Used Sarah Mains Low Fell to sell a property recently. From the outset the service was first class. Being knowledgeable about the area and with prompt attentive service the house was 'sold' within a day of being marketed. Great service and friendly demeanour from staff including Chris and Kelly who were always just at the end of the phone for any queries. Despite a nightmare lengthy selling procedure due to the property being old enough not to be officially registered with land registry , the after sales service from Sharon kept me sane throughout the whole stressful situation. Sharon is a credit to the company remaining helpful and cheerful during a very frustrating time. It was a pleasure to contact her knowing that she would try to resolve any situation by doing her best. Time to relax now knowing that the sale is finally complete. Wouldn't hesitate to recommend Sarah Mains for selling your property and hope you are lucky enough to be allocated Sharon as your after sales advisor.

Had an absolute nightmare living in a rental flat managed by Sarah Mains. I've lived in a number of rented places due to having to move around with work, and this is the worst property management service I've encountered. To be fair, there were no issues with the sales team, who were excellent at communicating via email and phone. The flat had been recently refurbished, and the price reflected that. However, when it came to moving in, a number of snagging issues that I'd been promised would be fixed had not been sorted, including a plug socket hanging out the wall. After a few weeks of living in the flat, some damp became apparent coming through the wall in the bathroom. Due to what I was told were issues with contacting the flat's owner and their own builder (how much these issues were on the side of the owner and how much were on the side of Sarah Mains I'm honestly not sure) it took over 6 months to get someone to come and look at it, by which time I was cleaning mould from the wall twice a week, and the area of damp was above waist height. It took 14 months from first mentioning the damp problem to Sarah Mains before damp proofing work was actually carried out. I had questioned at multiple points during this time whether the plumbing around the area of damp might be at fault (it was boxed in so not possible to examine properly without removing this), and was told that this was not a concern. My rent was reduced during this time, as the quality of the work in the flat was clearly not at the standard that would justify the initial rate of rent. I was told that whilst the work was being carried out, I would not have to pay rent. When the damp proofing company finally managed to get round to carry out the work (during which time I stayed with a friend), it turned out that the outlet pipe from the toilet had been slowly leaking. I returned to the flat to find that although the toilet had been reinstalled, the cistern and the sink had not been, leaving me with a bucket to flush the toilet with. The wooden surround, which by this time had been soaking in dirty toilet water for over a year, had been left on the living room floor. It took a further 3 days to get the cistern reattached. The sink remained on my living room floor, until 6 weeks later when I had finally had enough, and told them that I was moving out. At this point, I was told that the sink on the living room floor was "cosmetic" (which even the most dedicated fan of Marcel Duchamp would probably find issue with), and that they would not refund me the 6 weeks rent that had been paid from the work being carried out, although they agreed that I would not have to pay for the notice period. During this time, Sarah Mains also managed to lose track of the management keys for the flat. My concerns about this were continually dismissed. I have been given 3 different stories about this; the final story they have given me is that they were safely in the other office all along (rather than with the owner, or with a trusted contractor), but as a not terribly physically imposing woman living alone, this understandably caused me some worry. They very generously refunded me a whole £50 for this. Overall the experience of renting from Sarah Mains was more stress than it was worth. Their communication is poor, and if I were a landlord looking to go through them, I would be seriously concerned about their property management.

I had numerous viewings booked in within a couple of days of it going on the market and everyone I dealt with in the office was wonderful.
