GoogleLetting itself was excellent (Sam Shah). However, preparation of the Agreement were shocking - fundamental errors against the HoTs made on the document sent for signature. Handover arrangements to the new tenant were disappointing (B&R are also the managing agents)

GoogleI am Dr. Manikandan Kathirvel, recently moved to London from Cambridge. Finding new home in London was made so easy and convenient by Benham and Revees. Raj Miah was my initial point of contact with the company. Although I approached him to view one of the property under Benham and Reeves, he took interest in showing four other properties. He was in constant touch with me and helped out to narrow down my options. Things were made very clear even before initiation of the tenancy. Checking in was so smooth. He even spent time in giving quick demonstration of the appliances in my new home. After checking in, Sylvie (my property manager) did a wonderful job in sorting out all my requirements at home in a very timely fashion. Wonderful service guys...Much appreciated. Keep going !!!

GoogleI rented this flat from RAJ MIAH working at Benham & Reeves in a quite residential accommodation in Beaufort park near Colindale Tube Station and Mill Hill Broadway overground Stn. He is very professional in dealing. The landlord is very polite and generous in helping out in case any problem. This area provide good parking and Tesco , Dental Clinic nearby.

Rajib, the agent that helped me, was extremely helpful while negotiating the flat and made sure I was aware of each step of process, which I really appreciated. Also, the property management team, especially Caroline, were very efficient and friendly. Overall I highly recommend them!

GoogleI've used Benham and Reeves to let my apartment for nearly 20 years. Their Letting service is excellent and their local knowledge and reputation leads to a ready supply of first class tenants. The Management Service is very efficient for both tenant and landlord; the quality of maintenance and staff are first rate-I have complete confidence in them. The record keeping is prompt and accurate. I would not hesitate to recommend their services.

We rented with this agent for 15 months. Several interesting practices (6 weeks before references came back, taking a non refundable holding deposit, referencing their wordy legalistic contract to suit their purposes etc). Agent explicitly asked if there had been a leak from the shower room. Saying no and the shower leaking within a week of moving in. Promised property would be thoroughly cleaned. Their own inventory described the kitchen as grubby Having the boiler changed by shoddy work men and then hearing a rustling in the kitchen that was a large rodent because they had left a hole big enough for it to come into the kitchen. Having to pay £288 for a pest controller to come in to find the source of the issue. I am not going to wait weeks whilst they scratched their heads about how to sort it with a small child in the house. No talk of refunding me this money (wasn't expected but not surprised it wasn't mentioned). Getting our deposit back was also problematic. To stay clear is a good idea.Edited to add: there is no excuse for poor service. I hope for the sake of the tenants renting with these people, they do do better. I would also appreciate my first name being taken off the response note.
Hi Yetunde, thank you for your telling us about your experience which I have since investigated. I am sorry if the beginning process seemed lengthy but we do have very thorough and stringent referencing procedures that have to be followed, as consistent with current UK law. This is to protect you and the landlord.Concerning the shower room in the 2 bathroom property you rented, we share in your frustration as when we first had the shower checked there did not seem to be any obvious issue but we did correct this once the problem was eventually identified.With regards to the pest control issue, this was reported to us after you had hired your own contractor and no request was presented concerning any payment.You vacated the flat on 11th Jan and your deposit was released on the 30th Jan which at approx 2.5 weeks is well within the legal timeframe we work to for getting the check out organised, dilapidations approved and release forms signed. We're sorry you didnt leave on a more positive note, it is always disappointing when we see low service ratings here but thank you for letting us know, as it helps us to do better.Kind regards, Emily Taylor, Customer Services, B&R

TrustpilotThey dont return the deposits
We were renting a flat 4 years and i must admit we had no significant issues with them. Checked out on the 13/12/2019 and they wont get back to us regarding the return of the deposit. We payed all the bills, inventory was fine and they just ignore us when we ask them about the return of the deposit.I have lost count of how many times we tried to contact them. This is crazy. They dont bother to reply to me..

Deposits can take up to 28 days to return, making allowances for any deductions to be agreed and for the landlord to sign the release forms.
