GoogleAvoid this agency at all cost. I rented the property for 4 years from them. First of all everything was all fine, but then agent Lavinia became as I understand responsible for my property. I was left without hot water for a month!!!! she was dealing with the plumbers for a month!!!!! then washing machine break down, I was waiting for a new one for 6 month!!!!! then they decided to give me a notice. I have to move out on 14 of march. yes, on the beginning of lockdown. I asked for the deposit, it took them 2 month partially return them. they charge me £252 for cleaning air ventilator !!!! horrible horrible agency, or at least agent Lavinia. GoogleI had appointment booked for a viewing and had to travel some distance to get there. Ben was the letting manager and as stated on his profile on the website, he hates lateness. Hahaha him turning up late would have been something, he didn't even bother to show up at alI.. I called his office numerous times whilst waiting like a numpty at the building for 45 mins, it rang then somebody picked up the phone but didn't speak, pathetic!! must have recognised my number. So I called from a different number and surprise, surprise Ben answers with a could not be bothered attitude to tell me that the property had already gone and he forget to let me know via email or a telephone call and also forgot to show up for the appointment. This is not how a professional business should be run. From reading the previous posts this seems to be a reoccurring theme with this company. I will never use this company again and would not recommend them to any of my friends.

GoogleEva Bouzaki has good local knowledge and contacts and found buyers for both my son's flat and ours, both London, despite Brexit uncertainty and issues about cladding on our building.
We had considered letting as a 'plan B' before we decided to sell and Charlie Hodge of Atkinson McLeod was very helpful in that respect. However, Eva came up with buyers so we went with 'plan A', which was to sell. I wish the solicitors had been as good as Eva - we had to keep driving the lawyers on and there was a bit of a lack of knowledge on their part which we found somewhat scary. Anyway, we highly recommend Eva to sell your property. She is confident, calm and an excellent communicator. A safe pair of hands.

GoogleA month into renting a flat with AM, a bailiff showed up telling us we are being evicted as the landlord hasn't paid service charges and the flat is being reposessed. We were fraudulently rented a flat that should not have been rented at all. Got absolutely no help from the agency in this terrible situation. Struggled to reach anyone as it was happening - everybody were either out of office or off sick. It has now been over a week, and we still haven't had any proper communication regarding this, no updates, no clarification of the situation and, of course, no apology. This goes beyond unprofessional and into completely missing any empathy or human decency. Need I explain how terrifying it is to have four men show up at your door, start changing the locks and tell you to get out?
While not updating us on the matter, AM is also refusing to break the contract with us or return our deposit.
This comes after us moving into a flat that was uncleaned and in an extremely bad state of disrepair - broken furniture, exposed wiring in bathrooms, broken toilet, broken window locks, no water in the bathroom, broken plugs, cigarette burns all over the couch to name but a few things... Even after a month, a lot of the things still remain broken, the bathroom is still non-functional. Communicating with the agency has been very difficult - they often simply ignore emails. There seems to be no organisation, as we keep being sent from one person to another. Our concerns have been written off numerous times, not to mention the time when someone from AM called and shouted at us for sending them a list of all the broken things. Asked for contact details of the manager, our agent refused to provide them, told us that the manager "is busy" and we still haven't managed to reach them.
I truly have no words for describing how bad an experience this has been.

- Unnecessary charges!
- Staff practically incapable of meeting their responsibilities, namely Isabella, Shikena and Andrina.
- The property management changes regularly without notice and they are not responsive. By time a tenant raises a problem, AM will do anything in order they put the blame on him for damages causing him distress.
There had been a long list of serious, frustrating problems in the flat harming tenants hygiene plus other minor repairs, but AM always needed too much time to action.
First, there was no hot water and problem was fixed a month later. Then renovations required in the balcony, but nothing had taken place. Some months later there was a mouse in the flat due to problematic construction, although AM was the first line of contact they were idle and luckily the landlady dealt with it. Later there had been issues with flood, mould in the walls, the smell for almost a year and a second wave of mice. By the termination of the contract AM had not met their responsibilities and had done absolutely nothing!
At the end of the tenancy, there was a 7week waiting for taking the deposit back.
Unprofessional, disappointing service making my living in Zone 1 really hard. NOT recommended.

GoogleWe had a terrible experience renting from this agency and their property management team. I feel morally obligated to write this review, because I want others to avoid the same thing happening to them.
To start with, It was not disclosed to us at the start of our tenancy that the property had recently been listed for sale. A couple of weeks after we had moved in, Atkinson contacted us to set up a viewing for a potential buyer - which I was extremely confused about as we had just signed a 12 month lease.
We were also told when we viewed the flat that AM would be managing the property. However, a few months later when our hot water stopped working, we were told that they were only managing it on behalf of the landlord, and that they could do not do anything without the landlord’s permission. We did not have working hot water for two weeks as their response was extremely slow, and the first contractor they sent in to amend the problem was severely incompetent. Our hot water had been flipping the electrical switch - the first contractor simply flipped the switch back on and told us that was the problem - without stopping to investigate why the switch was flipped in the first place!
When our landlord was arranging viewings to sell the flat, we felt that our privacy was invaded and that they unfairly expected the flat to be the perfect model for potential buyers. One example of this was when Adrian Stanley told us we couldn’t have our laundry hanging up to dry in our own home while the viewings were going on.
At the end of our tenancy, we asked the agency for a recommendation for a professional cleaner, since it was stipulated in our tenancy agreement we had to get a professional in. Matt Herring from the Hackney branch recommended WeTidy (another company to avoid!) for over £300. They did an absolutely terrible job for the money we paid, a £10 per hour cleaner would have done a better job. When we returned to the flat, it was clear that entire areas had not been vacuumed, cleaned, or even wiped down. I approached WeTidy about this, and they were extremely defensive and rude, saying that the flat was in a “terrible state” before the cleaning, and that they had before/after photos to prove the job they had done. They actually expected us to pre-clean before a £300 cleaning session! When I asked them to send me the before/after photos, they sent the before photos, but never the after ones.
The worst part of it all was that during the check-out report (which we were present for), the representative from Atkinson asked if we had WeTidy in to clean, and we said yes, as that’s who they had recommended. She said that she had asked them to come back numerous times on other flats - we were shocked! Why would AM recommend a professional cleaner if they do a terrible job? It was an absolute joke. This obviously made a stressful time that much worse, as we wondered if we would have to fight this issue when it came to the release of our deposit.
Unfortunately, the incompetence continued when it came time to get our deposit back. We were told by Shikena Goode and Lauren Champman that their process takes 4-8 weeks for the deposit to be released back to the tenants. This seemed unusually long to us and though we tried to deal directly with Atkinson about it, we were forced to contact the Tenancy Deposit Scheme who advised that we should dispute it, as that is way too long.
It wasn’t until we actually disputed it with the TDS that we had a response from Atkinson. It took them 6 weeks to tell us that they wanted to deduct a mere £24 from our deposit. We agreed to it, and they sent us the completely wrong deposit release form with the details of the current tenant - wrong name, next years date, and incorrect deposit amount. We were again, shocked that they did not seem to be able to do their jobs properly.
We felt from renting from AM that they had absolutely no regard for our well-being as tenants. We were nothing more than walking money signs to them. Avoid this agency at all costs!

Lots of back and forth but very hard to get hold of the Lettings Agent.
Holding deposit was a complete waste of time for this reason. Had we have been fully informed we would have acted differently in negotiations and as a result of the lack of information we were minutes from an accepted offer then they went radio silent for nearly 24 hours before telling us the other Estate Agent had had their client's offer accepted. Terrible service, lost us the perfect property.
