Quite frankly AWFUL - AVOID Good to start with, found a tenant quickly, then the fun starts. Opted for ‘fully managed’ to let my flat, promised it would be minimal interaction and everything was looked after for just 12% of the rent. Took 3 months of them trying to say the boiler was faulty to work out it was turned off, then the radiators were faulty - they were turned off at the valve. Neither of which they could work out themselves, which is strange for ‘property managers’, so they send engineers out at my cost (circa £100 each time) to attempt to resolve, also with no resolution. So I go round and turn both on in 2 minutes!!!!! It’s been let 9 months, on 3 of those months I’ve had to contact them after a week or so to forward the rent, various excuses given. Requested that I repair or replace some of the tenants furniture - the property is let unfurnished. Also insisted I replace lightbulbs, Saying it’s UK legislation - I did some research, it’s not!!!! Literally just bare faced lied. They’ve served notice to the tenant without being instructed to do so after I asked how I can sever my relationship with them, and are now insisting that if the tenant stays in the property and I don’t renew with them I am still liable for fees to Oaks. As well as one individual insinuating that they are likely to increase the fees 🤣 Absolutely no will to discuss their poor service or take any responsibility, they literally just want your money. Ive met the owner James as I bought the property through them during covid and on the whole they were okay. The lettings department however. Avoid, avoid and avoid again!!!!!

Really disappointed - I called Oaks asking them to come and do a valuation of my property. Josh put an appointment in the diary. He never showed. When I called the office after waiting at my property for him to come, Yousef apologised profusely saying that there’s no record of the appointment on the system, perhaps it hadn’t been saved properly or something. He booked me in again (after going through my details on the phone for the second time). He never showed. I managed to send him a message asking if he was still coming which was forwarded to the office so they called me. They apologised profusely stating that Yousef was unexpectedly out of the office. Is there no system in place for when a member of staff is “unexpectedly out of the office” to check their appointments and call ahead rather than letting customers wait around and waste their time? Considering this was the second time this happened, I was expecting to be really looked after and fussed over with the second appointment - hence the disappointment level when it was another no show with no communication.

James, Gabriel and their team at Oaks in Addiscombe are a breath of fresh air in an industry which is saturated by companies and individuals who are dishonest and misleading. They handled the sale of our property very efficiently and professionally. They were a pleasure to deal with at all times. Unlike some of their larger competitors they keep you updated and informed regularly. Their transparent approach and sound advice was most welcome. It’s a shame that Gabriel is an Arsenal supporter but you can’t have it all I guess!

The team seems to have a good relationship with the landlord so it was easy to organise the works that were needed. My experience with oaks has been amazing. Although they initially did my valuation i went with Annother estate agent which a friend had recommended which was a bad decision. However James kept in touch,once out of contract I moved over to Oaks. Michael and sol came to view the house and asked questions. Viewings started relatively quickly and frequently. I received an offer not too long after. Michael held my solicitors to task. He frequently emailed them and kept me constantly updated.The whole process moved swiftly without any issues. These guys would definitely be great to sell a house with. However as a buyer I feel that they create a real 'crabs in the barrel' situation with their group viewings. You cannot enjoy the space when you've got other bearded hipsters offering £50k over asking standing by you. When they have little interest in a property they call you and want feedback, when they have a lot of interest they drop a buyer like a stone.

Oaks Estate Agents Tulse Hill were absolutely fantastic, I can't recommend them enough. Really detailed knowledge of Tulse Hill, the market and were astute in monitoring how wider trends were playing out locally. My house was a particularly hard sell because of it's location, and the market falling off a cliff in 2023, but Jonathan, Harvey and Conal put an insane amount of effort in to get me sold. Their communication was brilliant and they consistently got buyers through the door. Oaks were decently priced and they didn't hard sell me or overprice my property; and were completely honest about the process. Decent people who are good at their jobs! They found me the right buyer, and their instincts were spot on, every time, they really really know their stuff. A safe pair of hands and you know they will get the job done. As it was the first time selling a home, we struggled to know where to start as even choosing an estate agent seemed daunting. We met with five in total, but once we met Jonathan the search stopped as we really liked him, liked everything he had to say and he gave us a competitive quote! Selling in mid-2023 was a really difficult time in the market, and selling an ex-council home always comes with a few extra factors to worry about, but I was so happy we went with Jonathan and Oaks to sell our flat. Communication was great, we were always given plenty of warning for viewings, and we actually had two offers that we were happy with. Jonathan and Conal were always polite and friendly and the whatsapp chat made it easy to get in touch. I also found Jonathan a calming influence in the later stages when I was feeling anxious about a few completion delays. All in all I wouldn't hesitate to recommend Oaks to anyone selling a home.
