The levels of their incompetence and complete disregard for their clients is hard to believe.
Once they have your fee, good luck having any further meaningful interactions with them.
Over 6 months into our tenancy and we are still waiting for all the work that was meant to be done before we moved in to even be started. The boiler doesn't work properly and sounds like a plane taking off whenever it is on, we are missing curtain rails and curtains, multiple light fittings don't work, the freezer doesn't work, the banister is going to give way any day, the list goes on...
The one time they came to do anything, half a room was repainted in a different colour to the rest of the room, which has yet to be fixed months later.
We contact them constantly, and get passed around from one person to another, but no one ever does anything at all.
Avoid like the plague.

They do not care about the tenants but just about the money.
I am living in a flat in Clapham junction which has many big problem such as mould and old boiler that it doesn't work and waste energy and water. The agency never helps to fix any of this serious problem.
Bad experience ever.

GoogleHonestly the least professional people I’ve ever had to deal with. They lie to get you in a property, they don’t care about issues when you are in. They are happy to rent out sub-par properties and take your money. They are inept, they should be embarrassed and ashamed about the service they provide, but I get the impression that they arn't. Avoid at all costs. I've had to get a solicitor.
Can only post this with 1 star but they don't deserve that.

GoogleTerrible & unprofessional. The only reason there is one star is because the site won't allow less. It was extremely hard getting my deposit back even though the landlord intervened several times asking them to return it (in person, by telephone and in writing). Each time a different excuse was used -a different person needed to be spoken to, there was no record of the request, the message was required in writing, the message in writing had gone to someone who was away, or it was impossible to transfer the money over a weekend. At one stage one of the people I spoke to seemed amused by the stress and hassle. It soured a previously good friendship with my landlord developed over 6 years.

From failing to provide an inventory at the beginning of tenancy to failing to release the deposit despite pleas from myself and the landlord (still not releasing the full amount almost 7 weeks after vacating the property), the whole debacle has been painful and tiresome. Avoid at all costs if looking to rent.

GoogleAWFUL. After another non-response from a chase email, I was told "oh, I wasn't in that day" - not how emails work! They wouldn't release my reference letter when I wanted to move out. The website's legal email does not work. No one provides their telephone contact numbers so you can't chase anything. Rude, unhelpful staff, extortionate fees, deliberately obstructive, incompetent.

When I met with Ed from Portico he pitched me hard about the benefits of working with Portico and in a changing market he lived up to his word.
Within roughly 8 weeks of marketing the property I had accepted an offer from a very good buyer. His colleague Charlotte was exceptional, punctual, and completed her tasks at a very high level for a professional only three years into the industry. I take my hat off to Ed and his team.
I never felt Ed sold to me, preferably I regard Ed as someone who advises me regarding property and in the future I would 100% call Ed and ask his advice regarding property in London.
He is a good man, someone I trust, and his team should be regarded as property advisors.

GoogleI recently purchased a property advertised by Portico, with the assistance of their Sales Manager Lucy Adamson. One thing that stood out most during the entire process was Lucy's honesty and integrity - it was like a breath of fresh air!
I had been looking to buy for more than a year and throughout that time, Lucy proactively kept me informed about the new properties, progress of my offers and provided honest and frank feedback when my offers were unsuccessful.
I was also impressed with Lucy's professionalism throughout the process. She not only suggested properties that were specific to my requirements and budget, but also organised viewings at a time convenient for my parents and myself, which sometimes meant that she had to stay late or come in early.
I have also come to appreciate Lucy's frank and considered opinion and her focus on doing her best for the parties involved. In fact, before I made the offer on the property that I eventually ended up buying, she discussed at length with me my personal circumstances etc. so that my offer could be presented to the vendors in the best possible manner. In my view, her thinking and feedback in that respect was critical in the acceptance of my offer! When my offer was accepted, she was always a step ahead in informing me and coordinating with various parties so that everything progressed smoothly.
Portico and Lucy also had a good network of support services such as financial advisors etc. In fact, when I had an issue regarding my mortgage, she suggested that I contact their financial advisors, who were then able to get a mortgage specific to my requirements.
On the completion day, I received a bag of goodies and a bottle of prosecco from Portico to welcome me into my new flat. The bag also had leaflets of local services and other important information. This was a nice gesture on Portico's part!
Lucy was also very kind and respectful towards my parents who were visiting from India. My parents still remember her and had sent a "thank you" present for her from India recently - I think that is a testament to her personality and affable nature!
It would not be an understatement to say that had it not been for Lucy, I would not have been in my lovely flat!

They take weeks to reply to queries, have let people in to the property without prior agreement, are exceptionally rude and extremely unhelpful. We received the flat in a filthy condition. Our deposit has been withheld beyond the contracted time at the end of the tenancy. Avoid using this agency - tenants and landlords!

GoogleFew thing in life has been as difficult as dealing with this agency, and this is coming from someone who has dealt with the worst imaginable bureaucratic agencies in even third world countries. DO NOT RENT FROM PORTICO IF YOU WANT TO BE ABLE TO TRUST YOUR AGENCY OR VALUE SERVICE.
The only reason for me waiting this long to submit a review has been of pure fear to not get my deposit back in full, which should be a completely unjustified fear to begin with considering I’ve always paid rent on time and left the property in impeccable condition. I am deeply sorry for anyone who I could have helped and warned and couldn’t get to in time.
I rented a property in Islington from Portico with 2 of my friends in February 2016 and we signed an 18 month contract. Due to unforeseen circumstances, I had to move from the UK to Sweden December 2016 and find a replacement for my part of the contract. Luckily one of my friends wanted to overtake the contract.
We notified Portico in November 2016 and received a cumbersome 6 step plan as well as a penalty fee of 250 GBP. The steps are pretty standard (employer reference, landlord reference, credit check etc) but do not expect the agency to in any shape or form be helpful or cooperative on collecting the documents or in the actual referencing process. And if they can’t get the paperwork done in time, as nothing will ever be handled with urgency or care if you’re “just the tenant”, there is nothing for you to do but to wait another month as all replacements must take place on a rent due date (30th of every month). By December 30th they had still not finished the “referencing” which meant that we had to wait until 30th of Jan to make the replacement on paper. I left UK right after Christmas and had it not been a friend of mine that moved in I would have had no control over the situation whatsoever. The fact that I was moving overseas made no difference for Portico to speed up the process. I encourage you to keep this in mind if you do not know the person replacing you very well as you can expect no help from Portico.
Portico has also asked the new tenant to pay their share of the deposit and a months rent, well in advance of the 30th Jan, even though we have asked to manage this internally. This means that my replacement has paid the deposit to Portico and that they have also had the pleasure of holding on to my deposit for nearly 2 months since I moved out. I have spent a month trying to chase the agency from Sweden to make sure they are actually trying to make the replacement happen and pay me my deposit back and I am EXHAUSTED. I am so tired of our case changing handling administrator every week, trying to call and pin down a new person every week who never answers me, leaving voicemails that no one answers, and sending e-mails where I am forced to CC in the property owner hoping someone from Portico replies (apparently a service element is added if you are the letter of the property). All of this while waiting overseas for a substantial amount of money that I am yet to see and frankly concerned that I never might.
Our frustration over the lack of ownership of the case and service has been communicated through email from myself, the remaining tenants, the replacement tenant as well as the landlord (we happen to have a good relationship with him as we have had to/preferred to deal with him directly rather than going through Portico whenever possible) on several occasions but this has made no difference. What should be a simple procedure of replacing a name on a contract has turned out to be a stressful and anxious scenario for paying customer and, from what it seems, rocket science for Portico. This is not OK Portico, you can at least pretend to make an effort. It is outrageous that you actually charge people money for the service you fail to provide.
I would strongly advise anyone considering to let or rent with Portico to AVOID IT ALL COSTS. Unless you don’t mind paying for being treated like absolute dirt.
