How can I explain my experience is ALEXNEIL … painful perhaps? Was supposed to be a fun and exciting experience for me and my boyfriend however it was disappointing and heartbreaking and ALEXNEIL did nothing to help. We went for a viewing for a FULLY FURNISHED flat … when we moved in we got a ‘PART FURNISHED’ which was the sofa and dining table only. Imagine our shock and surprise. The agency had no idea when I called them, finally the landlady ordered us a bed that was £40 from amazon with a mattress that was WAY to small. We battled back and forth and the landlady only agreed to buy a dining table and tv stand as essentials to the flat. We pay a lot a month for this flat (being new Canary Wharf) and had another -£960 in buying furniture for our so called ‘FULLY FURNISHED FLAT.  We paid stupid amount of a deposit, speaking with ALEXNEIL we was told ‘what more do we want’. They are unprofessional and unable to communicate. To this day (we moved in a few months ago) we are having trouble communicated with ALEXNEIL, they moved us in the a damp, mouldy not so perfect flat and I think I’m in the right to share this with you all. If you choose to go with this company please please do it with your eyes wide open, they’re scammers, they won’t communicate with you after they rob your money. This review was a long time coming.

A happy, Satisfied landlord.

I approached Alex Neil estate agents at the beginning of the month. I had a property to rent in East London. I must say from start too finish I was very, very pleased with the service they provided. the valuation was smooth and on time. no agent was ever late for a viewing. I left the branch a key to my property and every time I would visit on the weekends the place was spotless, not a thing out of place. Upon them finding me a tenant all negotiations were extremely easy. I know have a tenant in place that was referenced vigorously, fast but accurate !I had no issue leaving this Review as I could not be more happy with the service provided. thank you ever so much everyone involved at Alex Neil. Do not trust Alex Neil

We had the worst experience with Alex Neil. After signing the pre-tenancy agreement, which included furniture, we were sent the final tenancy agreement, which again we signed. The final agreement did not include the inventory but nowhere it mentioned that it would void the pre-tenancy agreement.5 days before entering the property, we received a call from the property admin which informed us that the landlord decided that he would not provide any furniture. Alex Neil could not offer a discount towards the rent nor a refund of the agency fee. Saying that we were disappointed is an understatement as we could not take up the apartment any longer as purchasing furniture was not within our budget. It's now 2 days to the day when were are leaving our current flat and we still haven't found a replacement, leaving us stranded on a street and having to beg our friends to let us stay with them.

So so bad

Words cannot explain how awful they are. I rented through them and upon doing the viewing they said they would fix a mould situation that was in one room and fix some broken furniture before we moved in. This was never done and we kept asking and it took months. The process of referencing was soooooo long, longer than any I've experienced begore. It was filthy when we moved in, and they expected us to pay for cleaners when we moved out. The mould was so bad that the entire walls were crumbling, all the electrical wires were so damp that they all had to be ripped out and replaced which the landlord refused to pay for for weeks so we had no electricity for ages. I ended up paying for it myself. We got so ill constantly from the mould and their solution was to leave all the windows open at all times and the heating on at all times which was very unsafe as we were a ground floor flat and also a waste of money. When the plumbers/builders/decorators came to look at the place they were horrified and advised us to contact the council because it was structurally awful and unsafe and also the mould was so bad that all our belongings were being destroyed. The landlord refused to pay for anything to be fixed to a proper standard (just had mould wallpapered over but the walls were so mould that the wallpaper wouldn't even stick or dry to it). There was a leak under the bath which had obviously been leaking long before we moved in and someone just put a baking tray underneath it. Then that rusted and disintegrated. Alex Neil got fed up with the landlord not paying for anything so they said they no longer were going to manage the property, just the rent. Which meant the landlord who lived abroad was going to deal with all the issues we had despite not seeing the flat for years. We said we wanted out of the contract because we signed it with Alex Neil not the landlord. They told us we could leave but then changed their mind, they gave us loads of false information then took it all back. It was a nightmare. They then started doing viewings with only 20 minutes notice meaning we were at work and had no way of getting back to the flat to clean or put away our expensive items safely. They would leave lights on after viewings wasting our electricity. One time out front door broke meaning we couldn't close it and it took them days to fix it.... It was ridiculously unsafe. They would act as if they were really trying to help us when we emailed or called but really they did not care at all.

Agent replied

Dear Caitlyn,We are very sorry you have felt the need to leave these comments as a review of Alex Neil’s services. However, whilst we empathise with you it is evident from your comments that perhaps the property’s condition you chose along with decisions taken by the Owner/Landlord concerning repairs/improvements contributed more fully to the bad experiences you outline. As an Agent, we are positioned between tenant and property owner and are often tasked with delivering difficult information about decisions not of our own making. It also appears from what you say that we discharged our position and ceased managing the property which potentially substantiates the presence of issues outside of our service remit and control. We take service issues seriously but at present this review remains, one dimensional, anonymous and unsubstantiated. We would require full contextual information including your name and the property address to enable us to investigate issues fully with a view to offering a response or resolution. All complaints are handled in accordance with our Internal Complaints Procedure which can be found on our website https://www.alexneil.com/Head-Office. Con Artists

Con Artists! I would advise everyone to stay away from them in particular landlords. I decided to try them for the first time to let out a property in the canary wharf area. I was dealing with Harry Neal at the Canary Wharf area. Although I was pushed a lot into retaining them for management of the property I declined and only elected to instruct them to find me tenants. It was explicitly agreed they would only be charging me 8 % plus vat of the annual rent. I got a very excited call that perfect Tenants who had been with Alex Neil for three years were now looking for a bigger property to move into and had loved my property after viewing it. I was informed that they they wanted to rent my property for 3 years. As I am looking to sell the property I informed them that I was looking to only rent it out for 2 years (thank God for that). I however made it clear that I will not pay the agent commission up front for 2 years and wanted to pay that monthly. Given that I wasn't agreeing to proceed otherwise I kept getting sales calls everyday with an excited tone of how they had worked out a very special deal for me. All of these special deals turned out to be ways of how they could actually charge me more by taking up more services (management services etc) from them for less. In any event it was agreed in the end that they would deduct the first years commission from the first rent and then deduct the rent for the 2nd year at the beginning of the second year. My tenant then proceeded to transfer both the first months rent and six weeks deposit. Without any discussion with me or the tenants, they have retained the entire amount (including the deposit!!!) and transferred only £ 92 to me. I have them emailed them with evidence that this was not what was agreed and forwarded the emails to them. No response. This will definitely not be the end of it and although they are not formally regulated by any body, I will be making necessary complains to different bodies which may well take up interest in this matter. Retaining the deposit is unlawful on their end and I have also informed the tenants of this. This is an extremely unprofessional firm and are literally (as the other reviews suggest) out to only con people out of their money. I strongly believe the other positive reviews on other websites is as a result of paying for them and they are not legit.

Extremely unreliable and unprofessional when obligations come onboard. They won't comply with their share of the deal and will ignore you over the phone, email and letters for longer than is reasonable acceptable.AVOID if you can, if you can't make sure you have everything that happens on the property documented. They are capable of accusing you of pre-existing damage and trying to rip you off with everytype of fees. Unreliable to carry on with property maintenance and mandatory gas and electrical reviews.

Dishonest & Unprofessional

A truly terrible completion - but what makes the service so bad is the inability and unwillingness to accept any responsibility. Issue primarily surrounds completion - at the time the money was transferred into the sellers' solicitor's account, none of the keys were secured. Hours later, only one key and fob was available and I was forced to chase it down myself. Despite explaining the situation and cost of this inconvenience on moving day, I was told incorrect information by the agency as they refused to accept any blame. Firstly, they said that exchange was simultaneous, despite the paperwork being signed and exchange occurring much earlier in the week. Then they told me that they advise changing the locks, conveniently overlooking the fact that the FOB to the building is what provides access. Simply put, the money cannot have been transferred without any access to the flat being provided - no key, no FOB. I have had to get solicitor involved to look into the matter further, which is good as a sign as any that the agents on this deal were not operating as they should. Utterly let down by this service and inability to even accept the responsibility as they continued to lie and misstate the facts in all their responses.

John · 3 March 2019 · Alex Neil Estate Agents Canary Wharf & Docklands

Agent replied

Dear John, Thank you for your feedback and please accept our apologies that your experience led you to leave these comments. Completion day can be fraught, and we share, understand and empathise with your frustrations regarding the key handover not proceeding smoothly. However, an Agent can only release the physical keys/fobs that they hold in their possession at the time of legal completion. Fobs are often a generic communal resource for residents and is why there is emphasis placed on changing door locks to any incoming homeowner for numerous reasons. For example, the previous owners may have had multiple sets of keys cut for their own familial use. Or there may have been multiple estate agent firms issued with keys when marketing commenced. Replacing locks is seen as a good security precaution over trying to account for every set that has been cut. On completion day itself, the onus is on the seller to ensure that they make keys/fobs available for the incoming purchaser once completion is confirmed. They don’t have to lodge them with their agent, key handover can be between seller and purchaser or from a development concierge/representative. Legal completion doesn't happen at a set time of the day and is based on completion monies being received by the seller's solicitors bank, only then can keys be released wherever they are held. Planning completion timings can be difficult because of the latter and on occasion there can also be delays with outgoing owners/previous tenants securing the property a final time and providing full sets of keys. Factors like these can and often will be beyond our reasonable control. Apologies again that things didn’t proceed exactly as hoped on your move in day. Best regards, Alex Neil Estate Agents
