Do not trust L&Q. They scam tenants and don’t give holding deposits back. They are entirely incompetent, iniquitous and fraudulent.

If they completed repairs and maintenance without cutting corners there would be less complaints.

Reported a few repairs. The Customer Services lady was patient and polite issued were resolved, the first within a few hours and the other within a week.

Thanks to Arvinder and team at L&Q. He did an absolutely fantastic job as our tenancy progression coordinator and we are excited to move in!

Terrible customer service, staff are extremely unhelpful. Takes months for anything to get done. They need to look at their management teams as the service they are providing is extremely poor.

The worst landlord in UK. These are the people that don’t care if you live with Black mould for years. Racist, Lies and Crooks…

L&Q are 100% incompetent on everything they do. My whole estate is angry with them. Something major needs to be done as they are failing their tennants big time. PLEASE DONT BUY A HOUSE FROM THEM. YOU WILL REGRET IT

If I could give them a 0 I would. Scamming tenants, cancelling contracts a DAY before move-in and refusing to give holding deposit back. Do not trust them

A company that doesn't even care about your life. Bins may not be collected for weeks in the building. You can be stuck in the lift for 24 hours and no one will come to help. Worst choice for a place where you want to raise your children well. I wish there was an option where I could give ZERO

Run by bunch of rude useless, clueless time wasters, moved into a brand new build flat, with many defects and constantly leaking, they spent millions on this property and already my leak has been affecting other residents below, and damaging a brand new building but they just don't care. Now I cant be bothered chasing them up as they dont care, and going to move on as i do have a second place to stay

@Fiona Fletcher-Smith who is Chief Executive at L&Q, you need to be hands on with L&Q properties. I have had issues since I moved to my Flat. Leak after Leak after bloody leak. Please share till it reaches FIona Fletcher-Smitt. I have never missed my rent but I believe London & Quadrant Housing Trust have broken there agreement with me I am sick and tired to call them. Can anyone help me on this matter. Thank you in advance for sharing.

London and quadrant are a joke. We can see outside, downstairs and the sky all from the hallway. The crack starts from the front door and goes all the way up to the top flat and entire building. The load bearing wall is split horizontally and vertically and they send in the plasterers! Everyday you can hear the debris falling from the walls. When it rains the cupboard with the electricity meter is filled with water. Someone send help please before the building collaps or catches fire.

Affordable price flats but at what cost? I chose not to listen to the poor reviews but now I regret. Cancelling check ins one hour before, consecutive postponements to start tenancy date, lack of responsiveness

Whisper it, but I think L&Q customer service is improving!. I emailed them in 2019 about a non-urgent repair matter but COVID intervened so I did not pursue the case. I sent them a follow-up email and to my surprise, received a prompt response giving contact details of relevant dept. I rang the number and (another surprise) got through almost immediately. I initially got that sense of deja vu when the agent gave me the standard 'not us, gov' line but to her credit, she decided to look into the matter, and she did! I even got an appointment for the work, something that never happened in one contact in 17 years! Well done to Amy who took the call and dealt with it professionally, politely and competently. Long may this last.

Amazing and friendly staff. Very helpful and professional in helping me through out the application process. Miss Z.Pathan was amazing she was always very professional and went up and beyond to assist whenever there was problems along the way. It took 6 months to get through the process which was not ideal and stressful however she always explanined and kept me motivated to continue with the application. I can’t thank her enough.

Worst service ever, when you call them no one gets back to you. I put an applications for a property it’s been over a month no response to wether I got the house or not. The house which I applied for is back on the market for rent. I called them to get an update they just take your details and say “someone will give you a call back” customer service is terrible.

L&Q are by far the most incompetent and morally bankrupt organisation, I’ve ever had the misfortune of dealing with. I purchased a shared ownership property and it it has been the worst decision of my life. It has been quite a culture shock the way Housing Associations like L&Q operate. Even as a shared owner with a mortgage, you pay rent on the share you don’t own, plus service charges and responsibilities for all repairs which all together is not too different financially to renting privately. However, despite the vast sums of money you pay, L&Q service standards are significantly lower (unacceptably so) than the service you would receive from a reputable private landlord. They act like you are not paying them to perform any services. The fact they build developments with ‘poor doors’ with bleak decoration is morally bankrupt, it feels like a punishment, I’m not sure how they have concluded shared owners are unable to afford nice furnishings in common parts of blocks, as a shared owner in London you can earn up to £80K PA which hardly makes you poor, it’s hardly an incentive to staircase particularly when then total cost of a flat could be in excess of half a million pounds. It wouldn't be an attractive purchase on the open market to have such bleak interiors compared to the private ownership parts of the block. What adds insult to injury is that residents in my block were advised they had similar access to services as private owners prior to purchase. We all enjoyed these services when we first moved in before we were obstructed from using them despite paying for them through our service charges. There sales team and marketing cannot be trusted at all. Despite the significant reduction in services received my service charges have increased by £1000 a year, with zero transparency or accountability. It has become a second full time job to keep on top L&Q’s lies and incompetence. L&Q are truly rotten to the core as the vast negative reviews demonstrate. At this point they should be paying me to live in my flat.

They took the deposit money and we are waiting for the works in the property to be done for over a month! Stay away! Even if you think that the price is very reasonable there is a chance you will not see your apartment

Was LIED to regarding repairs to the windows of the property before signing a tenancy. Paint used to cover over cracks that not only let in water, but put myself and other residents at risk. Still waiting for the 2nd stage of complaints dept to acknowledge there is a serious issue. But like all large operators in the housing sector “ we are inundated with numerous complaints and bare with us”. Incompetent seems useful in comparison .

I have had outstanding maintenance problems which were left for over 2 years. As a result of this i now have damp in my bathroom which was fully renovated 3 years ago. My downstairs neighbour also has a pump for her wetroom which is loud and wakes me up in the early hours of the morning despite being double glazed. L&Q haven't actioned any investigation to my last chase email with was 6 weeks ago. Noone cares here.

If I could leave zero I would. Despite having a superb customer service team when you call in, it seems everyone else in this sham of a business is incompetent at best and will fully neglectful at worst. The experience as a tenant has been the worst experience I’ve ever had the misfortune to go through. My mental health is shot to bits let alone the detrimental affect on my physical health and family’s well being. Complaints are brushed under the carpet by the same individual the complaint is lodged against. There is zero accountability, no support or adequate training for new staff who are left to sink or swim at the expense of the vulnerable tenants they are supposed to support

i just suspect that the rental flat released by this company does not exist. They just release the flat at the very end of the day and the second morning 9.20am it is gone. No matter how hard I tried I cannot get hold of one of their team members because at 9.37am their private rental team is still closed when the prompt says they are open 9-5 on Monday. This happened twice. Confused.

Bunch of lying unprofessional thieves, the staff take no responsibility for anything, will try to avoid any concerns and overcharge you for rent but never want to refund your money, will take to court even when your ahead on your rent, provide zero parking unless you bought the house 660k or disabled, will make your life a nightmare living in there property, also very dirty outside and rarely anything works. They need to fire there unprofessional staff.

Looked into doing a shared ownership at L&Q Brunel Street Works and honestly the 1000’s of bad reviews are TRUE! After registering with L&Q online i then had to pass a financial check to see what properties i was elegible for, SRC finance who are the financial advisor they use were help full and responsive. After passing the financial check i then had to contact L&Q to book a viewing. This is where the whole experience went rapidly down hill. It took weeks to get through to someone after calling every single day and sending emails and hearing no response. I spoke to 2 different staff members from the development who said i need to wait to be contacted by Lina as she manages the viewings, I finally got emailed by Lina at the development and she booked me a viewing for the following week. I arrived for the viewing and Lina was extremely unprofessional, Cold and honestly looked like she could not be bothered. I asked her questions about the development & how old the building was, the usual things you ask at property viewings and she told me she doesn't know. She then told me she couldn't show me the property i booked to view as she didn't have the key. And then after 20 minutes of me waiting outside she “found it”. After viewing i felt positive as i liked the house and tried to put the negative to one side. I then was told by Lina that the rent i had to pay on the unowned share increased as of yesterday and that i need to redo my financial assessment if i still wanted the property. it turned out that i had to put down a further £28k deposit to meet their new rental prices all because i didn't get my viewing & reserve 24hrs before they changed it. I found the whole experience very cold and unprofessional, you are merely just a number to them that will either pay or wont pay what they ask. they lie about their “affordable housing pledge” and no one from that development has a clue what their doing. If your a first time buyer and you value your life savings DO NOT buy anything from L&Q and please research before hand. There are plenty of review pages out there from residents in shared ownerships with L&Q all across London and they are all terrible.
A review that appears on several offices' pages is shown once. We leave out reviews that name another agent.
