STUDENT: If only I could do 0 stars... I wouldn't trust this place, we sent in a dispute for the £300 we were charged to clean a bathroom in SEPTEMBER 2020.. I am still trying to sort it out in February 2021. They sent us photos of a different property claiming it was ours despite us sending photos of our property to them about 10 times. I have made several complaints for them to be ignored most the time! Very unprofessional, was 'served' by Daniel Callingham, if you count being ignored as served.NegativeResponsiveness, Professionalism

Marcella was absolutely amazing. I’ve had a difficult time in my house & she was so understanding, helpful and made me feel heard. This is so important to me and she’s made a very stressful time for me a lot more relaxed and positive. She is a credit to Purple Frog.PositiveResponsiveness, Professionalism

No matter how desperate you are, trust me, you are not desperate enough to rent from purple frog. The property we moved into was not cleaned and we had lots of maintenance issues throughout our stay which were either not responded to or took forever to get a response. To top it all off, they're currently trying to steal our deposit. 0/10 would not recommend.NegativeQuality, Value

Agent replied

Hi Evangeline, thanks for your feedback. I can see that we had professional cleaners clean your property at the start of your tenancy. We are obviously not trying to steal your deposit. The checkout inspection reported issues with the cleaning at your property when you moved out. If you aren't happy with the charged then you can dispute them with ourselves; if you are not happy with that resolution you have the option of using the arbitration services of MyDeposits. If you're like to discuss this further, I'd be happy to help, you can reach me on patrick@purplefrogproperty.com

I would give Purple Frog Nottingham 0 stars if possible. We naturally expected to move into a clean house but the only clean parts of it were the oven and the bathroom. We spent 2 full days making the house hygienic, the amount of dirt and grime we removed was DISGUSTANG. We removed blue mouldy chicken and pasta from behind the oven. The biohazard fridge stank out the whole ground floor of the house; after emailing Purple Frog 4 times over 2 MONTHS to clean it properly, we gave up and cleaned it ourselves. Purple Frog never sent us an inventory of what was in the house and its condition. We quickly realised our landlord was playing a blame game with Purple Frog just to deflect problems instead of solving them. Instead of being able to ask the landlord directly, there was a chain of contact from our property manager, to maintenance, to our landlord and to his technician. This could take a month with no guarantee of anything ever being fixed. Generic copy and paste emails with typos, not reading emails properly, taking ages to reply or not replying at all, and constantly forgetting information and asking for it again were proof of lacking professionalism at Purple Frog. Contact about deposits is not allowed until 28 days after your contract ends, when they say they’ll have sent the deposit return form. After complying with Purple Frog’s process and reminding them by email, we rang the branch nearly two months after moving out, and they admitted to FORGETTING ABOUT OUR DEPOSIT. Our contract said that we should leave the property in the condition we found it; while we were tempted not to clean anything, we decided to spring clean the whole house to make sure we got the full deposit back. When we finally got the deposit return form, we were horrified to see charges of £255!! for cleaning our small house, even when we left it spotless. Other reviews show that this is standard practice at Purple Frog. Highlights included £15 to clean the hob and £20 to hoover the 2 sq m of carpet on the upstairs landing; daylight robbery. The statement was full of errors and Purple Frog never provided a receipt to show that the house was actually cleaned. We disputed all charges and (as always) gave Purple Frog ages to respond, but they LOST our deposit dispute in their system. When we tried to use Mydeposits, we realised we had never been sent a deposit protection certificate. Our deposit was never protected, Purple Frog never proved otherwise and this is ILLEGAL. They have already been investigated by UoNSU for their deposit return process, but clearly nothing has changed. Thankfully, after involving the SU and threatening to report them to The Property Ombudsman (for the third time) they agreed to repay the full deposit, two and a half months after we moved out. To summarise, Purple Frog will only do something for you if you threaten to report them to The Property Ombudsman (though this is very difficult in practice), involve the fantastic people at SU Advice or threaten legal action. They are dishonest and despicable, and we wasted so many hours emailing them to exercise our basic rights as tenants. SHOUTOUTS: Our maintenance manager: Credit where it's due, they did help us solve a few maintenance issues, (mainly dangerous things like an out-of-date smoke alarm and a recalled tumble drier), but they were mostly unhelpful, dismissive and unprofessional. Nottingham Branch manager: How they can preside over such a dysfunctional team of staff is beyond me. The blame game where information is lost in translation from one team member to another is just exhausting for tenants. In any other self-respecting business, this manager would be sacked for overseeing this level of customer service.NegativeResponsiveness, Quality, Professionalism

The worst scamming company to go to. For future ref take videos before moving in. They will take cleaning payments for a strand of hair left on the sofa and take picture of it and say the area was not cleaned. Emma is rude and so is other members of this establishment. They scam student. Case closed. Bye.NegativeQuality

I've been with purple frog for just over a year and their service overall has been quite poor. They seem to make a lot of empty promises when it comes to resolving maintenance issues. In my case there has always issues with either staff unavailability or confusion with the contractors. Although, I encountered some helpful staff (rarely) for the most part my experience has been horrible and I WOULD NOT recommend Purple Frog to anyone. Purple Frog, sort yourselves out and do better.NegativeResponsiveness, Quality, Professionalism, Value

If you are forced to rent with Purple Frog (which I wouldn't recommend), ensure you photograph every square inch of the property when you move in, and after you've cleaned and vacated. Make any maintenance issues known immediately, and keep an evidential log of every communication you have with them. If not, you will not get your deposit back. We were charged for 1) A stain on the underside of a mattress that we never spotted throughout our tenancy 2) An alleged washer/dryer blockage we were never told about until they were charging us for it 3) and general cleaning of much of the property, in spite of our having cleaned it already within an inch of its life. Purple Frog are one of the biggest renters in Brum, and, chances are, you might be forced to rent with them. Just don't make the same mistakes we did.

Purple Frog have been excellent throughout 2020-2021 as our student letting agency. While we had initial troubles when moving in with responses such as to do with the wifi (but then again it was during the pandemic), any other maintenance issues were resolved quickly and efficiently. As a student the biggest fear is having a student lettings agency which let you down but Purple Frog have been great in most aspects. A notable mention has to go to Marcella Standen who took over our property halfway through the year and has been so brilliant in her role and has been so friendly and helpful with any inquiries we needed answering and made the moving out process enjoyable and a lot less stressful! Without Marcella, the experience may not have been as easy going, so a big thank you! I highly recommend all students going from first year to second or second to third to go with Purple Frog as they will be extremely valuable in helping you with your property. Thank you Marcella and Purple Frog!

After keeping the house in a perfect condition and not even sending us an inventory form, Purple Frog kept our deposit over a prolonged period of time and then made ridiculous and unfair deductions. Do you feel good about taking money away from students who are already poor?

Sam · 23 August 2021 · Purple Frog Property Nottingham

Agent replied

Hi Sam, I am sorry to hear that you are unhappy with the deposit deductions you have received. Firstly, I would just like to clarify that Purple Frog Property and the Landlord do not make ANY profit on deposit deductions. All deductions are paid directly to our contractors for cleaning and maintenance. We appreciate that you had kept the property in a good condition throughout your tenancy, however, upon your final inspection, it was noted that cleaning was required in several commonly missed areas, including the internal windows, dishwasher, washing machine, extractor fan and dryer. I can also see that the bathroom required a "Deep Clean" amongst other areas of cleaning required. Everyone has different standards of cleaning, unfortunately, we have to be thorough with new tenants in mind. High standards are especially important during a global Pandemic! We have pages of information on avoiding deposit deductions on our website and we send several emails leading up to the end of your tenancy with information on how to get your deposit back swiftly and we even provide an extensive checklist for cleaning, which details what we check for on our inspections to give you lots of time to ensure the house is in tip top shape when you depart to avoid additional cleaning. We understand that deductions that you did not expect can be frustrating, however, we do not want to take money from deposits, it does not benefit us, it can often tar a good relationship with our tenants, gain us bad reviews such as this one and it takes a lot of time and effort to arrange contractors and deal with paperwork. It would be advantageous for us to not make any deductions, but unfortunately, this often cannot be avoided if extra cleaning is necessary. Thank you for renting a property with Purple Frog Property. We wish your experience could have ended on a more positive note. We wish you all the best with your studies! Team Purple Frog.

These are a bunch of genuinely intrinsically horrific human beings. No matter how good the house may look, how cheap it could be, and how amazing the area, it won't be worth it. Do yourself a favour and look anywhere but here.

They tried making deductions from our deposit despite making an itinerary during our move out inspection. I was the only tenant present during the inspection and unfortunately the young girl let me take a photo of her itinerary of charges which I signed so when they tried charging us later I had evidence they were lying. So for this I would not recommend

Dear James Sorry you aren't happy with our service. I can't see you on our tenant database, so I'm not sure what we've done wrong. Please could you email me at james.mason@purplefrogproperty.com with some information about what's upset you? Once I have more information, we can see if we can set it right for you. I look forward to hearing from you. Kind regards James Mason
