GoogleAvoid Purple Frog at all costs.
My experience with this company has been extremely frustrating and disappointing from start to finish. As an international student, I trusted the information given to me by their property manager. Before leaving the UK, I clearly explained that my visa was expiring and I needed to move out early. I was reassured that everything would be fine as long as I cleaned the room and returned the keys.
I did exactly that, left the room clean, took photos and videos as proof, and handed over the keys before leaving the country.
After I left, they completely went back on what I was told and claimed I was still liable for rent because there was “no record” of the conversation. That is not my fault. I acted based on what their own staff told me.
Now they are also trying to deduct £25 from my deposit for cleaning/rubbish removal, which is completely unjustified. The room was left clean and I have evidence.
This company shows a complete lack of accountability and poor internal communication. As a tenant, especially if you’re coming from abroad, this puts you at a serious disadvantage.
Do not trust verbal assurances from them. Better yet, do not deal with them at all.

Having now interacted with Purple Frog for almost 2 years, I’m doing an updated review from my initial one star from 2021.
There has been an overall lack of communication and competence, and subsequently we have had a multitude of issues.
These include:
1. Being warned about late rent payment because they cancelled my repeat payment.
2. Being repeatedly warned to pay rent whilst not answering phone calls or emails to multiple branches and people over a two week period in order to pay. They have been consistently impossible to reach.
3. Trying to charge an enormous premium for gas and electricity bills outside of the contract without the agreement of the landlords. (They were very surprised when we told them the amount).
4. Leaving us without hot water or heating for three days in the coldest week of last year due to sending a general handyman with no gas training to misdiagnose the problem. We eventually sorted this ourselves by contacting the gas provider, who was here within 30 minutes on a Sunday and sorted the issue instantly.
5. After a suspected break in attempt, a window was badly damaged, and Purple Frog did absolutely nothing despite multiple reports of the issue. After a couple of months, we contacted the landlord directly and he sorted it swiftly.
6. We received the legally required 24 hours notice on about 5% of our visits over 2 years. The other 95% we received no notice at all… including this morning. The worst of these was when I was staying here alone in the holidays to be woken by a contractor inside the house. They didn’t tell me he was coming, gave him a set of keys and scared the life out of me.
We realised quickly that Purple Frog are useless, and the landlords have had the good sense to replace them for next year. I would not recommend Purple Frog to my worst enemy. The staff are pleasant, and I would say it’s service with a smile… but they don’t provide a service.
I would like to say that I’ll be happy to cease contact with Purple Frog when I move out in a few months time but, judging by the other reviews, I’ll still be sending emails to try and retrieve my deposit in 2063.
Landlords and tenants - do yourselves a favour and take your business elsewhere.

GoogleStudents and Parents of Nottingham Students, Avoid this Company At All Costs.
This organisation advertises as being established by two University students who wish to ‘change student accommodation for the better and provide the service that tenants and landlords deserve’
This could not be further from the truth. What may have started with good intentions appears to now have become a cynical, greedy, shameless business who are exploiting students in the towns and cities in which they operate.
My daughter has been a student at Nottingham Trent for the past 4 years, her final year, unfortunately, renting a property through Purple Frog. The property which has been let out is quite frankly, not fit for human habitation due to issues of severe damp, extreme mould growing on internal walls and water ingress through ceilings each time it rained.
Along side these serious structural problems, we experienced large amounts of rubbish left in the property at the beginning of the tenancy, beds not fit for purpose throughout the entire tenancy along with many other problems experienced throughout the year.
Whilst I believe all tenants and parents/guarantors of the tenants were polite, patient and understanding whilst trying to get all these issues resolved throughout the tenancy it quickly became apparent the Purple Frog operated in such a way to avoid addressing the issues in a satisfactory and timely manner. Whilst initially engaging with parents/guarantors with regards to the ongoing issues of damp, mould and leaking ceilings within the property, Purple Frog subsequently advised of a policy of refusing to liaise with parents/guarantors.
As guarantor for my daughters tenancy, I would have expected communication between myself and Purple Frog to be open, welcome and honest. This was not the case and communication was avoided at all costs by Purple Frog, including along with, many other employees, the MD, Patrick Garratt.
In desperation at the situation that my daughter was living in I did find it necessary to make contact with the local MP of Nottingham East to reach out for help and to make her aware of this company that are operating in her constituency.
To add final insult to injury, despite the shocking experience we have endured throughout this tenancy, we have now had deposits retained along with further charges applied at the end of tenancy which include, along with others, charges for broken beds and rubbish left in the property, none of which are genuine.
In my opinion, this company is operating to extract as much money as they can from students by letting out properties which are not fit for human habitation, by failing to pay for and address serious issues which are a risk to health and finally, fabricating charges to retain deposits at the end of tenancies.
We are now challenging the deposit retainment through the Deposit Protection Scheme.
Avoid this company at all costs.

GoogleMy experience with purple frog has not been great after living in one of their properties for one year.
When we moved into the place the house was unclean and in disrepair. There were rats living in the walls and kitchen, which were then taken care of by pest control a few months after moving in, leaving the smell of dead rat in the house for a while. The washing machine was broken and after quite a few weeks of not having one we finally got it repaired, and then pressed with charges if it were to break again. The dryer did not work, and yet again took a few weeks to replace. There were 3 hoovers in the property all of which didn’t work properly, until I repaired one. Mould was present in many of the rooms, and this wouldn’t be looked at until way into the tenancy. Trash was left in the front and back gardens from previous tenants that we cleaned up. The upstairs shower did not work well, and the lights did not work, leaving a house of 8 people to use one shower between them for a whole year. And all of this after we moved into the house a whole month after the listed starting date due to maintenance supposedly being done on the house.
After all this we’ve been charged for cleaning on our deposits (after leaving the house in a much better condition than we got it) which we won’t dispute as we just want our remaining deposits back as they’ve already gone past their promised 28 days deposit return by 10 days.

Wasted 2 years of my life dealing with the incompetent mess of this agency.
I have a 8200 word report of all the difficulties we experienced during the tenancy. Feel free to reach out if anyone wants to read before signing a tenancy agreement.
From the beginning of the one year tenancy we consistently had issues. The property was in an appalling condition at the start of the tenancy. The agency were extremely difficult to communicate with: impossible to contact, giving false information, promising to pay tenants for not having WIFI as written in the tenancy agreement, and even lying. E.g. When trying to find out information about deposit return, I rang the agency to speak to the property manager and I was told he was not there so I spoke to someone else. After the call I realized I needed to ask another question. Not 2 minutes later I called and the property manager answered the phone. Clearly he did not want to speak to me the first time I rang and he heard my name.
The lack of competency got to such an extend that after being ignored when we reported the many maintenance issues, we contacted environmental health to get the maintenance issues fixed. They created a report which had about 15 issues that needed attending to. As soon as the report was issued, the agency then decided to inspect the property. During the inspection, I was interrogated by the property manager about the issues which Environmental Health recorded. This made me incredibly uncomfortable. When asked about any compensation from the agency, the property manager said we could have a free takeaway! AN ABSOLUTE JOKE. For everything we had suffered through with issues like a broken boiler, no internet and rats, this was really the best compensation they offered.
If you enjoy getting your bedroom broken into by a letting agency, Purple Frog is the letting agent for you! We came back from Christmas to find that two of the bedroom doors had been kicked in by the agency because the electrician wanted to test if the sockets had power. The agency told us they had to break the doors down because the cold weather made them expand, but the real reason was on-going mould in both bedrooms. Fixing the doors became an urgent issue but the agency did not meet their deadline, as we expected, instead it took over a month to install a new lock. Each Bedroom was unable to be locked for a month which did not make me feel safe living here.
I could write an novel about everything we experienced like the rats.
Don't expect the process to get the deposit back to be easy. We moved out in August 2023. We received the money for some of the deposit back in March 2024.
They will hardly communicate with you about utility usage. We kept on top of the utility usage throughout the tenancy but this was impossible because the agency very rarely gave us any information and often ignored us. A coincidence I'm not sure, but according to the agency's utility breakdown, we, the tenants, apparently went over the usage allowance by the exact amount that was left of our deposit after they deducted false cleaning fees from us. We cannot understand how we managed to exceed the utility usage allowance by £1200+ when we were very restrictive with our usage and only stayed at the property during University semesters.
My advice is buy a tent and stay in that instead of wasting your time and money renting with this dreadful agency.
Main issues: terrible communication, broken boiler, no internet, rats, disgusting condition of property at start of tenancy, bedroom doors kicked down, not enough bins to deal with waste, agency ignoring tenants, wasting countless hours trying to live in a semi-decent house, electrics in the entire house needed rewiring, environmental health had to get involved after agency refused to address all the maintenance issues, basement being an absolute mess, a container full of petrol found above a faulty fuse box, damp in bedrooms being a on-going issue and being told to keep the windows open rather than the agency dealing with the mould properly

I did not receive good service at this residence as there was many problems with the accomodation and locals breaking into the residence. However, Zita Goldie was so nice, helpful and could always count on her. I am so lucky to have met her as she was very helpful especially when I was harrassed by someone who broke into the flat. To began with when I first arrived there was a large brown stain on my mattress, my blinds where half ripped off, my heater didn’t work, the sink was clogged and the the mini fridge didn’t work. I complained on multiple occasions and they only fixed my blinds which they tried to CHARGE ME FOR. A member of the team came to see the stain on the mattress and only offered to get me a mattress protector (which they didn’t). On top of that the whole building didn’t have water for a whole day and had no hot water or heating for almost a total of two weeks. Their was a flooding on the ground floor and did I mention the front door for the longest time didnt close, one time I actually saw a homeless guy walk in. All in all the accommodation is the actual ghetto and purple frog is the most unserious and unprofessional company I have ever come across. To be honest I have never hated a company ever enough to actually write a review but this is to you purple frog.

Sorry that your blinds were broken. The reason that you were told that you might have to pay for the blinds was that the inventory said that they were hanging, but when we came to inspect they were on the floor. However, our contractor confirmed that they needed to be totally replaced, so new ones were ordered. The blinds are custom made rather than being off the peg, so it took a little bit of time for them to be made.
You are right, the team member forgot to order the mattress cover. Sorry that we didn't keep our promise.
The reason that your mattress wasn't replaced is that the stain was tiny (smaller than a 5 pence piece) and wouldn't justify changing the mattress for.
While we were managing Hockley Point, a mains water pipe leading into the property burst. This wasn't something that could have been foreseen.
The problem was so severe that the Fire Brigade needed to come to the site to shut down the water to the whole building. Again, this was something out of the ordinary. It was the first time that experienced members of the team - some with several years of building management under their belts - had dealt with anything so drastic.
Members of the Purple Frog team were on the scene as soon as possible, the same day, alongside engineers who worked on solving the problem.
While the team was at the property, we made sure that there was a supply of bottled water and heaters for residents.
Unfortunately, the engineers were not able to fix the problem as quickly as we would have liked. This is not a reflection on the engineers who were working to restore the water and heat. Rather, it shows the complexity of the job they were faced with.
We know that this major maintenance issue made it very hard to lead a normal life at the property. Sorry that you weren't able access some basic facilities during this time.
There were lots of reports about rough sleepers around the property. Unfortunately, Nottingham, along with most cities, has seen an increase in the number of people forced onto the streets because their lives have taken unfortunate turns. As culpable as we are for other things at the property, we don't have power over the actions of people who are down on their luck. We do not even have the power to move rough sleepers on. This is something that the police need to do.
That said, no rough sleepers got access to the building, and we dealt with those who approached the building as strongly but sympathetically as possible; they are after all people not pests.
Sorry that your experience did not live up to your expectations and I hope that your next renting experience is not so fraught with upsets as your stay at Hockley Point was.

Clearly nobody there is proud of the work they do, because of they were, they would do a better job. I feel deeply sorry for any student that winds up having to deal with the embarrassment which is purple frog. If you have the chance to avoid them, then do. Please.
What happened? Let's just say you should be prepared to do A LOT of chasing to get your deposit back. They advertise that they aim to get your deposit back to you within 28 days. SPOILER: it's a lie. In total it took me 3 months to get my deposit back, and whatever they reply to this comment to make themselves appear more innocent, please don't believe them. It took them around 42 days JUST to get my council tax documents. The funny thing is that students don't even pay council tax!
After this mysterious problem was eventually sorted, I was sent an incorrect deposit statement which charged us for damages which were caused by their maintenance men. We eventually managed to resolve this by sending them proof (for the second time) that we had reported the incident. Of course, they weren't able to sort this out themselves. After a week of no replies, I had to call them to ask if they could look at the email I sent. On top of this, they tried to make each tennant overpay by making four of us each pay a third of the cost. Good try purple frog.
Even after I received a deposit statement which was correct (after 2 AND A HALF MONTHS). They still didn't manage to get it back to me within the 5 working days they told me it would take. After around 10 days I had to angrily call the office and demand my money be returned immediately. And guess what - they gave me my money back! (minus £4 which I am STILL chasing after). I am completely baffled how a company can make this many mistakes.
This company DOES NOT want you to get your deposit back. They unnecessarily make the process much longer than it should be in order to hold your money for as long as possible (money problems? Or just very very poor organisation?) who cares, because when they do eventually manage to send you a statement, it will be wrong. And, in my experience, you will be (attemptedly) over-charged for something they knew you hadn't done.
Oh, I'd also like to add that when I moved into the property, my bedroom and bed was covered in dog hair, which I had to clean up as their offices were closed and I unfortunately had to sleep there. How is it even possible for a letting company to take such bad care of their accounts?

Sorry that you found our deposit process to be unfair.
We do explain the process for deposit returns to all tenants several times before the end of your tenancy.
I do take your point that some of the deposit returns have been much slower than we would have liked this year. Sorry to hear that yours was one of them.
You are right: students are exempt from paying council tax. Unfortunately, that doesn't mean that you can just live in a property without letting the council know that you are exempt. If you don't tell the council this, they will assume that you are eligible to pay the tax.
The reason why we ask for proof of the exemption is that councils will send debt collectors to a property to demand the unpaid tax. As student tenants tend to have short tenancies, this means that the debt collectors are banging on the door of new tenants. That is unfair to the new tenants.
As you are a Nottingham tenant, we sorted out your council tax exemption proof for you. I'm sorry that this took us longer than we had hoped.
Sorry to hear that some of the deductions on the deposit were added incorrectly. By the sound of it, you used our dispute process to make us aware that we'd added a charge we shouldn't have and it was removed.
The reason that we have a dispute process is because, inevitably, sometimes things go awry. We deal with thousands of deposit returns every year, and hundreds of properties. That does mean sometimes deductions are added by mistake or that we are not as familiar with the details of a property as the tenants are.
Neither we nor the landlords we work with receive any profit from deposit deductions. Any money that is taken is used to pay for cleaning or repairs, outside of normal wear and tear.
If you are on a joint and several contract, any deductions for communal areas will be split between all of the tenants.

Sorry to hear that your room had dog hair in it. As a rule of thumb, we do not allow pets in our properties. Your room should also have been inspected and cleaned after the previous tenancy. If it was not, it is always worth telling us. As I mentioned above, we pay cleaners. If they're not doing their job, it's helpful for us to know.
I hope that, going forwards, your experiences in the rental market don't cause you as much stress as you seem to have experienced at the end of your tenancy with Purple Frog.

I feel deeply sorry for any student that winds up having to deal with the embarrassment which is purple frog. If you have the chance to avoid them, then do. Please.
What happened? Let's just say you should be prepared to do A LOT of chasing to get your deposit back. They advertise that they aim to get your deposit back to you within 28 days. SPOILER: it's a lie. In total it took me 3 months to get my deposit back, and whatever they reply to this comment to make themselves appear more innocent, please don't believe them. It took them around 42 days JUST to get my council tax documents. The funny thing is that students don't even pay council tax!
After this mysterious problem was eventually sorted, I was sent an incorrect deposit statement which charged us for damages which were caused by their maintenance men. We eventually managed to resolve this by sending them proof (for the second time) that we had reported the incident. Of course, they weren't able to sort this out themselves. After a week of no replies, I had to call them to ask if they could look at the email I sent. On top of this, they tried to make each tennant overpay by making four of us each pay a third of the cost. Good try purple frog.
Even after I received a deposit statement which was correct (after 2 AND A HALF MONTHS). They still didn't manage to get it back to me within the 5 working days they told me it would take. After around 10 days I had to angrily call the office and demand my money be returned immediately. And guess what - they gave me my money back! (minus £4 which I am STILL chasing after). I am completely baffled how a company can make this many mistakes.
This company DOES NOT want you to get your deposit back. They unnecessarily make the process much longer than it should be in order to hold your money for as long as possible (money problems? Or just very very poor organisation?) who cares, because when they do eventually manage to send you a statement, it will be wrong. And, in my experience, you will be (attemptedly) over-charged for something they knew you hadn't done.
Oh, I'd also like to add that when I moved into the property, my bedroom and bed was covered in dog hair, which I had to clean up as their offices were closed and I unfortunately had to sleep there. How is it even possible for a letting company to take such bad care of their accounts?

Sorry that you found our deposit process to be unfair.
We do explain the process for deposit returns to all tenants several times before the end of your tenancy.
I do take your point that some of the deposit returns have been much slower than we would have liked this year. Sorry to hear that yours was one of them.
You are right: students are exempt from paying council tax. Unfortunately, that doesn't mean that you can just live in a property without letting the council know that you are exempt. If you don't tell the council this, they will assume that you are eligible to pay the tax.
The reason why we ask for proof of the exemption is that councils will send debt collectors to a property to demand the unpaid tax. As student tenants tend to have short tenancies, this means that the debt collectors are banging on the door of new tenants. That is unfair to the new tenants.
As you are a Nottingham tenant, we sorted out your council tax exemption proof for you. I'm sorry that this took us longer than we had hoped.
Sorry to hear that some of the deductions on the deposit were added incorrectly. By the sound of it, you used our dispute process to make us aware that we'd added a charge we shouldn't have and it was removed.
The reason that we have a dispute process is because, inevitably, sometimes things go awry. We deal with thousands of deposit returns every year, and hundreds of properties. That does mean sometimes deductions are added by mistake or that we are not as familiar with the details of a property as the tenants are.
Neither we nor the landlords we work with receive any profit from deposit deductions. Any money that is taken is used to pay for cleaning or repairs, outside of normal wear and tear.
If you are on a joint and several contract, any deductions for communal areas will be split between all of the tenants.

Sorry to hear that your room had dog hair in it. As a rule of thumb, we do not allow pets in our properties. Your room should also have been inspected and cleaned after the previous tenancy. If it was not, it is always worth telling us. As I mentioned above, we pay cleaners. If they're not doing their job, it's helpful for us to know.
I hope that, going forwards, your experiences in the rental market don't cause you as much stress as you seem to have experienced at the end of your tenancy with Purple Frog.

GoogleYesterday we booked to go and see some properties to find a student house for next year and had an amazing experience. After initially only booking to view one property, I received a phone call a day or two before the viewing to explain that they had a few properties that suited what we were looking for and that they would be happy to show us around them too.
Poppy, who works for Purple Frog, met us at the first property and showed us around, she was really helpful and was able to answer a lot of questions that related to both her experiences as a student and renting houses as well as about the properties themselves. It really helped that she is a student herself as she was able to give sound advice. She was extremely friendly and easy to chat to whilst still being professional. She made us feel confident about our decisions and made sure we were doing what's right for us which was so amazing and led us to securing our home for next year!
The houses we viewed were all absolutely stunning, especially compared to other properties we had viewed with other companies and the reception we got from Poppy was far more welcoming and understanding of the financial position of a student than any other. As a company I feel the policies of Purple Frog are really flexible and the initial deposit was a far more manageable amount than what some other companies expected in order to initially secure the property as our own. The full deposit is also far less than other properties.
All of the group that came yesterday were really impressed and happy with the experience and I have already recommended Purple Frog to fellow students.

Googledecided to arrange house viewings with purple frog as I had heard of them before, and saw they had good reviews and wanted to go somewhere a lot better, as I had had many bad experiences in the past with other estate agents dealing with our student house. I spoke to Gemma on the phone who was very friendly, and very attentive about what exactly I wanted in a house. We met with a woman called Poppy who was an absolute delight. She answered all our questions, was very friendly yet professional and made the viewings very easy going and fun too. Will definitely be using purple frog in the future to deal with all student house contracts. Would definitely recommend to anyone in the future.
