Stay as far away as possible. Seemingly quite happy to work with thinly veiled scam artists (e.g Fusion Property) who will gleefully toe the line between negligence and incompetence before rounding it off with a grab at your wallet to fund whatever pathetic little dive racket they’re trying to prop up. Rodents, broken electricity and leaking are a few treats you can come to expect. Criminal.NegativeQuality, Value

From the start 177 Redland Road has been a nightmare to deal with. The house itself is in dire need of repair, from the general look of the house, to the whole structure itself. With numerous problems such as mould, damp, pigeons, broken heating, popping up all the time it’s a wonder they managed to sell it in the first place. This is all not mentioning the lack of support from purple frog themselves. With Maintenace issues being disregarded for weeks, months making the issue worse and worse. To hiring contractors to do a half arsed job, only to then hire another person to not only fix the issue, but having to deal with the previous contractors messy work. A name I’d like to mention is Charlotte Mellor (who has recently left), our property manager and someone who I hope to never meet again. That’s not to say that everyone at purple frog is bad. Some good people are Jayan, Charlotte Holland, Abi (Birmingham Branch) to name a few nice and helpful employees. But these few do not make up for the otherwise bottom tier service we have been subjected too for the past year. I hope the new tenants, under new management are treated with more respect and sympathy than we were. I also hope that receive a fair amount of our deposit back, and by fair I mean at least 90% of it back as the conditions we lived in deserve compensation of at least our own money. If you would like to discuss any of the issues I have raised here, please contact me by email. I’m still on your system. All the best, JudeNegativeResponsiveness, Quality, Professionalism

The absolute worst people I have ever dealt with. DO NOT give them a single penny of your money. It took 5 and a half months to get our deposit back, during which time they attempted to scam us with fake charges multiple times. The staff are incredibly unprofessional, are borderline illiterate, and will take weeks to reply to emails about maintenance. Do not use this company, ever.NegativeProfessionalism

Looks like I have to select one star to post the review, but please note I wouldn't award Purple Frog this. To parents of students, students, and anyone thinking of renting - absolutely steer clear of this dreadful company!! Nobody will call me back. Ever. And they don't respond to emails either. My son stayed on a second year in the same house, against our better judgement, and basically because he wasn't able to really get to know his course mates during his first year due to covid. At the end of academic year all of the other housemates left and new people he hadn't yet met were moving in, but he was at home with us. When he returned to the house, his room had been unlocked without his permission. Someone else's things/rubbish had been dumped in his room. The door had then been left unlocked - with all of his belongings inside. Downstairs in the kitchen, all of his crockery, glasses, cutlery, sandwich toaster, utensils, everything, had vanished. The person I spoke to at Purple Frog completely had no interest - she blamed the students who had left for the kitchen items. Eventually, after a lengthy conversation, she did remember that the house was insured and then did email me a link about this. I thanked her for this. When I asked for an apology about my son's room being unlocked (Purple Frog are the only other people with a key) she explained that she couldn't offer an apology as she didn't yet know how this had happened! She said she would get back to me, after speaking to the cleaners, as she thought it may be them. I'm still waiting. I've waited and tried to call & email, and left messages for her with other staff members, since the 23rd July 2021. It's now the 8th September 2021. I have never come across such a rude, incompetent group of people before, they are quite astonishing. On top of this they have charged us council tax for the summer holidays between my son leaving college and beginning his first year of university (July-September). He obviously would have preferred to start his tenancy from the September when he started uni, but had no choice to take the room from July to July. We were not told about this, and in fact, when we were taking on the room I asked about bills. A member of staff told me bills were all included - I asked about council tax and he said my son wouldn't have to pay any council tax as he was a student. When I told the elusive owner of the company this he said that unfortunately I had nothing in writing and so couldn't prove the conversation had happened. I went to the council about the council tax issue - they informed me that my son wouldn't have to pay because he didn't start living in the house until the September - but Purple Frog have still charged us and no one will return my calls. If I call for any reason at all, and someone does answer the phone, they always say it's someone different that I need to speak to, and that they are; away from their desk/out at lunch/working from home/not working that day/on holiday/and unsurprisingly, have left the company... This company have made what has been a truly terrible first year of university even more miserable. Just don't do it. There are other letting agents in Bristol; choose any one of them but Purple Frog....NegativeResponsiveness, Quality, Professionalism, Value

Paid a large sum of money for a subpar living arrangment, including such issues as - No hot water around half the days I would use the shower room. - No heating for a prolonged period - Was never provided with the details to connect to the home wifi, meaning i'd have to provide my own mobile network. - Deductions from my deposit that are absolutely unreasonable, including £30 for BLUE TAC MARKS. Charged for using bluetac on a small part of the wall. Absolutely joke. Do not rent from these people. They do not have your best intrest at heart and are looking to make money from uneducated students who do not have a understanding of renters right and what an agency should be providing. There are better places, just keep looking.

I would warn anyone before having dealings with this company. Our son and other students rented a property from them - there were lots of problems with the house, which we thankfully took photos of. We only took photos because the previous tenants warned us they had struggled to get their deposits back - unfortunately we only learned this after we had signed the lease. We each left them £500 deposit (which seemed quite steep, they held onto £2500 of our money for months) and then they refused to return this to us at the end of the agreement (this was during lockdown too, so no one had been in the house for months - we asked for a rent reduction, but that was refused too) They stated that house repairs had to be carried out, when we had photographic evidence to the contrary. It was sent to dispute and we received £450 of our original deposit via the ombudsman. We learnt that this has happened to lots of other students too. Refusing the return a deposit payment, the matter going to review, then months later receiving all or almost all of the deposit back. I don't think this behaviour is acceptable and I hope this review will stop you going through what we had to.NegativeProfessionalism

Students: Never rent with purple frog! check the 5 star reviews- Landlords. Purple frog have responded to just 1 of my 16 calls this week, they've broken promises to fix the fencing on the house, and they've made renting as stressful as possible during a pandemic. Purple frog couldn't care less about the black mould in the house (photos below), the lack of fences, the lack of room keys, the broken boiler etc.... DO NOT MAKE THE MISTAKE OF RENTING WITH THESE INCOMPETENT JESTERS!NegativeResponsiveness, Quality, Professionalism
