experience of searching and property from ElliotLee

I saw the add called up and met with a lovely young lady named Chloe Williams. The latter advised me and booked me a viewing straight away and answered my many many questions with enthusiasm. I made my offer and she advised me on how to proceed in order to achieve a positive response from the landlord. I followed her advice and it rendered success. I feel very comfortable approaching her regarding anything to do with the tenancy and feel really well looked after. Her professionalism and warm demeanor really eases the stressful process of house hunting.

Highly recommended !

I am highly impressed with the customer service Elliot Lee has provided to us so far. We are new tenants who will be moving to the new property at the beginning of 2017. The fees are lower and the service is much better then our current estate agency. Chloe Williams, the property consultant, helped us to arrange a viewing for the flat which we really liked ! Her responses are quick and very efficient. She communicates with us in a professional and polite manner. Other team members are also great and very helpful. Thank you all !

As I thought we hit the end of the road with this property I was buying under enormous pressure stress and anger. Super Star Shelley Tristram came to the rescue.kept me cool and calm as she got to work. She was competent smart talented and took charge to chase and track down the landlord and his solicitors with great professionalism. Enabling me to have a prompt and swift answer from the solicitors and was able to complete instantly. As a Tenant moving from overseas location for first time to UK - this agent is good to go with

Positives are 1. Set process and they go with this process 2. Explains things when you visit them at their office or phone 3. Professional interactions 4. Punctual 5. Courageous Areas of Improvements 1. Email response timelines are not great (rather I need call them up to get speedy answer) 2. To profile the tenant's background (if the tenant is moving for first time to UK) and advise them accordingly rather assuming they new all the basic things about renting and living in a new country. For Example,. you may consider providing inputs about Local council, How to pay council tax, utilities bills, schools (Rightmove.com provides this), near by places etc.. This will give more comfort for the first time to UK and improve collaboration.

Extreamly effeciant proffessional service that far exceeded our expectations

I am a landord that decided on using Elliot Lee to conduct the sale of my 2 bedroom flat in Wembley.I was also renewing the lease at the same time and the total process took 15 months. This was largely due to the incompetance of my solicitor dealing with the flat sale and the solicitor dealing with the lease renewal How refreshing it was then that Elliot Lee turned out to be the ones to offer a truly reliable and thoroughlyt effecient service throughout. Their dedicated liason person always kept me up to date often after continually chasing up on solicitors and made it a lot easier for me to stay on top of things. In their own words they are "performance driven" but don,t get that wrong. They achieved a price substantially over my expectations and that they are rewarded for this is only right This was no "quick pay-day" for them and over the 15 months their enthusiasm and professional attitude never waned.. So..are all estate agents the same?....No Would i reccomend Elliot Lee?....Definately yes.

beware this agents market same properties at two different prices - 3 Brewery Close

I recently went to view a property advertised by Elliot Lee in Wembley. The text messages & right move said £265,000 but on the day of open house the price was £280,000. The price cannot increase in a matter of 3 days. I applied for a mortgage and he valuation of the property came back as £250,000 which was £35,000 less than my offer of £285,000. I was advised by my mortgage valuation team and legal representative that Elliott lee had sold a flat in the same block for £245,700 a few weeks ago.

We would like to respond to your comments below firstly, by clarifying a few points. The advertised price was a guide price of £265,000 where it was made clear on the advertising that offers would be expected to be in excess of this figure. The brochures distributed on the day of viewing were to advise of the vendors expectation, which on this occasion was £280,000. This is something our buyers usually really appreciate as they frequently comment that they are left not knowing expectation by other agents. We only provide buyers with information we are given and we are guided by are Vendors requests. When your mortgage valuation was returned as £250,000 we highlighted our surprise at the level quoted. You yourself spoke to us at your surprise and even challenged the valuation through your lender. Two bedroom properties typically sell at £300,000+ in that area. The property you refer to having previously been sold was not in the same block but was in the same road. The sale was agreed back in the first half of 2015, had a very short lease with a quick sale needed so this cannot be used as a comparison. We too are disappointed that you were unable to complete on the property, however there are many reason a sale can fail and a down valuation is only one of them. We received several offers on the property in the same price range and I’m sure if you did not feel the property was worth it you wouldn’t have offered in the first instance.
