GoogleI have had a ridiculously bad experience renting a shared student property under Purple Frog Bristol. The property was completely filthy when we moved in - examples being toenail clippings, used plasters found in bedrooms and prominent black mould and disturbing staining on the walls of the rooms. Rubbish from previous tenants found all throughout the property, decaying furniture in the garden and living rooms and a window filled with water that didn’t fully close on the ground floor of the property. We were able to employ a surveyor that informed us that multiple areas of the property were in fact extreme health code violations. Throughout the tenancy we had further problems, from ant infestations, a temperamental heating system to the roof of the kitchen having leaks and evidence of collapse.
Maintenance issues were constantly being addressed but rarely fully solved - with prompt solutions being few and far between. The actual offices, specifically our property manager (Michael Miller) would go between avoiding our contact completely to bombarding us with calls at inappropriate times - communication was never simple and maintenance issues were often dragged out unjust lengths of times before seeing a solution or simply not solved at all.
Finally, when reaching the end of the tenancy the process of receiving out deposit took over two months past the end date of the tenancy. Deductions were made with seemingly no justification based on the state of the property when we began the tenancy. Communication was non-existent and we were met with constant avoidance, deception and a clear lack of professionalism from our property manager.

GoogleDO NOT RENT FROM PURPLE FROG.
They won't return your deposit unless you fight for it.
Terrible customer service, when talking to employees over the phone they took no action even though they claimed they would.
I had to go into the branch 3 times before they took any action to return my deposit over a year after leaving their property. (Each time they told me it would be sorted).
I then had to call an additional 2 times because Nadine wasn't sure which account she was meant to be sending the money out of (Nadine is also apparently the only person who can return deposits so it's beyond me why she didn't know which account the money would be sent from).
Honestly if you do decide to rent with Purple Frog GOOD LUCK, you're gonna need it.

GooglePurple Frog Bristol is a very poorly run company. They don't support their tenants at all. I had a room with very poor maintanenace and severe mould, and did not receive any support after months of calling and emailing. This was a blatant breach of contract.
They are very very very slow to respond to phone calls and emails. And even then, it has to be repeated calls. If you only call or email once, you will be ignored.
When it came time for us to receive our deposits, the company Purple Frog hired miraciously found damage and areas of the house which were not clean. This is despite the fact that the people still at the property had thoroughly cleaned the house, and despite the fact that we already paid a monthly cleaning fee. When I repeatedly pointed out to Purple Frog that the inventory did not include corresponding photos for these areas of the house (eg under the fridge, random places no one goes to or looks at), meaning they had no proof we had made these areas dirty, I got crickets and deception. Had I bothered to sue I'm sure I would've won pretty easily.
If I recall correctly, Purple Frog also placed a fee onto all of our bills for repairs of some of the rooms, despite each person being on an individual contract rather than a share contract.
After the cost of additional cleaning of the common area was deducted from the deposit, it took Purple Frog something like 6 months to refund what was left of the deposit, after continously calling them. If you read other reviews, you'll see that this is pretty standard behaviour for Purple Frog.
The manager at the Bristol branch, Charlotte Mellor, was incompetent and lazy. She has to be told the same thing over and over again, and will do her best to ignore you and shirk responsibility. She says that she "forgets". I had to explain to her how to keep notes, over the phone, after she "forgot" to follow up on my deposit three times in a row.
I feel bad for Bristol students, there are so few good options available when it comes to renting. I would suggest avoiding Purple Frog. Their primary purpose is to protect the profits of their landlords. Charlotte said as much herself. They will do nothing for you.

I am very suspicious of the positive reviews. My daughter tells me that amongst the Bristol student community, she is yet to meet anyone with a good word to say about them! They are dishonest, money-grabbing and totally uncaring. From day one, our dealings with them have been a disaster.
My daughter's student accommodation in Bristol (177 Redland Road) was over-priced and of an extremely poor standard. They were without such basic facilities as a boiler for the first two months of the tenancy and on one occasion (as a result of the boiler finally being badly fitted), a large section of the ceiling in the property fell down, endangering the young occupants. The sales team are immature, flippant individuals who expected us to be grateful that kettles were supplied in the absence of hot water from a boiler. They didn't seem remotely bothered about the ceiling collapse. We had to nag for electric heaters for the bedrooms in the property as winter approached and there was still no sign of a boiler.
They are very quick to take money but take forever to reimburse. Full rent and utilities were taken throughout the period without a boiler and after months of haggling, tenants were given a paltry rebate of £90 each. I knew at the time that Purple Frog would find a way to claw back this small sum and more, at the end of the tenancy.
My daughter's room was mouldy, damp and crawling with bugs. Several pieces of her clothing have been ruined as a result. She and her housemates left the property in a ten times better state than they found it but of course, as we expected of such an immoral agency, Purple Frog have kept a huge portion of their deposits. They have justified this by claiming that they have had to pay for cleaning (what a joke!) and overuse of utilities (they have yet to provide evidence of this).
It's been one thing after another with these people so I've probably left several things out. I am a disgusted that these people appear to get away with taking advantage of young people. Needless to say, we do not intend to let this matter go.
Before James Mason responds to this review by claiming to be unaware of any of these issues, can I point out that myself, the other parents and the tenants themselves have had extensive contact with his company throughout and since the tenancy. At one point, Environmental Health were called in, such was the extent of our concern regarding the well- being of our children while at the property. All of this is widely documented. In response to the decision to steal deposits, I sent a lengthy email to Nadine Bevis, Sam Hewitt and Alex Parsons on 28th September requesting evidence of their allegations regarding cleaning etc, none of whom have shown me the basic courtesy of a reply! Unprofessional in the extreme!

GoogleIt has generally been a shambolic service throughout. Avoid at all costs.
Securing the room: Trying to secure room in the flat took over 4 weeks of me calling them because they never called back, even if promised to 10 minutes later. I later found out this was because although they accepted my admin fees and promised the room to me, they were still considering another party. It just felt incompetent and poorly managed. A strange lack of respect for someone who was trying to pay them over £5000
They had sent through the contract and tried to charge £600+ extra in rent and additional admin fees, and then missed the final postage when it came to sending me the keys.
Flat condition: was quite run down on entry with damage to the carpets, grimy ceiling tiles, marked walls, faulty bedroom door lock and parts pulling away from bathroom skirting. My bedroom light also emits a weird buzzing noise at times. Some of this we requested fixing and the promise of a week has long since passed with no further contact.
Amenities: The showers are terrible and non power, picture using a watering can. The tumble dryer does not actually dry your clothes, it merely makes them a warmer form of damp. There is a mix and match of sofas in the living room and no TV provided. The remainder of the property is outdated especially in regards to the single oven between 7 of us.
The other, more annoying issue appears to be the frequency that the fire alarm goes off. This went off on a near weekly basis, late at night and often had to wait over an hour plus for Purple Frog representative to turn the extremely loud sirens off. The first time took so long we called the fire brigade out, whom also could not reach them.
Maintenance: Extremely slow. I had a leak in my roof for several weeks, over 8 bucketloads, which on inspection the previous attempt to stop it had been a small rag over the split pipe. A fire took place in the dustbin outside my window, which although took care of the rat problem, left me with a broken window that took an age to repair. Luckily the non-removable bars left me with a feeling of safety form any theft, but a fear that a further fire could be endangering as both fire exits lead to the same door??
Deposits: They are now trying to withhold our deposits owing to a clear admin error on their behalf when we moved in. Many deductions were made including £30 to clean a room which was spotless (I spent 5 hours tidying it). Tried charging for cleaning of other rooms which we were promised would not need doing on our checkout inspection. They do not reply promptly and have not provided adequate reasons for any of the charges or delay. Fees were charged for clearing the landing and stairs, despite being a ground floor flat and never using those facilities.
Would i recommend? Absolutely not.

I'm a bit confused about your comments about trying to charge you £600 extra. Do you mean that the rent shown on the contract was wrong? It is against the law to charge you over the published price. However, sometimes clerical errors are made. That's why we urge tenants to read their contracts and ask questions, before signing them.
Our fees are published on our website and are considerably lower than some other agents in the area. You would have been told what the fee was when you decided to take the property.
Yes, there was a delay in sending out your contract. I'm sorry about that. The other tenants at the property told us that they wanted to find housemates themselves and we had to wait for them to sort out what they wanted to do.

In terms of your comments about the property, we realise that it isn't the most modern place available. However, it is let as shown, unless we know that there's a refurbishment due. We also price rents accordingly. We did not advise that there would be a TV in the property.
We always advise students to view several properties, are upfront about available amenities and would not pressure anyone to live in a place they were not happy with.
In terms of fire safety, the property were you lived had two fire escapes that you would have had access to in case of an emergency.
You are right: the fire alarm did go off a lot. This isn't something we can control, as it is a safety mechanism, and was triggered by tenants smoking in their room. There were several culprits and we sent warnings and reminders to all tenants that the property is 100% no smoking.
Alarms are handled by staff during office hours and a dedicated out of hours contractor when the office is closed. Unfortunately, because none of these people are onsite, the alarm will sound until they have arrived.

There seems to be some confusion about the charges for the stairways, as I cannot see them on your statement. I could of course be wrong. If you have been charged for this cleaning, please dispute it, as explained above.

Obviously, the error has caused you some annoyance and I am sorry that it's made returning the deposit slower than we would like.

GoogleAVOID THIS COMPANY AT ALL COSTS!
If possible to give no stars this would be my choice. I lived in a Purple frog Bristol student property from September last year for 12 months and 12 months of hell it was. The company has a distinct clear lack of any sort of communication with its tenants, multiple times we experienced people turning up for viewings unattended by any staff from Purple frog yet being told they can come view the property any time they wish. There was absolutely no communication and clarification when logging maintenance issues what took multiple phone calls and emails for anything to be logged and then in some cases weeks for an issue to be resolved.
The worst of this awfully managed company comes at the end of the tenancy. It took 2 months of continuous chasing to get our deposit back. The poor communication and incompetency of this company and its staff is extremely worrying considering the responsibility that they have to provide safe accommodation for students. My best advice to anyone seeking to purchase a property through Purple frog would be to NOT purchase any property from them at any cost and keep your money!!!

Looking at your tenancy, I can see that the property manager was in regular contact with you and the other tenants. I am alarmed to hear that you had to chase us on several occasions to find out information about your maintenance issues.
Please could you drop me an email at james.mason@purplefrogproperty.com with some examples of emails that we ignored? I will then raise this with the branch.
When we conduct viewings at properties, we NEVER allow prospective tenants to arrive unannounced or unaccompanied. If we meet groups at a property, they may arrive before us, but that doesn’t give them the right to just invite themselves in. You should also have been given good notice that a viewing would be taking place.
I realise that it is too late now that your tenancy has ended, but you are under NO obligation to let a group in if they arrive unannounced. In fact, I recommend not letting them in. You should also let us know that a group has turned up, it may be that they have got the wrong date or time.
Sorry that you had to wait for your deposit to be returned.
We received your final bills proof on 15th October. I can see that we sent the statement on 2nd November. This is later than our published aim of five working days. I am sorry for this delay, as it has obviously caused you some distress.
The lead tenant sent us their bank details so we could pay the deposit on 6th November.
On 13th November, we paid them the deposit. This is within the five working days, which we had advised you the payment would take to reach the lead tenant's account.
Again, sorry that you felt you we treated unfairly by us during your tenancy. I am particularly concerned that you say we ignored messages from you. As mentioned above, please could you send me some examples of these, so I can find out what went wrong?

Google.If I could give negative stars then I would. The positive reviews here must be fake, I would not be surprised if they have done them themselves. The people who run it, such as Michael, are the most unethical, money hungry, immoral, arrogant, landlords you will ever encounter. They exploit the financial disadvantage of students, manipulate emails and lie with no shame. They are comfortable leaving students in unsafe, unheated, no electric houses and will still try as hard as possible to refuse to give deposits back. Please save your time (and money) and stay as far from this company as possible.The way that this company hasn’t been subject to a lawsuit yet baffles me, if we were in the financial situation to be able to sue for multiple reason then we would, and we would win.

GoogleRented a house with these guys for my second year of university and it was an interesting experience.
The Bristol branch in particular has had major staffing issues as I was informed throughout the year, making communication extremely poor. Our house wasn't in the best condition, broken toilet seats, generally not maintained, a shower that leaked into the downstairs bedroom to name a few. While some of these issues were sorted, it was an uphill battle, fighting to get hold of the branch themselves.
It would take multiple phone calls and emails to get through to them, and when they got back to you, information was limited. I do feel bad for Michael, who seemed so overworked at times, doing the jobs of many, so I can't blame him entirely for our issues, I'd blame the poor organisation of the branch and business itself to let it get to that state.
Our landlord himself did not want to work with this estate agent again, due to high costs and just awful communication on their part, making it so hard to keep a property in decent condition.
I am very aware student houses are not the best of the best, but as a paying tenant, I expect to be treated as such, and my housemates and I would advise heavy caution in renting with this company.

GoogleThis company will not care about your health and wellbeing. You'll file a maintenance repair, and you'll recieve months and months of bull. Over the span of 4 months, I have made over 4 emails and 11 phone calls asking them to come fix my window that won't shut. There is a constant cold draft in my room. How can I study or even sleep if I can see my breath. What's the point of a radiator if all the heat escapes out the gap. This is the condition I am living in, and they do not care. They exploit the fact that we're students and that this is our first time getting a house and all that. These are literal facts, you cannot argue with the truth. If they cared, they wouldn't have all these low TRUE reviews. I highly DON'T recommend.

GoogleThe property my friends and I rented out last year was an absolute disgrace and it should not have been put on the market. There was mold on the walls due to insufficient insulation, a mini land-fill site arose as a result of builders dumping their rubbish in the back yard and basic furniture such as desks, chairs and blinds were missing from the property when we moved in. When we requested the building work that was going on for 4 months in our property to stop, the lettings agency had the cheek to tell us that it was all being done for our benefit and allowed it to carry on without any consideration of the disruption it was causing us.
The staff were unhelpful, uncaring and frustratingly incompetent (it took us 6 weeks to get our deposits back). Hopefully if you're reading this you will take note of what I've said and avoid Purple Frog Bristol at all costs.

Sorry to hear that you were unhappy with your tenancy. With regards to the work that you mention, we paid the tenants approximately £3,000 in compensation for this disruption. I am a little surprised that this isn't mentioned in your review. While certainly there was a lot of disruption, this was taken into consideration and you were financially reimbursed for the problems the works caused you and the other tenants.
Initially work was carried out to help solve a damp problem in the house. The landlord then decided to do further improvement work at the same time. This included adding uPVC windows and improving the insulation. This is why we referred to it benefiting you as tenants, as it would make the house more pleasant to live in. However, this obviously increased the amount of time the work took and was why we offered you compensation.
In terms of the deposit return, we received your final water bill on 07/09/2017. We processed it and sent a receipt via email on 08/09/2017. The email advises that deposit statements will take up to 5 working days. We sent the deposit return statement out on 14/09/2017.
We do include the information that you need to send proof of utility bills in several places on our website. We also emailed you on 06/07/2017 with information about moving out. This contained our move out check list, where we do state that you must provide us with proof that all your utility bills (gas, electricity and water) have been paid and your Council Tax liability is £0, before we will return your deposit.
Again, I'm sorry that you feel we have treated you unfairly. While we don't pretend to be perfect, we are willing to admit to our mistakes. However, I feel you have also not mentioned some points in your review that, perhaps, mean calling the team 'incompetent' and saying we did not take the disruption to you into consideration is also unfair. I hope you consider this and amend your review.

GoogleI'd advise against choosing Purple Frog. Our experience with them has been a bit of a rollercoaster, to say the least.
* We went without a working fridge for a whopping four months.
* Winter was AWFUL since we didn't have heating, resulting in icy showers that weren't exactly enjoyable.
* Our living spaces turned into mold hotspots, and it got so bad that one of us ended up in the hospital.
To top it off, getting our security deposit back after the lease ended took over 2 months. The staff was friendly enough, but it's a bit perplexing to deal with a landlord who doesn't seem to take complaints and problems seriously. So, you might want to think twice before going with Purple Frog

I had terrible neighbors upstairs who were drug dealers and not working, who often blocked my car in my drive way. I told purple frog but they did nothing. An employee of purple frog disclosed to me that the upstairs tenants hadnt produced any form of ID to them?! Or references, employment details etc! I don't know how they were able to live there, and by that time they had been living their 3 months+!!!
Near to the time i was moving out, there were viewings taking place at my flat when I was at work. On three occasions I arrived home to an unlocked flat. I told them and they didn't believe me!! 3 separate times it happened!
In conclusion, the staff are rubbish and so is they company, not professional at all.

In terms of the inventory, no, an inventory was not taken. And this is the fault of the branch. However, we have a new team in place in Bristol and have reviewed, updated and improved our inventory process. We needed to check who owned the washing machine, because the previous team had not taken an inventory. I am sorry if it felt like we were calling your ownership into question, rather than merely checking on behalf of our landlord. It was not our intention to upset you.
We take your safety very seriously and the Purple Frog team did speak to your neighbours and promised you that we would monitor the situation. Without proof that they were engaged in any criminal activity, it is very hard to act against residents. For us to accuse them without evidence is unfair and possibly unlawful. This means I can’t comment on whether your neighbours were dealing in drugs. If we had had evidence, we would have acted as appropriate.
The member of staff who discussed the upstairs tenants should not have spoken about this with you. Whether the staff member’s claims are true or not, their statements were enough to make you feel insecure in your home. The person in question has been spoken to about this matter.
Further to this, part of the reason for employing a new team in Bristol was to ensure that the systems that we use to vet tenants are strictly adhered to. All Purple Frog tenants are required to provide two forms of identification alongside guarantor forms and other assurances. There are no exceptions. Tenants who do not provide this information are not allowed to collect their keys!
I have spoken to the Bristol team about leaving the door unlocked. The two members of staff are both certain that they locked the door. That said, this should have alerted them to a possible problem with the front door and they should have sent a maintenance person over to investigate. My apologies that this didn’t happen. The team has promised that reports such as this will now be treated as a maintenance issue, and acted upon as such.
Finally, in terms of the cleaning bill, we always try and do a final inspection and key return with the tenant present. This makes the process transparent and helps reduce occasions where tenants feel they have been stuck with a ‘surprise’ cost. That said, we do listen to tenants comments. One of which is that the final inspection is occasionally too late to help correct issues that might cause a fee. That is why we now try and offer a pre-leaving inspection, which helps tenants see where charges might be incurred.
Again, my apologies that you feel let down by our service. We try to give all of our tenants the best experience possible. Your review has highlighted some issues, which the team is now aware of and will correct its actions from now on.

GooglePoor agency. The only way to get any maintenance done was to repeatedly send emails and get defensive, even when the showers broke, the chairs were rubbish, and you might as well have not had curtains with the curtains that were in the property. It took weeks for any maintenance issues to be done. There were huge cracks in nearly all the walls. The Windows rattled and really needed to be replaced about ten years ago. They refuse to get any maintenance issues done even when it was health and safety related such as the banisters and shower headsfalling down and nearly knocking people out on several occasions. Don't go with purple frog

GoogleFrom start to finish, this was by far the most disappointing and frustrating experience I have ever had with an estate agency. Upon moving into the property, it was immediately clear that it had not been cleaned following the departure of previous tenants, despite the lies told to us by those at Purple Frog. The house was left in an extremely poor state, with rubbish, mould, and multiple areas of disrepair.
Throughout our tenancy, there was a consistent lack of urgency and professionalism from staff, particularly from Michael. This became even more evident during the move-out process, which was unnecessarily prolonged and stressful. Despite repeated calls and emails from all four tenants over a two-month period, our attempts at communication were largely ignored. Ultimately, our deposits were only returned after persistent chasing, and even then it was done reluctantly.
If possible, I would rate this agency zero stars. If you are a student do not use this company.

GoogleStayed in a student property managed by purple frog from the academic year 22/23. From beginning to end it was the worst experience and i would strongly advise anyone thinking of using this agency to do otherwise.
Firstly, when we moved into the property it was filthy (for example top of kitchen cupboards had half an inch layer of dirt stuck on top of it and old sweets stuck in sofa), it had no working wifi, and there was severe black mould issues in practically every room. The agency handl.very unprofessionally and was absolutely no help with any of our inquires (ignoring emails etc). None of our problems were solved and only got worse. The mould got so bad i would fall sick every fortnight having to miss university from mould poisoning and even having to go to A&E with breathing issues. Again, nothing was done about the mould and we were just told to ‘keep furniture away from walls and windows open’. They were aware one of the tenants had a serious auto immune disease and another with serious asthma but again did not care, even when we called and emailed over 30 times saying the mould was growing on our belongings such as clothes, shoes and books.
There were also many other issues but what has bought be to write this is the way this ‘agency’ has dealt with giving our deposits back. They were contractually and legally to release our deposits back within 28 days but failed to do so. I called and they said it was because we didn’t send proof of student council tax exemption, which was a lie as we had sent it in time 3 times!!! After having to get our parents on the phone discussing the legal issues behind their negligent mishandling of information, they would apologise so much but they take students for a joke. After believing the issue was dealt with, they said we had to provide proof of our bills being paid or we wouldn’t get our deposits, but we had all bills included and hadn’t reached our cap at all. They make excuses to keep your money and are an actual joke. After again, having to legally contact them, they apologised again and said we can access our deposit statements. We then received our deposit statements with charges from ANOTHER PROPERTY OF THEIRS THAT THEY HAD PUT ON OURS BY ‘MISTAKE’, and this was a charge of over 200 pounds which we had no idea about. when i called, i was told it was 100% correct and only after them re reading the invoice from the contractors did they ‘find out’ it was incorrect! Further, they added a charge to my room of an emergency call out to lock my room which was due to their negligence of not locking my room after a viewing. this was discussed and it was stated that the cost of this was to be covered by them. However, on the deposit statement the charge was to my name and i had to find email proof to get this off. They try and steal all your money. Honestly the worst experience they should be closed down. it is laughable how awful this agency is. All our property managers would quit within months of each other as i think even the employees know how awful their company is. feel like we should be compensated for the worst living conditions of our lives!!!
also i believe all the good reviews they have are fake and written by the employees. it’s impossible anyone could ever be happy with this service, don’t be fooled!

GoogleAs the only one available for the inspection of our flat, I was quite nervous about not being able to explain things but the inspector Katie was very open about expectations and clearly had good understanding of how the landlord may act upon the findings. I was also reassured on the need for light cleaning, something none of us really expected to be quoted on for most rooms, but going through the knowledge that rooms had been empty for about a month gave understanding. Was also thorough with double checking maintenance issues and what to do with the keys. Sounds weird but helped get a sense of closure that I don’t have to worry too much about what will happens
