So bad it is ridiculous

My dealings with this company have been so bad that it is almost ridiculous. Progress has only been made when I have rung up and chased it, and I have had to do this at every single stage. The lack of communication is appalling, and agents are difficult to reach. They do not treat you as if there is any type of financial/time pressure or tight schedule. Improvements need to be made across the board.

Shambolic from start to finish

Shambolic from start to finish. Lack of communication, lack of professional. We viewed the property, at that time no other business was interested. We had to continually chase for answers regarding a few queries we had relating to the property. When speaking with LSH Newcastle we were met with an unhelpful attitude rather than proactive customer service. When we finally had a voicemail left, it then became apparent that our enquiry had been confused with another business, interested in the same property. We feel the team at LSH Newcastle branch prioritise certain businesses over others. Had this mix-up not occurred, I believe we would still be waiting for a response. Overall, the experience was frustrating, poorly managed and far from the professional service I expected.

My issue was eventually resolved

My issue was eventually resolved, and Kirsty contacted me to clarify the balance on my account and provide an updated statement, which I appreciated. However, I was disappointed with the customer service I received during an earlier telephone call. I was trying to confirm the correct amount due so that I could make payment on time and avoid further charges. As English is not my first language, I sometimes need to ask additional questions to ensure I understand the information being provided. I felt that the member of staff I spoke to was impatient and dismissive, which made the conversation uncomfortable. While a call recording may not reflect tone of voice, the manner in which customers are spoken to is an important part of customer service. I hope the company will consider providing additional support and patience when dealing with customers whose first language is not English. Clear and respectful communication can make a significant difference to the customer experience.

High service charges

High service charges. Do not follow through repairs and maintenance of the building, always have some excuse. Would give them 0 if possible. Very dismissive. Not very customer friendly. Not good to deal with

Would give no stars if I could

Would give no stars if I could I wasn't going to write this until the work I am waiting to happen was completed, however as that may be months away, I thought I better send now. Just over 4 months ago I noticed that the flooring in my hall way was damp. As we were experiencing large amounts of rain I had to assume coming in from the doorway. I got a local builder to come out (Feb 13th ) and check the issue (within 24 hours) and he said it was actually an issue with a leak in the porch roof and there was a leak in the ceiling that was making the carpet damp. He said this was an urgent issue as the leak was between a light fitting and the fuse box, meaning it was dangerous with the rainy weather and the electrics. I rang LSH straightaway and followed up with an email with the report from the builder. However despite me checking on a weekly basis the issue is still not resolved and I'm being told when there is a reply, that they don't organise the contractors schedules. This is a concern as this roof has potentially been leaking since before I bought the property just over 18 months ago, therefore I can only assume any more rain ( a weekends worth a few weeks back ) would have maybe knocked out the electrics if the leak has worsened. I haven't been able to use the light in my hall way for over 3 months for fear of it fusing in some way. Yet no one really seems to care about getting it sorted. I've even been told that the contractor will only come out on a dry day. So far no one has even been out to look, let alone repair. I have also prior to this asked about 2 smaller jobs and been told the fees I pay don't cover those. So what I really want to know is what does my £1200 a year cover as so far nothing and it's a lot of money to pay. Yes as soon as I have mentioned not paying the 2nd payment of £600 due next week, I am threatened with charges to my account. Surely jobs should be completed in a timely manner and updates given, rather than me having to keep asking for updates. Then I will pay the next payment. This is now causing stress and frustration. I have been told that once the work is complete I can claim for any internal works such as redecoration, what worries me is how long it would take to be paid back. Very fed up now after over 3 months of being given extremely shoddy services.

As other have said....absolute scammers. Charge for services never done. How is this legal? Doubled the price this year despite not fulfilling any of their services, it is all fraud. Company should be shut down. Disgusting to treat people this way and effect their lives so much, just to steal their money

Poor Communication & No Follow Up

Title: Poor Communication & No Follow Up We submitted an offer for Unit 4, Marlin Office Village and provided everything requested promptly. Initial communication was fine, however after formally submitting our offer and requesting feedback, we received no meaningful response or update whatsoever. Very disappointing level of communication and professionalism, especially considering this was a serious commercial purchase with funding and advisers ready to proceed quickly. A simple acknowledgement or update would have gone a long way. Unfortunately, we were left completely chasing with no clarity on where matters stood. Would not recommend based on our experience.

Disgustingly Poor Management

I lived at Castle Chambers, and it was one of the worst experiences I have ever had. Rent in York is already high, but here you pay a significant amount and receive absolutely nothing in return. From the moment I moved in, the flat was not properly cleaned, and there were belongings left from the previous tenant. The washing machine did not work for 45 days, the hot water stopped working, there were ongoing mould issues in the flat, and the dishwasher was also not functioning properly. Despite all of this, no proper support was ever provided, and none of my emails were responded to. Barbara Langridge was particularly difficult to deal with, I was asked to stay in the property all day waiting for assistance that never arrived, and instead received late-night emails around midnight with no real solution. There was no follow-up afterwards, and I never received proper responses to my concerns. Overall, the communication was extremely poor, and it felt like no one took responsibility for anything. Living there became extremely stressful, and I deeply regret the amount of money I paid for such a poor experience. I would strongly advise anyone to avoid renting here.

I had an excellent experience with Lambert Smith Hampton - Commercial Real Estate Consultants. The team was highly professional, knowledgeable, and efficient throughout the entire process. They provided clear, expert advice and ensured everything was handled smoothly from start to finish. What really stood out was their strong market insight and attention to detail. Communication was always prompt, and they went above and beyond to deliver a seamless and stress-free experience. I would highly recommend Lambert Smith Hampton to anyone looking for reliable and expert commercial property services. A truly five-star experience!

My experience with Lambert Smith…

My experience with Lambert Smith Hampton (Shrewsbury office and their payment/accounts team) has been deeply disappointing. Communication has been consistently poor they are right always, transparency is lacking, and genuine customer queries are often met with a dismissive tone that feels completely inappropriate for a professional organisation. For almost three months they have claimed to be “updating their systems,” leaving customers unable to access even basic account information. When I asked for an up‑to‑date statement, I received a blunt response from Kirsty in accounts: “We don’t do this!” It’s astonishing that a company can insist customers use a specific app for payments from January 2026, send multiple letters pushing this requirement, and then fail to maintain the very system they forced everyone onto. If a customer took three months to pay, they would face a £150 late fee without question. Yet LSH seems comfortable operating with delays and confusion on their own side. The double standard is laughable. Whenever I asked reasonable questions about fees, costs, or processes, the replies were generic and avoided the issues entirely. I was repeatedly told that certain matters were “not their responsibility,” which made it almost impossible to understand what I was being charged for or how decisions were being made. Despite this lack of clarity, their letters remained firm at times bordering on aggressive with far more focus on demanding payment than providing information. I was given no realistic time to budget, and then a larger bill was issued just two weeks before Christmas. When I questioned this, I received another curt response from Kirsty stating that “this is what they do” and that all accounts are sent for January. The tone felt dismissive rather than helpful. I also went through their formal complaints process, which felt more like a procedural formality than a genuine attempt to resolve concerns. At no point did I feel that my issues were properly considered. All responses became shorter and less engaged, giving the clear impression that further discussion was unwelcome. Overall, Lambert Smith Hampton Shrewsbury and their accounts department appear to prioritise process over people. Customers deserve clear answers, working systems, and respectful communication not generic replies, pressure to use systems that don’t function, and aggressive reminders when the organisation itself is struggling to manage its own processes. I couldn’t even find a customer charter on their website, and the complaints process feels far from impartial

Ruining it for the locals in return for profit no doubt.

After taking over leith kirkgate, this shower have desecrated the locals shopping centre. Removing two shops under the “end of lease” excuse whilst leaving the units empty. Thankfully this is having the desired affect as locals are venturing further afield and finding better than the kirkgate ever had to offer in the first place. The closures have actually enabled locals to see that the kirkgate is a tip and should be raised to the ground if it’s not going to be used as it’s supposed to be. I have no doubt that student accommodation will be up here shortly as the current owner has shown no interest or desire to improve on the kirkgate. They’re just slowly destroying it.

This company is absolutely awful, and extremely harmful to peoples well-being and mental health. I do no recommend. They give out peoples personal details, do not keep their word, and intentionally go out of their way to abuse their clients mentally. Kelly, is one of the main culperates, who makes broken promises, fails to comply and hides behind her employees. She caused many leaseholders to lose thousands of pounds due to her incompetence and poor level of work. I would not recommend this company and they were previously called, HLM, which makes sense as to why they had to due, probably had outstanding fee's they took form clients and couldn't pay. They need reviewing and are not capable of being a business, especially with the staff. It is a harm to society.
