Quite simply the worst lettings agent.

Quite simply the worst lettings agent I have ever come across. I have been waiting a response to numerous emails for over 3 weeks, no promised return phone calls after 6 separate attempts. The service is that poor its unbelievable any business can operate in this way.

Charged rent twice for same month and I am still following up with them for a refund and they are so bad at getting things done on time. Please go look for some other accommodation. I will leave this place soon

This was one of the worst accommodation experiences I’ve had. On arrival, the room already had an unpleasant smell, which I tried to overlook and air out. However, things quickly got much worse. The kitchen sink was in an extremely unhygienic condition, with visible human hair stuck to it, including what appeared to be bodily hair. The kettle and microwave were also dirty with sticky residue, and there was hair around the shower drain. This is not a “minor issue”, it is a basic failure of hygiene. No paying guest should be expected to accept a room presented in this condition. I reported the issue immediately and asked for a room change. I was told there were no alternatives. The only response offered was to clean the sink after I had already discovered it in that state, which completely misses the point. A room should be clean on arrival, not fixed after a guest complains. I had no confidence in the cleanliness of the property and did not feel comfortable staying, so I had to leave and find alternative accommodation. What is most frustrating is that the property has refused a refund, claiming these issues are “minor.” They are not. This reflects very poor standards and a lack of accountability. I would strongly advise others to think carefully before booking.

Nice accommodation, no much services, entertainment. The room was nice but they give small desk. I do all study, reading and homework in the university. The price was slightly good. I booked my room late January 2017. My room window on the central station but the double walled glass prevents noise. The heater timer works for two hours and I wake up to switch on again. The internet connection is very good

Modified comments: 30/3: Restored the parts, there was indeed hot water, but there was no heating, and it was still a cold night. 31/3: There is no hot water again... still no heating. #Is it possible that the contact is just a pretence on the review on the surface? (Review a week ago. You replied that you would contact me... It's been a few working days since 1 April ... I haven't received any contact... My email has also been sent out but you haven't received any reply, so we need to review here... wait for the good Friday holiday? Easter holiday? Summer holiday? Or Christmas or 2027? ) I am extremely disappointed with Rede House, Middlesbrough, and the management by Xenia Estates. In response to our formal complaint regarding serious issues, including the long-term lack of heating and hot water, the management replied that they “cannot find Xenia Estates responsible” and described the heating issue as lasting “approximately one month.” They further attempted to shift responsibility to their client, F.D.I Freeholds Ltd, claiming that decisions “ultimately lie with the client” and that they can “only follow instructions.” These statements are factually incorrect. Residents, including myself, have experienced repeated failures in essential services since September 2024, with no permanent resolution. Despite paying full rent, we have received no compensation for the months without basic heating and hot water. Under UK law, including the Landlord and Tenant Act 1985 and the Homes (Fitness for Human Habitation) Act 2018, landlords are legally obliged to ensure that rental properties have functioning heating and hot water and are fit for human habitation. The management’s refusal to take responsibility and provide any compensation is therefore a breach of these legal obligations. It is extremely concerning to see such lack of accountability in student accommodation management. Prospective tenants should be aware of these ongoing issues before renting here. #There is too much evidence. The following picture is already one-tenth. #The sewer smells disgusting every day.

DO NOT RECOMMEND!!! I am extremely disappointed with my experience living in this student accommodation. The ongoing issues with hot water and heating have made it incredibly difficult to live comfortably. This occurs multiple times every month and every time they say they need to get a part. For nearly two weeks now, we have been left without reliable hot water, meaning we’ve had no choice but to take freezing cold showers. This is completely unacceptable, especially considering the rent we are paying. What is even more frustrating is the complete lack of effective action from the accommodation team. Every time this issue is raised, we receive the same generic response claiming they are “trying their hardest” to fix it, yet nothing ever changes. It feels like our concerns are not being taken seriously at all. The heating situation is just as bad. My room is so cold that I have to wear warm clothing indoors just to stay comfortable, it genuinely feels like Antarctica inside my own apartment. This should never be the case in student housing. On top of this, one of the elevators has never worked the entire time I have lived here, which is extremely inconvenient and again shows a lack of proper maintenance. A few months ago, when a similar issue occurred, we were at least offered temporary solutions such as shower tokens to use facilities at the nearby hotel. However, despite this issue lasting much longer this time, no alternative arrangements or compensation have been provided. It is unfair that residents are expected to endure these conditions without any support or acknowledgment considering we are paying £600+ every month yet we are lacking the basic necessities. Overall, the lack of basic facilities, poor communication, and failure to resolve ongoing issues make this accommodation very difficult to recommend.

Hello, thank you for your review. We are pleased to confirm that, following the recent attendance of an engineer and the installation of the required replacement components, the central heating and hot water systems are now fully operational across the site. We acknowledge that there have been intermittent issues with the boiler over recent months and would like to assure you that we have taken all reasonable steps to resolve these matters as promptly as possible. Regrettably, the timeframe for the repair was extended due to delays in the delivery of essential components, which required bespoke manufacture. With this now being resolved, we hope you enjoy the remainder of your stay with us. I am truly extremely disappointed with Rede House. I have been living here for six months, and I have been without hot water for two months. I only had consistent hot water for a mere three months; for the rest of the time, the hot water was intermittent. To focus on this latest issue alone: I first reported the hot water problem to the apartment on February 10th (the hot water would come and go. If I wanted a hot shower, I had to do it before 6 PM; otherwise, there would be no hot water at all for the entire night). The next day, I asked the staff in person about the hot water issue, and they said they would start investigating. After that, I frequently asked the staff about the boiler repair progress, but they never informed me of any repair plan. It was not until March 13th that the hot water completely stopped working. At a time when we still need to wear down jackets, all we have access to every day is ice-cold water. I am truly desperate. Many people have reported this problem to the apartment. Nicci replied that this was an emergency and that they were contacting contractors for urgent repairs. On March 16th, Nicci sent an email saying that the necessary parts would arrive that day and contractors would be arranged for repairs. On March 20th, Nicci sent another email stating that the necessary parts were still being manufactured, and there was no timeline for when hot water supply would be restored. (I have kept all of Nicci’s reply emails.) I have no idea how the staff at Rede House have been handling this issue from February 10th to March 20th. You do not care about the lives of hundreds of people in the entire building. Furthermore, the heating has barely been working since last October. I never expected to be treated like this in a foreign country. I never asked for any special services from you (though you would not provide any anyway), but you cannot even guarantee the most basic living conditions. After a long day of classes at university, I return to the apartment exhausted, only to be greeted by a cold home. The main entrance downstairs works intermittently, there is almost always only one elevator in service, the heating is barely functional, the hot water was inconsistent and now completely gone, only cold water remains. I even had to take cold showers during my menstrual period. The staff are full of lies; they never solve problems but only perfunctorily deal with tenants. You do not refund any rent even after failing to provide basic services for such a long time. You reply to emails only when you feel like it. I have lived in many countries, but this has been the most desperate year of my life here. I never imagined my life would become so miserable, nor could I believe such things would happen in a developed country. Running an apartment housing people from all over the world in such a way is a disgrace to the UK. I am truly deeply disappointed with this apartment. So many times, I even feel sorrow for my own life. This has been the worst year of my entire life.

Do NOT, under any circumstances, live at Robert Owen House, managed by Xenia Lettings/Xenia Students). What you save on rent, you will pay for with your safety, health, and mental well-being. Here are the shocking details they won’t tell you: Critical Safety & Security Issues: There is ZERO security. Strangers frequently breach the building at night, and the reception desk is usually empty, even during official "office hours." Broken & Deplorable Facilities: The building is old and decaying. My room's window was so poorly sealed that freezing wind blew directly onto my head while I slept. The public washing machine was broken for the entire academic year, filled with putrid, stinking dirty water, a total health hazard that was completely ignored by staff. Rude & Incompetent Management: Emails take 1-2 weeks, or more often, are just ignored. > * Crucially, Staff are Aggressively Rude: The lowest point came when I called Xenia Students to ask reception to help locate an important lost parcel (since I am not a native English speaker and the staff were speaking too fast). When I politey repeated my simple request for assistance, the staff member immediately hung up the phone on me. This is how they treat paying student tenants. The only "positive" is the price, but it is not worth it. Find a reputable, professional accommodation elsewhere. Otherwise, you will live here in deep misery. They solve zero problems and have no concept of customer service or resident welfare. AVOID AT ALL COSTS!

Absolutely awful this place! Avoid at all costs. if there was a way to give them a 0 star rating I would. I moved out in December 2023. They tried to say I was living there for over a year and a half after I sent evidence of being vacated and tried to take me to court for over ten grand! I was not due them anything and I won the court case. Whilst I was living there my fridge/freezer never worked I binned so much food that had went to waste and I sent multiple emails about it to have no response. The oven never worked so I had to buy a airfryer to cook. I accidentally locked myself out the first day of college and I had gotten no response about being able to get a key, luckily a student had a skeleton keycard where they let me pay to use it to get back into my room.they never did get back in touch about that. The place was falsely advertised, there were hardly any staff which also was a problem. The cinema room didn’t work, the common room had multiple devices broken, the only good thing about it was the gym. I wanted this place to be great but it was the opposite. cameras were being covered, homeless people were sneaking into the building. The back door never shut properly so it meant people could wonder in and about when they pleased. Overall it was a horrific experience being there and I advise anyone especially if it’s your first time moving out from your family’s to avoid this place like the plague.

This has been a very disappointing experience, especially considering I recommended this accommodation to the tenant. Before move-in, we were assured that the room would be fully ready. However, upon arrival, it was clear that proper preparation had not been done. The room was not cleaned to an acceptable standard, and several areas required attention, which created a poor first impression and unnecessary inconvenience. Since these issues were reported, communication with management has been very disappointing. Despite multiple attempts to follow up, responses have been slow or completely absent, and no clear timeline has been provided for resolving the problems. This reflects poorly, especially when expectations were set differently beforehand. Additionally, even simple requests like a tenancy confirmation letter took multiple reminders, which should not be the case for such a basic requirement. As someone who recommended this place, this situation is quite embarrassing and frustrating. Overall, the lack of preparation, unresolved issues, and poor communication have made this a negative experience, and it has affected my trust in recommending this accommodation to others.

Update: they contacted me fixed 1 thing which was a broken lock which wasn't on the list of things that are on this review, the leak has gotten worse and is damaging the walls and floor more and now my electric goes off every 2 weeks and the fuse box is stuck behind a locked door and the keyholder is non existent. Honestly the most disgusting company I have ever rented from, please avoid. I moved into an apartment that was filthy and had the previous occupants belongings still in it, the apartment was covered in mold, there was damp in the walls, damages throughout and the heatong didnt work, I reported all those issues using their maintaince site in August and have had no updates on anything. It got to october and I threatened to stop paying rent, they quickly fixed that but no other issue has even been updated, there was and still is a crack in the toilets cistern which has gotten worse and created a major leak that has cause damaged to the walls, I have attached a screenshot of the constant no response I have had on that. I still have 12 open open issues that haven't been responded to, they do not try to fix there issues. I have an email chain of 15 emails with about 2 responses that arent automated which are just "i apologise we'll look into this" they have not looked into this, it has gotten to the point I have gone to a solicitor regarding the contract as I am sure they are in breach of it at this point. The only way to get them to do anything is to threaten to no pay your rent.

Hello, Thank you for bringing this to our attention. We appreciate your patience while this issue has been addressed. We have been keeping residents updated on the progress regarding the hot water issue. As you may appreciate, boiler disrepair can be complex. Following the failure of the boiler on Friday, contractors were instructed immediately to attend and assess the situation. During this assessment it was identified that replacement parts were required, which were scheduled to arrive today (Monday). We expect the issue to be resolved as soon as the parts are received and installed. We have had no hot water more often than we’ve had it. Staff did, on one occasion out of many, give us an alternative by suggesting we use the showers at the hotel behind Rede House, but they failed to mention to maybe bring a bathing suit. The shower doors there are barely frosted, and the frosted part has a huge cut‑out handle you can easily see through. Staff make appointments for room inspections or yearly maintenance on a certain day, then turn up two weeks later unannounced. They have also been known to let themselves into your room. They do knock first, but if you aren’t there, they will use their own key to enter without an appointment and without telling you afterwards, just to show future tenants around, this has given myself and others a lot of anxiety because we dont know when they will enter our room or who is entering. One out of the two lifts works, if you’re lucky. Floor 4 barley ever works so you have to either go to the floor above or below and take the stairs. There’s also ridiculous noise coming from the street outside; if your room faces the front, it can be loud until 5am. There have been multiple issues with the common room/lounge downstairs being left in a terrible state, with food, bones, and wrappers everywhere. An email was sent out about keeping the room clean, but it’s disheartening that it keeps happening again and again. This is upsetting because the cleaning lady is without a doubt the loveliest, most welcoming person there. Most of the gym equipment doesn’t work, and if it does, the small space makes it very awkward to use when anyone else is in there. The cameras facing every angle make it a little uncomfortable too, although I understand why they’re needed. The movie room never works, and when I asked staff how to use it early in my tenancy, they said they didn’t know and rely on us to figure it out. My shower has great water pressure, but I can’t shower for more than five minutes (at a push) without having to stop because it starts to overflow. This isn’t something you can fix yourself because of the way the drain is designed, yet the tenancy agreement says the drain is our responsibility. (could of read this wrong so i will check). Whilst i can appreciate the efforts made to fix this and buy the new parts, these feel like half measures. as well as no hot water there is no heating during these periods, during the warmer days this is fine as the rooms tend to run warm due to lack of ventilation in the hallways, during colder days, such as through winter when we didnt have hot water or heating, this was very alarming. parcels are constantly being taken, due to only having letter post boxes, any larger items get left in the lobby, precautions have since been taken and they now get locked in the office after it closes, most times, it shouldnt be happening. and when you bring this to staff attention they say they cant help you EVEN IF CCTV IS POINTING THERE because 'the office is closed during that time period'. yes one of the residents here said they had this exact conversation. The bed in my room doesn’t lift up; instead, it has drawers on either side. It’s extremely hard to open, and if you want to lie down after a long day, the slats underneath fall through at the slightest weight. It’s very frustrating especially since early on in my tenancy i had to use crutches and still suffer from this, when you’re trying to sleep, roll over, and suddenly fall through the bed. the fridge/freezer in my room is the size of those you find in caravans, even if you have a dual tenancy/live with your partner. I have found my freezer doesnt freeze and is not big enough to fit a pizza box in there without taking it out the cardboard and by the time a few hours have passed, its fresh.. it may aswell be put in the fridge portion. i wouldnt suggest staying here, more if you have a disability or struggle with stairs, with the lack of working lifts and fire alarms i did email asking for rent compensation on the 24th November 2025 but failed to get a response, i have tried again today.
