No complaints - and some really helpful staff

We have owned a Linden home for nearly five years in Devon. I have to say they have always been very fair and good. The reported snags were dealt with and our customer service contact, Barry, was truly excellent. We later had some paperwork issues in conveyancing and I cannot praise the Exeter office staff enough, especially a brilliant lady called Karen. They understood our difficulties and helped us sort them out really quickly. So I have no complaints- and the people we dealt with were always really helpful.

Bought a new build in Washington 5…

Bought a new build in Washington 5 weeks ago put us under great pressure to get the completion completed threatened us with taking the deposit contribution when it was out of control. Completed the exchange on the 15th of July had problems from day one with carpets, snagging issues that have still yet to be completed, the quality of the finish is very poor. Once they get the money off you they are not bothered and don’t care afterwards. I would avoid buying from this company if you can.

Houses are very small and the show houses have small furniture to make the rooms look bigger. The build on these houses is dreadful and cheap, I have no idea why people would buy one. Much better options available in terms of quality builders.

Bought a house off them just under 2 years ago just before Christmas and they rushed it through so the bosses got extra an bonus.Been emailing them for well over a year now about our garden been uneven, sloped and rocks sticking up through the turf. Have been told people are coming to look at it and they haven't, we have been told they are going to sort it and then they haven't.Now they are saying that we signed off on the plan for the garden which we have never seen.Needless to say we will never buy a property from them again.

Things are improving.

Things are improving.When this company’s top people become aware of their problems, they do to do something to improve. I’m happy to see things are improving.My experiences with different departments of this company are different. In general, the site workers and site managers are good. The Customer Care Dept. is sometimes careless. They can help for small easy things but refuse to help for something trouble. The front-line Sales people are lazy. They just try to avoid doing things to help the customers. They have no sense to improve their company reputation. I don’t say they cheat but sometimes they tell small lies to avoid doing things even that’s their responsibility to their company and to the customers.

2 weeks later I've still not heard back about my offer

linden homes. bovis homes. vistry. they're all the same owners and merged into one big mess.bovis homes, vistry. they're all the same. I gave an offer for an apartment at brunel street works in canning town and it took a week of chasing to hear back with a counteroffer. Within 30 minutes I replied - this was 1 week ago. How pathetically lazy do staff need to be? and how useless are the people employed here that this is how they act when they are trying to sell a property...NOT a property they've sold and now don't care about. This is them not caring about selling the property in the first place. Talk about a red flag. If this is the pathetic level of service when selling imagine what it would be like in the aftersales.I've had to chase these clowns and no one came back to me. No one chased. No one bothered. Then 1 girl responded saying she'll chase up an answer on Monday - it's now Monday evening. I don't know who the bigger fools are - the staff or the people running it but it's clear the employees just scroll on Instagram and pass time until they can go to the pub. hands down the biggest disgrace I've come across in property and customer service

Linden make poor business choices in using First Port!

We moved into our house in Oct 2018. We were full of praise for them getting us in so quickly with very little hassle. However, things since then have gone downhill. For one the property management company that has been used, First Port are beyond awful. Have charged us extortionate rates for very little maintenance. Two weeks after moving in the pavement slabs outside the house were broken and have never been replaced. The groundwork only seems to be a half-hearted tick box exercise and play parks never created. When called they never ring back! The house itself is what you expect from a new build with cracks emerging everywhere and doors and windows that are becoming increasingly difficult to open and close. When called to discuss this, was told this is due to the weather. Last time i checked we live in England and temperatures especially in Cornwall move very little. Poor!Linden, you should be ashamed.

Absolutely delighted with our new build home on the Kirkleatham Green Estate.Ben was more than helpful from the start to completion. We had a couple of the normal stresses but Ben seen us through it. We have been in the new home just over a week and already it feels like home, and we made the right choice.Like to give a mention Karl and Michael the site managers ,who have been fantastic with a couple of snagg issues that got dealt with promptly. very pleasant and approachable guys .Heres to watching the site grow and prosper.Darren &Lynsey

Hanstead Park - Bricket Wood now owned by Bovis Vistry. Still ongoing problems and issues with quite a few houses on the development. Trying to get snagging sorted is a nightmare email customer services to wait weeks to get anything sorted - or is that proving how many properties have snagging issues that they can't cope with the problems. Seriously need to sort out existing problems before selling anymore houses on this development. if buying here make sure you get a professional snagger or a good tradesman that knows what to look for. Take this as a warning !!!

Very little care for customers and their experience

Some very poor finishing on our London flat exacerbated by sub-standard work to address way too many snagging issues. Months waiting for problems in communal areas to be resolved (still waiting). A meeting to discuss outstanding problems diarised at the convenience of and by their SMT not attended. No explanation or apology and four follow up messages (email and phone) about the missed meeting completely ignored. A company which seems to care very little about its customers and their experience.

Look out for details and their Partnership with FIRST PORT

Homes are nice looking but look out for the details that are rushed and scratched windows which you may only see when the windows have been cleaned (they take no responsibility) Many of their workers do surface jobs ( I found rubbish behind floor boards ie. empty cans/silicone tubes). One of the building managers however, was great and tried to help as much as possible to individual flats as he acknowledged some issues, but seems the HQ is far off and disconnected to their buyers.Another reason to consider buying from Linden, is their partnership with FIRST PORT management firm. I suggest you read the comments about First Port and note what you sign on when purchasing as they will send you invoices for little things without explaining what it is and suddenly paying almost double of what you signed up for. It is a nightmare to deal with and not worth the hassle of expensive service charges where you are better doing everything yourself with your neighbors.

Unkept sites

I had called to try and book an appointment at the Salisbury development, was promised a call back 2 times, never materialised. So myself and husband took a drive out to the estate to have a look. We drove round the entire estate and it was awful, overgrown with weeds growing through cracks in the roads, on peoples drives and pathways. I initially thought someone had thrown paint over some of the doors, however it transpired the paint on the front doors to new builds was peeling off.If the developers don’t care about keeping the site looking it’s best to sell properties, then I feel they certainly don’t deserve my or others peoples business.I haven’t even seen inside one of these properties, and I certainly won’t be going back to view even if they did ever manage to pick up a phone to return my call.

Awful builders and customer service

We bought our house two and half years ago. We had the usual snagging problems but in the last 3 months we noticed mould in the utility room and downstairs toilet. A plumber initially thought it was a problem with the toilet and how it was installed. However, after much investigation work it turns out it is to do with the waste pipe for the washing machine which is 3 foot underground. When Lindens built the house, the pipe wasn’t installed correct and has caused a slow leak. This leak has gone into the skirting boards downstairs, the stud wall in the kitchen and underneath the flooring. We’ve spoke to Lindens but their response is that as it’s over two years ago, it’s nothing to do with them. Despite the fact that the report confirms that this has been ongoing since we moved in for it to cause the amount of damage it has. Lindens advice is phone NHBC but they say it’s Lindens error and to speak to them! This has forced us to go through our insurance company who are rectifying it but also taking legal action against Lindens. We need to have all the flooring downstairs taken up, a trench dug in the kitchen to reach the pipe work. A stud wall taken down, skirting boards replaced and downstairs toilet removed and replaced. This problem is just unique to us (it appears). However, the state they have left the site in affects everyone on the estate. The last house was built two years ago. It took 18 months after that the surface the road. There is still the roadwork signs, comes, metal fences and a skip on the estate. It’s just an eyesore when you drive onto the road. The customer service team need some training in empathy, understanding and how to speak to customers. You think they would be so sick of the complaints that they would change, but obviously not!!

So glad I picked Linden

The team at Linden have been friendly, knowledgeable and supportive during the entire process. I experienced a lot of delays selling my previous property but Linden have been extremely understanding and patient. My main contact, Danielle has been an absolute rock, she explained the process in detail, helped me select my fittings and kept me calm when I was stressed about the sale of my last property. The house is wonderful, obviously there a a few minor snagging issues but that is to be expected when you buy a new build. The on site team are really quick to responding to any issues I've had, for example, my garage door was not latching correctly and they were here in less than 24 hours to fix it. I'm so glad I chose to go with Linden, I'd visited a lot of new builds before I made my decision and they are by far the most friendly and organised.

Appalling customer service!

Bought our house off plan after seeing show home. Great design so we loved it however. Quality is appalling, issues run into the pages of snags. Issues continue to pile up particular quality of build and longevity of the house. Keen to build as quickly as they can and cut all corners including handing over the land and estate to a management company before it is ready. We end up paying for maintenance of land that is not ready. All this was after the house was built wrong, not to plan… alarm should have rung but you believe they are actually able to build houses as that’s their sole purpose!

DO NOT BUY FROM THIS COMPANY!!!! They miss sold us our property!! We moved into our linden homes house 3 years ago now, paid full price and was sold a house with sole access to our drive, we had over 200 snag issues on the house including structural brickwork issues. So Lindens agreed to pass us the access road to our drive in compensation for all of the problems, 2 years down the line they have inserted a gate onto our neighbours property creating what was sold to us as sole access into a communal access which means we get frequently blocked in or out of our drive daily and creating a whole world of problems for us! We explained to lindens that not only if this very frustrating but this is dangerous for us as our daughter suffers with life threatening seizures so we need clear access at all times! As usual they just don’t care at all!! They have now backed out on their deal with us, haven’t completed any of our snag issues, this was supposed to be our forever home and they have left us with a drive that we are blocked into daily, and a house that is falling apart, we are living in complete misery! Even after legal action they are still refusing to fix the issues they have created,Customer service is shocking And the salesman are liars! All this company cares about is your money!

After waiting 2 months for a plot to be released & weekly contact with the sales team. The plot was given away to someone else without being released. Explaining construction

Hey guys seen alot of issues raised as a construction worker myself, I van see that the main issue isn't what linden deal with unfortunately they have to bring in plumbers brickies and the general finishing of the builds. As to play Park review I was looking at a house myself if you actual drove down the road you would of seen it, do apologise for the rant just saw alot of bad feed back which isn't there fault if you moved on the frist block of houses and there's issue then they have to get in touch with each individual company that the issues fall under. They can't help time deal on this point
