They lied on the house listing saying there were assets like a breakfast bar, sofas for 5 people in the kitchen (there are 4 seats for 5 tenants) and private garden when there wasn't, taking the mick with us students especially when we werent able to visit easily due to covid restrictions but we didn't realise this until we had signed the contract, they then continued to blame us for signing the contract without checking all of this, when in fact they shouldn't have lied online in the first place. There was a load of work to be done prior to us moving in: new front wall as it had half fallen down, dangerous slabbing in the back garden needed renewing, a fence put up as it was open to our neighbours, a strange absetos bomb shelter needed removing and broken asbestos in the garden needs removing as we cant sit in garden because of this. We are extremely worried about the toxicity of this asbestos and thought this would've been on a high priority because of the serious health issues that occur from it, but again nothing had happened and has been reported to Birmingham City Council as it hasn't been sorted. We were assured by our property manager Akash that this would be complete by the time we moved in, it is no shock that this didn't happen. We moved in on the 1st July 2021, was handed a bunch of random keys with not even the workers knowing which key was for what. I asked if the house had been professionally cleaned prior and no rubbish was left before we moved in which, to no surprise, it hadn't when it should've been especially due to covid and the previous tenants moving out the day before! There was items left behind by the tenants and mould we had to clean ourselves. The cleaners arrived as we were also trying to move in which made this extremely difficult. They didn't clean the house thoroughly as we had to do this ourselves, all they did to my room was wipe down the windows and I personally deep cleaned my entire room. There was mould and used condoms left in my bathroom which is highly inappropriate. Following on from the work needed doing, akash promised the work would finally start on the 15th July, this again was another lie, work men came and knocked down the wall and then left rubble outside the house for days and no mention about when they're returning to proceed. The rubble not only is in the way but also makes my front, ground floor bedroom extremely exposed and this isn't reasuring as there's been 2 break ins on our road this week. We have heard nothing about the work being done. I have emailed akash a list of what needed doing to the house and he went round the house with this list but gave no reply as to when this was being sorted. No house alarm pin has been given to us and it was something ‘ we had to figure out’ apparently yet our property manger Akash came to do it for us and himself had no idea how to do it. Also a woman entered our house unannounced in the first week (theyre supposed supposed give 24hrs notice) of us moving in to do an inventory check, she unlocked the door and walked into the house herself waking us all up as we were never sent a date or time of her arrival. This inventory should've been done before our arrival because everything was now in a good condition whereas actually on arrival everything was dirty and in some cases mouldy and I wouldn't describe this as 'good'. She continued to photograph every single piece of furniture in the house and listed this in the inventory as theirs, not knowing that a lot of this furniture was ours we brought from home. She stated none of the electrics had been PAT tested and we weren't provided with a gas safety certificate until we asked. She left the house unlocked as she left. We are constantly left asking when things are to be done, they feed us with lies to keep us happy then never pull through. Really really disappointed with the service from purple frog and Akash our property manager, any students thinking about moving into their own housing then do not go with purple frog.

Just terrible. All students look elsewhere. They where charging far too much for a property that was not only unfinished but also did not have the correct permits. They might respond to your email in a blank manner or just delete your email entirely. After living in a property with them I can now say the company is a joke along with its name.NegativeResponsiveness, Professionalism

Considering taking legal action against this agency after the worst and most appallingly incompetent experience with them this year unfortunately. If you're a landlord considering using them don't, they don't even bother conducting an inventory check between tenants and while they must charge low fees, they make their profit by never refunding the deposit despite providing no reason, just stating it will be due within 28 days which is well overdue now for myself and all my housemates. Also trying to squeeze professionals into a student property and making them pay the full price of the council tax.. what a joke. Edit: Legal action was not worth the time and costs but ended up footing the bill of someone else's rent and paying for toilet seats that another house sharer broke. Pi$stake. Got less than 20% of my effing deposit back.NegativeResponsiveness, Quality, Professionalism, Value

*AVOID* I would strongly recommend against using this letting agency (Birmingham branch). The property I moved in to was filthy; grease in the kitchen, mould all around the bathroom, nail clippings on the lounge carpet and previous tenants' junk in the cupboard. My housemate did a full condition check which was sent to them at the beginning of our tenancy. The only response back was about the broken lounge window - an immediate safety concern. Due to the contents of the tenancy agreement, we should have come into a clean property, commensurate of their inventory (of which I had to ask several times for and only received months after my tenancy began). There is no reason for this not to have been the case, bar laziness or incompetence on their behalf. They had two easy routes to ensuring a clean property; the use of the previous tenants' efforts, or the use of the previous tenants' deposits. If this was difficult due to a short turnaround in tenancies, then change your turnaround dates. It's simple, have a bit more pride in the service you're providing. After our complaint was not responded to during the entire course of the tenancy, PurpleFrog had the audacity to charge us for the cleaning of fellow tenants' rooms (bare in mind we were each on individual contracts with no legal access to another's room). This was also the case for the cleaning of the communal areas. Totalling a deposit deduction of approximately £70 each. Luckily, we all have dated video and photographic evidence that the property was left in a better state than it was when we arrived. It was clean by anybody else's standards, certainly excelling their own. As a final, quick note about the positive reviews on here, these are only to do with their responses prior to someone commencing their tenancy. They make sure to ask you for a review when you go for viewings, where they of course, couldn't do more for you in terms of punctual replies and assurances that their properties are worth the money you hand over to them. It is a real shame, a select few of the staff I met prior to my tenancy start seemed down to earth and friendly. I'm left a little dumbfounded that they're working for the company that they do.NegativeResponsiveness, Quality, Professionalism, Value

Purple Frog is possibly the worst letting agency I have had to deal with in my four years of being a student. For months we were living in and paying rent for a house that had no hot water or heating in autumn/winter. When we finally DID …

Terrible management and properties. Firstly, I agreed by email 3 weeks in advance to meet with someone outside the property to collect my keys and have a "checking in appointment". After my long trip (2 flights, a bus, and a train), I was certainly not happy to find no one was there. After 5 phone calls (3 of which went unanswered), I eventually had someone come and show me the place and give me the keys 2 hours later. Upon my arrival I found my wardrobe only had 1 door, there were no lightbulbs, and there was no desk or chair in the room as advertised. I was able to take a desk and chair from another room which is empty, but obviously this is not ideal - especially if anyone else happens to move in. I also noticed that the floor of one of the bathrooms is in a rather bad state (see image) and the overall cleanliness of the flat is a zero. I have my doubts as to whether this flat was cleaned between tenancies. There is also no Wi-Fi as advertised on the website. I suppose my university work will have to be done elsewhere? The other tenants also received no reply for 3 weeks. The bin room had failed to be emptied on multiple occasions, sometimes as long as 6 weeks and Purple Frog's property manager didn't visit the property for up to 6 months at a time. I had to fight them in small claims court for my deposit back. They tried to charge me for a late payment when I never even made the payment. I suggest you do not pay these guys any rent as I did. They did not even have a permit with the council to rent the accommodation. The council was very interested in starting an investigation into this matter... These are the lists of problems I encountered while I was in the property: September: •Dirty on arrival •Missing and broken furniture •Bathroom flooring wasn't fitted •Broken towel rails, locks, handles •No lightbulbs •Mouldy sealants in kitchen and bathroom •Blocked shower that floods bathroom October: •Spiceheads in doorway •Fire alarms go off every week, no one to turn them off for 24 hours •Druggie managed to get inside and sleep next to the mail November: •Previous issues from September now start to get solved •Homeless people sleeping everyday in door, offering sex as rent (yes, really!) December: •Someone was stabbed in the doorway •Road was closed by police due to terrorist hostage threat January: •No electricity because manager forgot to pay •Bins haven't been collected in 6 weeks February: •Internet license expired, no net for 1 week •Now there isn't enough bins, overflowing bin rooms March: •Housemates key broke in the flat door's lock, still broken as of August April: •Aggressive homeless people have gained access with the entry codes and broken the doors, "1 week" for the codes to be changed but they still haven't been changed... •Multiple parcels stolen from the mail room, security cameras "don't provide playback" - just decorative General: •No cleaning supplies (vacuum, mop etc.) •No WiFi •No toaster/kettle/TVs •Vibrations and music from both the nightclub and the strip club can be felt in multiple flats •Whenever it's busy, people queuing to get into these clubs will use the doorway as a toilet (50x per week), the doorway and carpet inside the entrance stinks

Most disgusting letting agency I have ever dealt with. Unprofessional , extremely rude , and misleading to first time students. I know countless students who have been scammed out of money by these wannabe letting agents. Please don't get scammed by purple frog.
