I have used Samuel Estates to fully manage the letting and attempted sale of my buy-to-let in Tooting for a number of years. Jade Moeller was the person who dealt with all management issues. I have had a number of properties across London, and I can honestly state that she is probably the best managing agent I have dealt with. When I had to completely refurbish my property, including a new roof, she was in full control and managed everything for me. She alone is worth 5-stars! However, whilst the letting side was flawless, the sales side was anything but. I thought that the sales team would be of the same quality as lettings, how wrong I was! I decided in January 2024 to put the property up for sale. I was assured by the sales team that it should be marketed at £475k, which I was very happy with. Even though the property was tenanted, I told them that I was keen to sell and wanted to make sure that the price was set to appeal to buyers. After a month went by, there was no offer or even any interest. I was even told that it was probably due to the time of year, and potential buyers might be on holiday. I was constantly calling them, and I just did not get the same sense of confidence and control of the issues as I did when I would speak to Jade. I was the one who kept asking them whether the price was right, and if I should reduce it. I felt as though I was more determined to sell than they were. After a few months of no interest, I felt that the situation simply could not continue. I had a discussion with the lead sales agent, and he told me that I should consider auctioning the property. I was absolutely astonished to hear that remark as effectively he was admitting they could not sell it, that they had failed. A first floor two-bedroomed fully refurbished property near Tooting Broadway station, and yet they could not sell it! I immediately contacted other estate agents, and they told me that based on what had been advertised, the property should be valued at around £400k. I even had a RICS level 2 survey that came back and confirmed that the value should be £395k. The inability to be able to properly assess the property, buyers' interest and the wider market meant that I wasted many months needlessly. In conclusion, the lettings team, managed by Jade Moeller, was excellent and deserve 5 stars. The sales team was a complete failure and get just one star. As a result, I think that a 3-star rating for Samuel Estates as a whole is the only fair assessment.

I had a deeply disappointing and stressful experience with this agency while renting a flat in CR7 m. They let me a sub-standard property and used contract terms to trap me in a situation that severely impacted my health and well-being. 1. Extremely Poor Living Conditions: The flat was unbearably cold due to poor insulation, which was incorrectly rated as “good” in EPC because the inspector did not access the loft during the assessment. The heating system was grossly inadequate, turning the home into a source of stress rather than comfort. After enduring two winters in these conditions, I continue to experience physical pain in my arms during temperature changes. 2. Excessive Bills: Due to the poor insulation and inadequate heating, my utility bills were unnecessarily high (see Dec bill). Also, Thames Water confirmed they couldn’t install a meter, meaning water bills at least doubled too. 3.Ignored Feedback: Despite raising these issues multiple times, the agency took no action, saying that the landlord was “abroad” and “difficult to contact.” By the time I moved out, nothing had been done to improve heating or insulation. 4. Unfair Treatment: The agency maximizes the landlord’s interests at the expense of the tenant’s well-being. They refused to allow me to vacate 1 month early. Also threatened to impose extra charges for “damages” if I didn’t pay their move-out cleaning fee. No wonder people more and more turn to platforms such as gumtree and open rent to avoid agency completely.

We have had rather urgent problems with our flat since our move in date which was in August 2024, these issues are still currently unresolved due to poor reactivity and lack of urgency from Samuel Estates. Extremely disappointed by the service offered.

I was a tenant in a flat managed by them. Once the flat was rented, they disappeared. I had several problems during the year I was renting, including problems with mould. They respond very slowly and when they do, they never solve the problem (saying someone else is always to blame). The fact is, I spent a year struggling with mould problems. When it was time to move out, they had to have other people come and visit the flat. One day I said they couldn't come and they said they would come in anyway. In a nutshell, avoid them. Contact more professional agencies.

Firstly, we want to clarify that our team did not "disappear" during your tenancy. We strive to respond promptly and address any issues reported. Upon reviewing our records, we note that during your tenancy, three issues were reported: a blocked sink, a non-functioning intercom, and a leak from the flat above. The blocked drain was resolved swiftly, and the intercom issue was addressed by the block management company, as it was outside our direct control. Regarding the issue of mould, this was actually water ingress and staining caused by a persistent leak from the flat above. As your managing agent, we promptly raised this with the block management company, who are responsible for structural repairs. We understand how frustrating this must have been, and we did everything within our capacity, including applying pressure on the block management company to resolve the problem. Your landlord was equally proactive in seeking a swift resolution. Unfortunately, there are limits to what we can directly resolve when it involves structural issues managed externally. As for access for viewings, we always aimed to provide reasonable notice in accordance with the terms of your tenancy agreement. It’s never our intention to make tenants feel uncomfortable, and we aim to be as accommodating as possible. We value all feedback as it helps us improve our service. We are sorry that your experience did not meet your expectations, and we wish you all the best in your future home.
