I recently had the pleasure of viewing the property with Abi, and the entire experience really exceeded my expectations. From my very first enquiry, she was incredibly responsive. Every question I had was answered with a level of professionalism, patience, and warmth that immediately put me at ease. When I needed to rearrange my viewing at short notice, Abi handled it with complete understanding and zero fuss. That flexibility alone made a stressful situation feel so much lighter. What stood out most was her deep knowledge of the property and the surrounding area. She talked me through everything from council tax bands to nearby parking options, internet speeds, transport links. It made me feel genuinely reassured that she knew the building inside out. The tour itself was thorough and thoughtful. Abi walked us through all the communal areas (laundry room, gym, and social spaces) and highlighted how each one could be useful day‑to‑day. The facilities were clean, modern, and very convenient. Combined with the property’s proximity to the city centre, public transport, and local amenities, it makes for an ideal place to live, both as a student or a graduate/working professional. But above all, what impressed me most was Abi’s positive attitude. She genuinely cared about helping me find the option that would suit me best. That sincerity made a huge difference and left me with a really strong impression of both her and the accommodation.

If you are a student looking for accommodation in Chester, please do not live here. I don't ever really feel the need to take the time out of my day to write bad reviews but my experience living here has been so awful that I feel I need to write this to warn others. This is the most terribly managed place I've ever seen in my life. The place is filthy - when I first moved in to my room, there were crumbs and hair all over the floor and the walls were visibly dirty. Whoever painted the room got paint splatters all over the desk and floor and did not bother to clean it up, and also stopped halfway through as the front part of my room is painted white and the back part is still grey. The corridors smell terrible. They advertise a receptionist/on site accommodation manager on the listing but we haven't had one for more than a week this entire year. They also advertised a Nespresso machine in the lobby for communal use which I have never once seen. When I first moved in (last October) my TV wouldn't work as the remote was barely staying in one piece, and when I reported it on the maintenance portal it did not get fixed until February. I also reported that my towel rail was hanging out of the wall in November, and to this day it is still hanging out of the wall. There is almost never anyone around on site to report concerns to, the front desk is empty 95% of the time. Now the wifi has been out for nearly 3 days, and all I've received is multiple of the same copy-and-paste email that it is "being investigated". Given most of us who live here are students, wifi is an essential part of studying and completing assignments, and not having it for this period of time with no offered solutions feels like management are not treating it as a priority at all. We are all paying £200+ per week to stay here, at the very least I would expect cleanliness, helpful management, and timely resolution of problems. I feel so scammed. I genuinely regret choosing to live here and would strongly encourage anyone considering it to look elsewhere.

Joining in on the bad reviews. I’ve stayed in some bad university accoms and this may be the worst. For the money you pay you only get a box of a room with amenities that barely work. They weren’t prepared for me to move in so my room wasn’t painted properly and wasn’t clean. The toilet seat broke and the shower very quickly. In the summer it is like a greenhouse the heatwave has been awful with no aircon in the building and the rooms being like a box. Along with the WiFi being out for nearly a week and with no service in the centre of Chester you can imagine what it was like. There is no one ever at the reception and no member of staff anywhere to be seen on site so if you forget your key make sure you don’t as you have to pay £80 to get back into your flat and wait hours for someone to come out to the accommodation. I have had several food parcels sent back as no one is there to receive the parcels. Which are left in reception for anyone to take. I was also promised a key to my letter box and never received one. The fire alarm tests were so loud and lasted so long you were getting ready to evacuate every week. There’s two washing machines and two dryers for the whole building so do your washing at the right times. The noise isn’t so bad but there can be loud trucks and vehicles making noise early in the morning. You also cannot park anywhere near as parking wardens are constantly walking up and down the road ticketing people so moving in and out is impossible. I can see why this company gets such low reviews.

DO NOT BOOK - DO NOT BUY - ITS NOT SAFE I know it’s one of the cheapest shouldn’t accommodations to offer studios in Glasgow but I promise you: it’s not worth it. I lived here for 2nd year (in 2017/18), in that year I was the only out of hours representative: meant to help students when they get locked out or deal with fire alarms after the main office closed. In the 10 months that I was there, there were over a dozen break-ins. One involved a young boy getting slashed. I tried escalating this to the management company’s head office several times and they refused to do anything meaningful to address the Security issues. That doesn’t even account for the fact that I found a student that had passed away in his room due to medical reasons and that we had mice for months. I ended up being put on meds by my GP and having to see a counsellor at the uni because I was traumatised from living there. I missed classes and labs due to having to sit down with the police or being up all night dealing with an incident. I was 19, I worked three jobs and took on the rep position to get cheaper rent in order to afford a studio here. I can see that the building has only gotten worse. The management company rebranded to Xenia Students to avoid the bad reputation they had built as Fortis Student Living. For any current students living there that are being held to a contact, talk to advisors at your uni/collage- they can help you break your tenancy. You shouldn’t have to live with mice, live without hot water or live with constant break-ins.

I only gave one star as there was noting lower! They are the worst company I have ever experienced. As an owner of property managed by them, they charge me extortionate service charges, are incapable of producing timely accounts or sticking to their budgets. Even worse they have failed to rent out my property. Looking into this further the reviews from the students say it all as to why. comments from most of them start off with my property being one of the worst managed accommodations. probably one review that sums it up for myself and tenants. Was horrible company that only care about money.

Had the best experience with the staff! Abi was absolutely amazing. My mum and I got lost trying to find our Airbnb, and she went above and beyond to help guide us to the right place and make sure we were safe. On top of that, when my mum realised her phone had been left in a taxi and we had no idea which company it was, Abi patiently helped us contact different taxi companies until we managed to track it down. Keep well away from Rede house…

Keep well away from Rede house Middlesbrough. The heating and hot water is in constant fault. It was off for a month last time in March 26.They have no understanding of their statutory obligations and the complaints procedure is non existent. They expect a vulnerable student to use facilities in a building 500 metres away. Sent in excess of 30 emails 25 of which were ignored. Promises by complaints to respond ignored. I have a full chronological history of failings. If you are considering sending your child there then DON'T.
