st year at Rede House and I’ve just enquired if I’m able to Rebook for the next 2 years..:::: need I say anymore about Rede House!
From my 1st day of checking in Nicci has made me feel like part of her family, whether it is questions regarding my stay or just a friendly chat, Nicci has been there.
I have had some Maintence issue in my room which I have been able to repot with no problems and these have been fixed the same day.
100% recommend this place as I have rebooked and also some of my friends who are currently living elsewhere have booked, and on top that I will be receiving refer a friend £125 gift voucher per friend………… sweet.

GoogleFor the past 10 years I have had 3 units at Rede House and the interaction between the landlord and the on site management team has always been first class & very professional. Nicci Lee is the senior manager, ably assisted by Neil on the maintenance side. Nicci is very personable & a great communicator. She goes out of her way to resolve any issues that may arise, acting as an intermediary between the landlord and Xenia head office .

GoogleI have 2 units managed by Nicci Lee in Rede House, Throughout the last 2-3 years she has always reponded to my enquiries, and needs with very good response and thorough and complete solution, many times also helping in other unit All Saints. She is a very nice, professional and kind person with rich professional experience, yet she kept on searching for the best and the most appropriate solution for me, which I believe, she is also doing the same to other landlords.
Nicci Lee is a very valuable asset to Xenia and her client-centre professional services helps in charting the brand name of Xenia, And I firmly believe, with her speed and efficiency, she would be ready to take up more senior and higher position in Xenia, helping Xenia to expand the current and planned portfolio of property management. GoogleThe accommodation itself is pretty alright. Rooms have plenty of space, the kitchen includes most of what you need, though you will need to bring your own bin, kettle, toaster, and dish drainer. The chair that comes with the room is rather uncomfortable for sitting at the desk for long periods since it has a very short back. The desk is large enough for 2, maybe 3 monitors at a stretch though if you have your own PC cable management might be a problem as there is barely enough space to run cables behind the desk. Still functions though, and there's an ethernet port available.
If you have a large PC setup, it does make eating food a lot harder as the desk is the only place you can easily eat. If you've just got a laptop of 1 monitor you'll be fine.
There's decent enough storage too, since you can lift the bed up to store things underneath it.
It's easy to heat the room whenever it's cold, but trying to cool it down on the rare occasion it's hot out is nearly impossible since the windows barely open, though it's the same window design you'll find in every student accommodation.
Fun fact! For some reason each corridor has a unique smell?
The building does have washing machines and dryers, however they're on every floor except the 4th floor for some reason, there's only 1 washer and dryer on each, and they're run by circuit laundry, who will overcharge you a ridiculous amount to wash some clothes.
Also some people are gross and leave their full bin bags out in the middle of the corridors, which definitely does not help with the smell.
The building is situated right near The Empire, so it does get rather loud sometimes on a Friday and Saturday night, and since the building is in the heart of Boro you'll also have to deal with police sirens and people revving their engines but you'll learn to block it out so it's no big deal.
I've personally had to call maintenance on multiple occasions, however they usually respond fast, varying slightly. It was somewhat frustrating that when I first moved in though one of the things that was already broken was the fridge of all things. Shocked that they actually sorted that within a few days though. Everything else minor has been addressed pretty quickly, with things only taking a little longer if they needed to contact a contractor.
The staff team is pretty friendly. I didn't get to speak to them often but they were pretty understanding of any problems I had or did their best to answer any questions I had.
The landlord can be somewhat predatory though. I stayed here for 2 years and at the end of my 1st year, they asked if I wanted to stay and keep the rent price. I agreed, assuming it'd be the same tenancy length only for them to pull the rug out from underneath me and say it was a tenancy agreement that went all the way until the end of August instead of til the start of July like I expected. When I disputed this, I was told I'd only be allowed to stay if I paid the increased price instead, which was cheaper overall but still extremely frustrating.
Another frustrating aspect is fire alarms. I've lived in Teesside University owned accommodation before and only ever heard a fire alarm once at 5am (I rarely go outside so I thought I would've heard it more often.)
In this accommodation, I have heard the fire alarm go off multiple times in a month, sometimes in the same day, and almost always at a ridiculous time of night, where on some occasions the fire brigade has been called. Fire exits are coated in dust too.
Other than that, expect to hear the fire alarms go off for several minutes every Friday in the morning since they have to test them. Gets annoying but it's necessary.
The only other thing I can say is if you are physically disabled I would avoid this accommodation AT ALL COSTS. There are two lifts in the building, however one of them has been broken for almost my entire tenancy and is still broken as I write this, with the landlord having no plan to fix it any time soon, and the other breaks down frequently, with it taking anywhere from a couple days to weeks to be repaired.

GoogleA Truly Lovely Stay at Rede House Student Accommodation
My time at Rede House Student Accommodation in Middlesbrough, UK, was nothing short of delightful. From start to finish, the experience was incredibly positive, making it a standout choice for student living.
What truly set Rede House apart was the exceptional staff. Neil and Nicci were consistently friendly, approachable, and incredibly helpful, always going the extra mile to ensure a comfortable and peaceful environment. Their dedication made a significant difference to my overall experience.
Beyond the wonderful staff, the accommodation itself was comfortable and peaceful, providing a much-needed sanctuary for studying and relaxation. Compared to other student accommodations I've experienced, Rede House definitely stands out for its serene atmosphere and well-maintained facilities.
I wholeheartedly recommend Rede House Student Accommodation to anyone looking for a positive and stress-free living experience in Middlesbrough.

GoogleThe property already has so many bad reviews, so I don’t know if mine will make any difference but it might be helpful for the people who are thinking about coming here.
Don’t be fooled by the few good rating they are just there because they have been asked by the management. I know it because I also gave a 5 star rating for the place until I moved in my new flat.
Staff - I am not sure if the manager is really bad at managing or the whole building’s responsibility is too much for a person. You will know as soon as you have any problem and you take it to them. No professional adequate as soon as you disagree with them they will literally start throwing tantrums.
Other staff are helpful and supportive at times but again they can’t do anything on their own until authorised by the management.
Only thing the management do here is make sure you pay rent on time and if something goes wrong they blame it on the landlord (all the flats are owned by different landlords).
I moved in my new flat here on 5/09/2024 and I could believe that a professional company like Xenia lettings can ask their tenants to move in a flat which is clearly not up to living standards. I have uploaded the pictures.
When I tried to raise this with manager she was not in the office (most of the time there is no one in the office - you really struggle when you want to speak to them) she came on one day before my moving date and she asked me to move on the same day when I expressed my concerns with the unhygienic condition of the flat I was promised that it will be fixed as soon as I move in (it’s been more than 2 months now and nothing has been done yet)
When I said I will put a complaint in, the manger just lost it and keep coming to my flat and knocking on my door to shout about multiple things. I was working from home that day and said I won’t be able to entertain as I have an important meeting to attend. She didn’t listen to anything just keep asking me to come out of my flat and move in as soon as possible. I have lived in 4 different countries and I have never seen this level of unprofessional behaviour. I had no option left so I moved in and I have been living in these unsanitary conditions from last few weeks while paying £180 a week.
The bathroom is in unsanitary condition, carpets are coming off and have the cigarette burn marks all over. Bedroom carpets has huge spillage patches, living room window literally floods when it rain, if I am not home and it rains my whole carpet in living room get wet and then stink. The flat was not cleaned at all callings had cob webs all over. The TV remote was sticky, even after cleaning it so many times it’s still sticky so I am not using it. Every time I use bathroom tap, I can hear the water flowing through the pipes underneath the bath tub. And the list goes on not the best way to spend your £740 a month.
The location of the accommodation is good, but as soon as you step out you see drunk people asking you for money.
My advice as a person who is living here, please don’t confirm the flat without viewing it. The best excuse the management have is the flat is occupied we can’t show you the flat. However, please don’t pay any money before viewing the flat by yourself because there are high chances that you can get a flat like mine and then there will be nothing you can do.
Still if you end up in a flat like this, please reach out to the law society, citizens advice, law hive or justice for tanents they might be able to help you with this. I am doing the same.
All the best with your accommodation search.

GoogleBest part of this accom is that it is relatively cheap and in the heart of Middlesbrough. Sadly the prices have been going up each year since COVID however I would still say this place is good value for money.
The internet is good and I have never had any issues (I play a lot of games and I can't recall ever disconnecting due to poor internet).
The staff here are super friendly and any maintenance issues you have will be fixed quickly.
Biggest downside is how hot it can get inside the rooms during summer and how the windows are designed makes it so very little air gets into the rooms unless it's windy. Would be much better with different windows that opened more.

TrustpilotAbsolutely appalling service.
Absolutely appalling service.
Daughter moved in an the accommodation had not been cleaned it was filthy. Mould in the bathroom, grease on all surfaces in the kitchen. I could go on. Full clean was promised came back the next day and again disgusting. I had to clean it myself.
Customer service was non existent. Emails were left unreplied. No one on site to speak to. Promises had been made about repairs so far nothing has been confirmed. Even higher management are not replying.
Renters beware and landlords should rethink having this company manage their properties

TrustpilotDO NOT BOOK WITH XENIA
I am extremely disappointed with the service I received. From the very beginning, Fiona, Leighton and Liam all promised that a new mattress would be delivered to resolve the issue I had raised. Unfortunately, this never happened. Despite being reassured several times, weeks have now passed and I am still left without what was promised.
The lack of follow-through has been frustrating, and the communication has been poor throughout. I have had to chase repeatedly for updates, only to be given empty assurances that have led nowhere. This experience has caused unnecessary stress and inconvenience, and it has left me feeling let down as a customer.
When staff make commitments, it is reasonable to expect that they are honoured. Sadly, this was not the case here. Based on my experience with Fiona, Leighton and Liam, I cannot recommend this company to anyone.
