Students be warned of this agency! Nothing is ever simple with Purple Frog. In fact, every time I contacted them (even for something considered simple) problems arose due to the staff not being responsive or not bothering to sort things out properly. The communication across the management team is shocking and appalling. If you want them to do something, they won’t do it until you nag them constantly. Myself and the other tenants of the property also found them to be very rude. They would hardly ever reply to important emails and if you phone them, they will tell you they’ll phone you back at a more convenient time for them and then never call back. We were left without any means of cooking for 20 days because our oven broke. It seemed that this is something that they knew would eventually happen so why did it take 20 days for them to send somebody round to get it fixed!! Our deposits took a total of 42 days after we had left the property to be returned to us. If we hadn’t of constantly emailed them every day checking for updates and hearing endless excuses from different team members, I’m sure we would not have our money back to this day. When the deposit documentation came through, Purple Frog has charged us for ridiculous things such as cleaning charges when we know we left the flat in a better state than when we arrived. It was spotless! Myself nor the other tenants did not have the energy to dispute these charges after it had taken so much effort to get to this stage. We are students with very little money and couldn’t afford to wait any longer!! I believe this is there plan all along to try and charge as much as possible. It is exploitation!! DO NOT TRUST THIS AGENCY! I would put 0 stars if I could!NegativeResponsiveness, Professionalism

Hi Emma, I am sorry you had a negative experience with Purple Frog. We always strive to be professional respond in a timely way on all occasions so it’s sad to hear you feel this way. From checking your tenancy history, I can see minimal maintenance issues raised during the year which is great. Following the national guidelines however, issued by ANUK, we have 20-working days to resolve issue around cooking facilities, although we would like to have this rectified this much quicker. We initially instructed a contractor to visit for the oven but unfortunately, their diary caused a delay to fix. At this point, we should have instructed another company which we take accountability for, so for this we apologise. I can see there was a delay in issuing your deposit statement , and a further delay with the payment being issued due to an admin error, which we are very sorry for. The deposit charges are based on the final check out inspection and checking the inbound inventory which we deem fair. We would have been more than happy to have reviewed this is you were not satisfied with the deductions. We do our very best to treat our tenants as fairly as possible at all times, if you would like to discuss further, then please email charlotte@purplefrogproperty.com

Honestly dreadful and untrustworthy company takes months for things to get sorted even though they should be 5 minute jobs.

I highly recommend to AVOID purple frog! Terrible experience from start to finish of tenancy.. house disgusting, unclean and full of previous tenants rubbish including a two page list of issues/ damages - took 3 months for purple clean the property and sort issues. Terrible service all year. Then have the cheek to withhold our deposit on finishing our tenancy, charging us extortionate amounts of money ‘cleaning’ charges when the property was left spotless. Most untrustworthy, money grabbers, AVIOD AT ALL CIRCUMSTANCES!

Do not rent student accommodation with purple frog. To start, the whole year there was a mould problem in one of the rooms, which never got sorted and made the occupant ill(very dangerous) Not only did they not sort it out, they also asked the contractor to just paint over it so it looked like it wasn’t there anymore! Multiple problems with the house, such as leaks, overgrown garden, broken gates, broken fences, half working ovens, broken sofas.... the electricity tripped every few days, but they never cared enough to sort it. When you get to the deposit return at the end of the year they will charge you £45 for leaving a bin outside, as contractors filled the wheelie bins with their own rubbish. They will then ignore emails and know you will just accept it as then take 2-3 months to review any disputes. The sort of business they run is to charge the maximum possible rent and do the minimum. They have been reported to the university, if you are a student avoid like the plague.NegativeResponsiveness, Quality, Professionalism

Have been renting a student house with Purple Frog for nearly a year and have been extremely disappointed with the quality of service. House was not clean when we moved in, I was asked to move out for a week to allow building work (which hasn't even begun two and a half weeks later). The house is not legally eligible as a 6-bed rental, yet we have had 6 people living in it all year. When raising complaints with our property manager, I was treated to dishonesty and a lack of accountability. Poor to the edge of fraudulent way of operating.NegativeQuality, Professionalism, Value

They sublet let horrendous properties into overcrowded HMO’s, the maintenance people are extremely rude and offensive, property and grounds are in appalling condition with rubbish dumped, rats visiting etc. I presume they sublet so they have can have this cuddly frog front, don't fall for it. Please consider using a proper agency. RESPONSE TO THE RESPONSE - I have to live next to one of your disgusting properties, the tenants (6 in 3 bed) don't consider purple frog as the agent but the landlord insists you are, I don’t need any conversation with you, it’s obvious it’s a sublet. Its only a matter of time before the government passes law to deal with slum agents and landlords…NegativeQuality, Professionalism

Hi Pete, I am sorry to hear that you were not happy with your tenancy with Purple Frog Property. Your review is not reflective of the standards we strive to achieve. Could you possibly send some further information regarding the issues with maintenance you have mentioned to Patrick@purplefrogproperty.com? I would just like to advise that the comments regarding sub-letting are inaccurate - we do not sub-let. The properties are managed by Purple Frog Property on behalf of our clients. Also, all HMO properties are licenced and comply with the local council's HMO policies with regards to room sizes. I look forward to hearing from you so that we can investigate the maintenance issue further for you.

Took £140 from each tenant off deposit, with the bulk of the lost deposit being for basic cleaning. We left the house in a better state than we found it in. When we arrived rooms still had rubbish, lights were broken, rubbish swept under the sofa, used condoms left on the fridge. We weren't too mad about this as we just cleaned it ourselves but to see that we are being charged when we left it in a cleaner state makes us think that we are being taken advantage of. When we contact purple frog via email or calling to dispute this, we get no response for a long period of time. Would highly recommend not using purple frog as they were also slow to help out with problems throughout the year's tenancy.NegativeResponsiveness

Hi Nick, we don't take advantage of anyone. We do our best to help tenants get back as much of their deposits as possible. I can promise you that no one had made up cleaning charges; our team will have inspected and instructed what cleaning was necessary. I'm sorry if you you've not had a quick response to your dispute. I'll speak to your property manager and see if we can speed it up for you. Please email me if there is anything else I can help with. Patrick (patrick@purplefrogproperty.com)
