GoogleThis review is for Philip Bullman - the estate agent who recently sold me my first flat. I have to recommend Philip's service in the highest terms possible. From my first viewing, he handled my purchase with a phenomenal level of expertise and experience, as well as with urgency to move things along quickly.
Philip stands out, however, for his immense patience and kindness. He went out of his way time and again to help me (and I really needed the help, as I barely knew what I was doing!). He visited the property with me to take curtain measurements. He dealt patiently and compassionately with a few hairy moments along the way.
Maybe the best mark of Philip as a great person to deal with is the way he visited the flat days after completion once I'd actually moved in - to help me figure out how to work the boiler.
I feel very indebted and thankful to him and hope to buy or sell a property again with him one day. His great integrity overturns the unfair, negative and prevalent general stereotype of estate agents.

FacebookIn many cases members of staff at Atkinson McLeod know significantly less than the tenant - in regards to letting rights and contract law. As soon as you've paid their large fees and signed their contract you're merely worth their time and acknowledgment. You'd be extremely lucky to even get a call back, let alone be rewarded with a solution. I warn prospective and potential customers of AM to steer a sharp left turn away from this company for a multitude of reasons, doubting I have the character count to explain them all properly.

GoogleAs a landlord, I cannot warn you against Atkinson McLeod in strong enough terms. A terrible experience that left us out of pocket.
They struggled to let the flat, had a strange sales patter that included describing a double bedroom as βsmallβ and βsuitable for a newborn babyβ, they kept arranging viewings on minimal notice and at times we told them were unsuitable (as a baby was sleeping in one of the bedrooms), they didnβt vet the prospective tenants first (meaning that we wasted time with viewings for people who clearly could not afford them property) and they made the whole experience far more hassle and stress than usual. The eventual tenants were people who simply saw the property on Rightmove and I showed them round. They were the only people that I personally showed round and the only ones to put an offer in. Of course, that could be coincidence.
They also failed to get the tenant to sign a renewal agreement, leaving us exposed to the tenant leaving on short notice, which they did, leading to an avoidable void period that cost us income. They took almost a month to send through the check out inventory (and only after being repeatedly chased), leaving the tenant without their deposit refund for an unnecessary length of time.
During the tenancy, they placed the property on Rightmove, despite the tenants still being occupation. This may have been to lure potential tenants to contact them using a non-available property, or it could have been a simple mistake. Either way, we had to reassure the tenants that we were not trying to market the property from underneath them.
Most materially though, considering the amount paid to them by me and their duties as agent, they consistently worked for the tenant against me. I often found myself negotiating against Atkinson McLeod as they represented the tenantβs interests. For example, despite being very clear what furniture was staying, Atkinson McLeod promised the prospective tenants a brand new sofa, table and chairs. I was not told this until the tenants queried the items on moving in. It was clear that Atkinson McLeod had said whatever was necessary to get the tenants in. But it was me who then had to negotiate with disappointed tenants and ended up Β£800 out of pocket with the burden of shopping for new furniture and finding a way of selling the old, perfectly good, furniture. Further, despite asking to see the contract a number times, I was only first sent the draft tenancy agreement on the day that the tenants moved in, after they had signed it. Atkinson McLeod had included a special provision that we would paint the property for the tenants if they asked us to. The property was freshly painted. It took about half an hour of negotiating with Atkinson McLeod to get that term removed. Despite being my agent, they did not want to have to go back to the tenant and ask them to resign the agreement.
I used them once for one 12-month tenancy. I wonβt use them again.

GoogleWe met with Matt just once at a viewing, proposed an offer, negotiated a deal, signed a contract and moved in. The process was quite fast and efficient so Matt is a very good agent.
However the flat we moved into was not cleaned properly as we agreed to, there are some other technical problems with the flat (heating does not work, loose shelves etc) and it takes ages for the agency to sort them out which we are not pleased about. It is not Matt's fault since he does not deal with the tenants after signing the contract.

GoogleWORST SERVICE EVER, this is a company that allow "photographer" to come in your house without any advice, making photos because I was leaving the house. The "lady" (I wish to call her in a different way but I can't be RUDE like her) came in without knocking as they have the keys, so I had an heart attack thinking of thieves, then she was the most RUDE, unprofessional person I've ever met in my life, I wish she'll be unemployed one day.

I've explained so many damn times what my requirements are and what my budget is, yet they keep pestering me with calls proposing completely off the mark properties.
I'm looking for a 1 bedroom flat and my budget is Β£300 pee week and they call me with a 2 bedroom flats for Β£350. Is it stupidity or something else?
You're really just wasting your time with these lot. Help yourself, go somewhere where they listen to your accommodation requirements and take your house search seriously.

Me and my ex partner rented a place via them sharing a house with another tenant. After living their for around 8 months my partner and I split and obviously needed to move out. The housemate also decided to leave and move back to Poland.
We never missed any payments and kept the place in exceptional condition. We paid to break the contract which cost an extortionate amount, but as stated due to circumstanced we paid anyway.
They found new tenants immediately who moved in immediately after we left on the 28th February 2019. We paid to have the place deep cleaned by a company they recommended at a cost of Β£395. The clean was completed and the company sent pictures to show it was of a high standard.
A check out report was sent on the 13th March which we responded to straight away to point out a few discrepancies (the report listed the sofas as not seen, we did not take them and they were in the cleaning pictures after we left).
We did not hear anything back for almost 3 weeks, literally nothing despite several emails. We called them and was informed that the person dealing with out property had been on holiday for two weeks but was back in tomorrow. Apparently if someone goes away nobody covers their emails or work or even informs you (they also told us on the phone that despite the fact she was back tomorrow they only deal with deposit returns once a week so she might not even deal with it then).
They have consistently told us they are chasing it up with the landlord and in the last week we finally thought we had success when the landlords deductions report came through. He claimed Β£74 for small things like light bulbs, ok fine and Β£180 for cleaning?!?!?! Despite us using the company they suggested and choosing the most expensive package which they also recommend. We are of course contesting this.
It has now been 41 days since we left the property and 28 days since the check out report was sent and despite several more emails and phone calls we still do not have our deposit back.
I urge anyone even thinking about using these scam artist to steer well clear.

Sorry to hear you also had such a bad experience. Iβd recommend submitting a formal complaint to The Property Ombudsman, it takes a while but you could get compensation, and hopefully makes a point that estate agents shouldnβt be able to operate like this

Trying to get a timely inventory checkout and our deposit back required several emails and calls, most of which yielded no response. Absolute nightmare to deal with. I would avoid letting a property managed by Atkinson McLeod at all costs. The lettings staff was better, at least during our initial interactions ie booking viewing appointment and making an offer. However, when I first viewed the flat they told me it included a stand-alone dryer (which was memorable because itβs unusual) - turns out that was owned by the previous tenant and when I complained about the flat being misrepresented, the agent lied about showcasing the dryer in the viewing. Overall terrible experience and will never let or buy a property that is being managed or marketed by the company.
