Completely messed around with holding deposit return- we were told conflicting information from different colleagues as to why we hadn’t received our deposit- promised numerous calls back with updates which didn’t happen when we were assured everything had been sorted and despite having been assured all accounts of tenants had been cleared of any rent arrears they still held our deposit for weeks without any update. It took one of my housemates going in to the office and refusing to leave before giving us a date as to when they would finally return it. If you’re students or first time renters looking to rent through them be aware they will happily mess you around until you force them to act.

Shockingly bad student property with mould, broken glass and frames of windows and broken electric sockets, broken manky furniture, smelly fridges that are rusted out and electrically non compliant with safety regulations... in Fishponds Road, sticky dirty carpets, rusty radiators (more rust than radiator!) the list goes on...... Purple Frog Bristol NEVER answer their phone and NEVER answer emails, they sent a maintenance man three weeks ago who made a long list and has now quit the company (there's a surprise'!). This property does not meet current regulations, is unsafe, filthy and disgustingly poor in every respect. PARENTS BEWARE DO NOT ALLOW YOUR STUDENT SON OR DAUGHTER TO WASTE MONEY ON THIS COMPANY!!!!

It’s been two months since my tenancy end date and I have still not had my deposit. A group of us have been calling and emailing every day practically begging for our deposit back. It’s virtually impossible to get a call back when promised and at one point it was clear they were ignoring our phone calls as they had over 10 missed calls from us. When we do get through to them there is absolutely no progress being made and we seem to be brushed off every time. It took until today, where one of the tenants went to their offices and refused to leave until they released our deposits, they finally agreed and said it should arrive in the next couple of days, though I have no reason to trust that. I would avoid at all costs

It seems like unfortunately I am having to revoke my 4 star review in light of the issues surrounding the return of my deposit. When we signed up for the tenancy it was explained to us that it was a joint lease and that one person would need to be named as the lead tenant. Not to worry about this. It would not affect anything else other than the paperwork and you know having someone to name as the lead tenant. Deposits were paid separately. At no point was it explained that the deposit would be a joint affair too. Jump forward to almost 6 months after the end of the tenancy and I learn that my deposit will be paid back to the lead tenant (not me) whom I'm no longer on speaking terms with. I was also told on check out that I would be expecting to receive my full deposit back. After charges for damage to my flatmates room and other charges that they said they would not add, around half is due back but not to me. I have already waved goodbye to that money as it's in the hands of my ex flatmate. Well done Purple Frog for ruining Christmas for me! In addition to this no inventory was provided at the start of the tenancy.

I recently viewed two properties with Purple Frog and was impressed with the service provided by Carla. Carla was friendly, approachable, and professional from the moment I arrived. She took the time to answer all my questions, and, as a first-time renter, her knowledge of the property helped solidify my decision to go with Purple Frog.

As first time landlords we received lots of valuable help and support from Tara and Greg after a friend recommended Purple Frog. They clearly knew the market and were able to let our property within our agreed time span to the second people who viewed it! Tara was knowledgeable and patiently answered all our questions. She was enthusiastic about our property and she definitely went the extra mile for us in several ways to offer an excellent service. We are looking forward to working with Purple Frog again before too long!

My daughter had an inspection with one of the agents- Harriet. She texted me to say it was going to take longer than expected as she and her house mate were told the house should be “clean to hotel standards”. The house was very clean. Harriet however was asking them to clean the skirting, remove a single strand of hair from the back of one of the toilets and remove a cobweb from the high ceiling and more. I had to intervene as there was no sign of them being able to leave. She claimed that the house would be cleaned by professionals yet there were a group of students waiting to move in. My daughter and her housemate left it far cleaner than when they moved in. My daughter has had multiple issues with the house including a ground floor window that wouldn’t close. No show for that but using every excuse to withhold their deposit. Shockingly bad service, arrogant and demeaning attitude from the agent. All round awful experience. Avoid at all costs!!

I recently rented a student accomodation from them and their handlers were really helpful. They were quick to respond to my problems and queries I had while renting for the first time in UK, especially Laurence Mead who looked after every problem I had.

Students be warned of this agency! Nothing is ever simple with Purple Frog. In fact, every time I contacted them (even for something considered simple) problems arose due to the staff not being responsive or not bothering to sort things out properly. The communication across the management team is shocking and appalling. If you want them to do something, they won’t do it until you nag them constantly. Myself and the other tenants of the property also found them to be very rude. They would hardly ever reply to important emails and if you phone them, they will tell you they’ll phone you back at a more convenient time for them and then never call back. We were left without any means of cooking for 20 days because our oven broke. It seemed that this is something that they knew would eventually happen so why did it take 20 days for them to send somebody round to get it fixed!! Our deposits took a total of 42 days after we had left the property to be returned to us. If we hadn’t of constantly emailed them every day checking for updates and hearing endless excuses from different team members, I’m sure we would not have our money back to this day. When the deposit documentation came through, Purple Frog has charged us for ridiculous things such as cleaning charges when we know we left the flat in a better state than when we arrived. It was spotless! Myself nor the other tenants did not have the energy to dispute these charges after it had taken so much effort to get to this stage. We are students with very little money and couldn’t afford to wait any longer!! I believe this is there plan all along to try and charge as much as possible. It is exploitation!! DO NOT TRUST THIS AGENCY! I would put 0 stars if I could!NegativeResponsiveness, Professionalism
Hi Emma, I am sorry you had a negative experience with Purple Frog. We always strive to be professional respond in a timely way on all occasions so it’s sad to hear you feel this way. From checking your tenancy history, I can see minimal maintenance issues raised during the year which is great. Following the national guidelines however, issued by ANUK, we have 20-working days to resolve issue around cooking facilities, although we would like to have this rectified this much quicker. We initially instructed a contractor to visit for the oven but unfortunately, their diary caused a delay to fix. At this point, we should have instructed another company which we take accountability for, so for this we apologise. I can see there was a delay in issuing your deposit statement , and a further delay with the payment being issued due to an admin error, which we are very sorry for. The deposit charges are based on the final check out inspection and checking the inbound inventory which we deem fair. We would have been more than happy to have reviewed this is you were not satisfied with the deductions. Extortion of an estate agent deposit will refer to expenses that does not match. for instance I was charged twice for my locks however the original man who did my locks messed this up and I called saying they need replacement due to the door not locking properly as they had previously changed all the room doors, I did not argue this during deposit return as I needed the money for my new house and I knew it would take weeks to get a response. Now I’m getting told there is inappropriate drawing how old am I 10?

When i moved into my room in Bristol the windows had holes, the garden was a mess and it was not clean. Weekly cleaning was contracted, but they came maybe 5 times in the whole year and the agency wouldnt do anything about it even though they promised it every time. The same with other issues in the house such as our front door that woulndt lock properly and our boiler that would break down a lot what ment showering cold for nearly a week on avarage. The final month we had rats and they wouldn't help us out. The worst is that after we moved out they still didn't remove the rats and the new tendants had the same issues. People can get sick!! Also they forced us to pay for things like wifi from the start, but they arranged wifi after 1.5 months. Do not rent via PP is my advise!
Dear Anique Sorry you didn’t enjoy living at our property. I have asked the branch to look at the issues you refer to in your review and comment. There seemed to be a problem with windows getting broken at that property. On 18th August, the previous tenants reported that the communal lounge window was reported broken. Our records show that a contractor attended in the second week of September and the job was closed on the 25th Sept. A broken windowpane was reported in a kitchen on 27th Sept and the job was closed on the 11th Oct. There’s another entry in the log on 8th November to fix a pane of glass. It doesn’t specify where. We have an invoice from a contractor on 9th November for various work on the property windows. In terms of the lock on the bedroom window, there was a delay in fixing this. Our apologies that this wasn’t fixed until 6th November. Tenants first reported the boiler being down on 24th September. A contractor visited the following day and resolved the issue. A Gas Safety test was done on the 11th Nov and passed. The next report was logged on the 24th April. A contractor attended the next day and the job was closed 29th April. We can’t see any more reports of the boiler breaking down. The front door was reported on the 1st April. The casing on the latch kept coming loose. A contractor attended the same day and fixed the issue. The house was cleaned when the old tenants left. While it is true that contractors missed visits, they were also prevented from cleaning because of the general unkempt state of the property. We have spoken to the contractors, as we pay them to clean the property. The rubbish that had been left by previous tenants in the front and back garden was cleared away on the 25th Sept. During the tenancy we had to remove the rubbish that had accumulated at the front house as tenants repeatedly bespoiled the area, meaning the council wouldn’t collect the rubbish. We cannot see any logs for pests. However, because the outside of the house would often contain rubbish left the by tenants, it is not surprising that pests would be attracted to the area. I understand that property has regular visits from pest control. From someone who has now gone through the process of 3 years of student accommodation, about to start my fourth I would urge all students to stay away. The set up process is fine but once you move in they effectively ignore you whenever there is an issue (including weeks without hot water) and don’t warn you when they are sending staff round (including a window cleaner at 7:30 in the morning cleaning the windows that look into everyone’s bedrooms while they are asleep) and on top of that a contract which clearly stated included bills with multiple washing machines was quickly changed to have one circuit washing machine between around 60 people in the building. Not only is it always being used, but it costs around £10 a week per person now

I novated out of Fishponds Road and Leah was in control of the whole process, she directed me in all of the right directions and acted on things quickly. Overall the service was brilliant and the refund of deposit process was very quick.
